Let me start off with something positive, I love the way you took a box, cut a corner off and then rounded it and made that the outdoor space. Makes for a grand entrance. Now for things I think could make the home better and maybe even help it meet code. Lack of a back door, the laundry area provides you with a great place to put a rear exit to a backyard space where a nice covered patio area could be placed for the Grill and other amenities that are often put in backyards spaces, just replace the window with a door. Bathroom 2 looks to be a guest bathroom, I am not a fan of bathroom right off the kitchen the smells associated with them tend to not mix well with cooking smells... but if you need to have it, the make it smaller and only have the toilet and sink in there for guest, make a walk in pantry with the unused space. That office space is also misplaced, you could use that huge empty space in the main bedroom for an office lounge space. Besides, the bedroom area where your kids are should not be mixed with an office space, if you plan to have clients in and out of that area, but I understand that many people work from home, and having an office space where you can keep an eye on the kids is a great idea, as long as you can keep the noise down for those important discord meetings. The Fire place is awesome, but I dont think realistic, as it should be the main pillar of the home and should have the stone work meet the floor on each side. I have to admit I do love the concept and design. It is open and airy and oozes class. I like how you made the Kitchen a corner stone of the home its a great design. WELL DONE!

Also, after living in 500sq-- 2800sq, overly large master suites are a waste of space. It's just not used near as much & the space would be better spent improving laundry size, office, & pantry. I like your suggestions. Excess bathrooms are also not worth their cleaning time & long term maintenance.
Thank you for your sharing. I could do better, but my computer cannot meet all those requirements. In the future, I will upgrade my computer and make everything more meticulous.
On the positive side, this house is like a pretty nice. I love the large fireplace inside, but this house requires its own private piece of property. It would not look good in a sub development. My biggest problem is the laundry room should have an exiting door to at least a four car garage on the back
Of the house/. A house without a huge garage is not worth having.
@JRMcDowell I agree with all of your thoughts and ideas. The grand entrance via the outdoor entertainment area is very welcoming and I love the flow from the front door to the kitchen. There definitely needs to be a rear access point and converting that large window in the kitchen to a door would be awesome. However, I would swap the laundry room with the Bathroom 2 while making that Bathroom 2 a half bath only so that there is room for French doors or a sliding glass wall at the rear access. Next, I would remove the Office Room to expand the Laundry Room that would include a Mud Room and a walk in Pantry. I would provide an outdoor access point through the mud room from either a covered parking area or a garage. The parking structure would not extend any further back than the laundry \ mud room so that the views from the kitchen are not obstructed.
I know it's difficult to depict a lot of detail in some of these computer programs but I really like this layout and it makes for a great starting point.

As a retired realtor and someone whose entire career was based on both the commercial and residential industries, I will say that there are a great many things I'd change for practical reasons. However, I will say I appreciate your creativity and vision. Well done.
Yes very interesting design but lost me me on OPEN CLOSET in the master :)
My ideal home. I love this V shape, which was popular in high end areas, in rural Canada before I left. Those homes were larger, but it's everything I have been looking for in a home. Gorgeous, and of course no stairs, which is even better. Nothing cramped or even a suggestion that humans to live in shoe boxes! I like space, this is wonderful.
This has the heading of “small house design”. Over 4 thousand square feet is NOT small…

Whoa! just whoa! This home is so freaking amazing! The fireplace as the centerpiece is dazzling! The Master bedroom is almost 1/3 the size of the whole home. Absolutely amazing! :D
Waste of space. One sleeps in the bedroom. Having a1,000 square foot master bedroom is insane.
@@michaeltutty1540 It's one floor plan of many featured on this channel. Also, speak for yourself. I, however, would love a huge master bedroom. I don't care about a living room or dining area. Not everyone likes the same cookie cutter floorplan layout.
@@Lakota828 The master bedroom is a big statement piece for sure, but all that space used and not even a double sink vanity in the bathroom? Also personally I don't like the open walk in closet design, It is going to look way too busy once it is full of clothes.

Overall, I'm liking what I see. Having said that, what I'm _not_ liking is the patio being the entry point _into_ the house and thus facing the street - unless one finds it A-okay to walk all the way around to the back to enter and/or receive guests.
Also, I'm not liking having a bathroom right up against the kitchen. I would either switch the b/rm and office around, or just have the office and do two b/rms up against eachother - one for each of those two bedrooms...

I lived in Bordeaux Fr with a family. It is a similar foot print, but the area in the center was the backyard with a pool and the bedrooms had French doors that opened onto this area. The entrance was at the corner of the right angle (cut off the angle for double large wood doors. I still fantasize about their floor plan. The master was upstairs with a small office of the first landing; and Fr doors that opened onto a balcony overlooking the pool and yard. (3 bd and an office (my room:) downstairs and 1 up. Solid Mediterranean style of course.

Interesting, at least. So much wasted space and design elements that it is pretty much useless for a family. Better use of space, how about some storage, and it could be a really nice, unique, home. I do love the front covered deck.

you need to turn that big window in the kitchen to a back door to gain access to the backyard. And do another door to the back yard on the opposite wing.
Garage? Impact of setbacks in lot orientation? HVAC airflow? Ceiling height?
Love the design and the outdoor space but agree it should have a back door if not for esthetics, then for safety reasons. Not a fan of the glitz.
Great layout and architecture flow. Using wood heat is good, but in this case it would be to dirty. It's better to use the gas fuel created from a outside wood gasifer unit combined with radiant floor heating. Also the wine shelf shouldn't be exposed to the heated area of this main room, better to have a library there. Just saying..

Where is the garage? Looks like it needs to be a separately built structure.

My small issue is that instead of having 3 bathrooms, why extend the office room to make an additional bedroom into half the second bathroom and leave the rest as a walk-in pantry for the kitchen? You only need one bathroom for your guests, and the master bathroom has its own. If not, then maybe cut into the master bedroom to make an office space.
Thankless water heaters provides and endless supply of hot water plus reduce space needs.
You should consider thumbing through the UCC.
With a porch deck like this it's too bad they didn't install those window door panels that open completely and make it easy access especially from kitchen to outdoor table
For me, 1200 to 1600 sq. ft. and I would have to turn it around and enter from the back yard. There I have an EXELLENT 80 by 80-yard span of land. A 40 yards downward slope into a creek and 40 yards sloping upward on the other side of the creek. About 40, or so, trees; NO NEIGHBORS; NATURAL UNMANAGED LANDSCPING. If I were financially able, I would make it better. My present 700 sq. ft. house/structure/dwelling is live-able, but definitely NOT in the best condition; but I'm thankful just the same!

I think the house has some nice designs, but I want a little wood vs stark white AND did I not see a second entrance. Somehow I don’t think that passes fire code.

You have to have more than one external door in a house. Also, you put the backyard in the front of the house, do you really want everyone who drives up to your house to see what you and your family are doing?

Nice looking but having your patio in the front is not desirable in the USA. Relocate the grill, etc., to the back and it will have more appeal.
Beautiful in concept. Love the fireplace and kitchen arrangement. Too much wasted, ill defined empty spaces. Placement of rooms seems off. I personally don't like the primary suite facing the front. I would want the back garden view.

A practical house needs a back door. You don't want to go around the house every time you go to the back yard.

Nice plan however some issues I see. There is no access to the backyard from the house. How are you supposed to switch laundry loads if both doors are open for the switch where do you stand to do it? The design is beautiful but some logistical issues. Why would you have the wine cabinet in the same room as the fireplace? Wouldn't the temperature ruin the wine? The grill under the glass would make the glass smokie.
It needs a back door or side door
See lots of areas of missed storage, steps could be drawers. And cabinets could be shelves to open spaces up. Just saying...

This house 🏡 is MASSIVE, ain't nothing " tiny " about it ‼️ Also just my personal taste ,it looks cheap
& gawdy with the Golden accents Everywhere, not to mention the White 🤍 Everywhere....it has a children's bed 🛏️ room, I can't see children enjoying a non stimulating environment either, again just my personal taste.

Some things Looks great for me. Entrance, living room and kitchen Looks very harmonic. For the other two corners... for me it feels somehow unbalanced... the bedroom with so much extra Space an on the other Hand two bedrooms, two bathrooms and an Office squeezed together?? Besides I Wonder, If in daily Lifes use, people would Like to be placed with their Back Into the Open room (kitchen Chair at the desk and also in the Office). With the bed in the main bedroom placed as shown, you have to Look at the bathroomdoor instead the possibility to Look Outside ( in case the Outside May be pleasent to Look at) and i Wonder why the Walk in storage part is so big, compared to the room two Kids should Share in the model? The little Green Island in the big bedroom is a great Idea! Ah, and i miss at Toilette near the entrance (Like Common in Germany)
