The deals are relative and not huge discounts. There is room for negotiations on spec and lot premiums. The reality is this is the best time to get a deal is now. Pre election slump and with rate cuts in the horizon prices are bound to go back up. I understand the space between homes. There are options for larger lots up to one acre and there are 143 foot lots.
