    I could imagine a lender's reluctance given potential difficulties assessing an HOA's viability let alone dealing with a slew of them. So many stories of HOAs loaded with corruption, waste, and price increases bringing tears to your eyes.
    I think Big Sky area homes tend to have one HOA and their monthly HOA fees are insane with run of the mill 30 year old condos fetching over $2k per month. Maybe the greater fool theory is in play?

    I wouldn't want to have to ski in to a 14.000 square ft, Seven bedroom, 10 bathroom 16.9 million house with all the furniture on my sled

    You missed one of the biggest items. Two years ago fire insurance premiums in Whitefish skyrocketed for multi family units. Our premium went from $450 a year to $4200 overnight for less coverage! We listed and sold but lost 2 deals due to the higher premiums.

    It’s gorgeous but too expensive.
