    I really like this floor plan it's similar to my current home but I have an extra dining room and office on the main floor and 4 Beds upstairs and 1 legal bed downstairs and about 4K Sqft basement included 😊

    Thank you for this floor plan series. It's really informative. How about an in-law suite option that was still attached to the rest of the home, not rented out, really for my inlaws, would that still cost 30k to be legal? Much appreciate you sharing your knowledge and expertise! Cheers!

      Most people in my market would turn the basement into an unauthorized 1 or 2 bed unit. That would probably cost $30K. If you wanted to do it with permits from the city, double it to $60K+

    One thing I do not understand in virtually all new homes is the size of the living room compared to that of the family room. It seems backwards to me. Most families have 4 to 5 members. Assuming they are all together, which seems a rarity, the informal space seems too large to be comfortable. The formal living room, most likely to be used when guests are in the house, seems too small for hosting gatherings. Then there is the lack of a proper dining room. I love hosting dinner parties. I will not have my guests sitting at a table with Irish linen damask, bone china, silver, and crystal looking at the mess accumulating as courses are served.
