    Sir, Good Day! Pwd po pa explain nmn po if u have any idea about retention fee na nakalagay doon sa deductions from loan proceeds para sa pag ibig. D kasi na explain ng mabuti nung developer. Ang laki pa nmn. Thank You.

    bkt po sinasabi ng developer n ngbabago ang price dun s price n pinakitang computation ng mgdwnpayment..ngaun n finish n ako s equity is sasabihin n ngbago ang price,,,tpos sasabihin n disapproved po,,nkakalungkot po at super n nakakapanghinayang ang perang pinagpaguran..

      the moment na naireserve nyo na ang unit, wala na pong changes sa price un. patulong kyo sa agent nyo if bakit naging gnun. sa mga hawak namin, never na nagkaroon ng ganyan. unless sa mga LOI projects na wala pa talgang final price

      Hi sir, since new housing project po ang pinag uusapan dun sa linked video, normally developer po ang nag aapply sa PAGIBIG ng loan application dba po? On that case, sure po kaya na 3-6 mos ang process nun? After po ba ng signing of NOLA, ilang buwan pa po kaya ang iniintay for loan take out in your case sa APEC HOMES?     Ask ko lang po kung made-delay po ang developer sa construction ng bahay paano na po yung process ng housing loan ng mga buyers. Sa ngayon po continues ang pagbabayad po namin ng pagibig amortization sa developer. 1 year po ang pagbabayad namin sa developer ng amortization. Sabi din po sakin ng customer service ng developer 6-7 ang construction nila per unit. Ganun po ba talaga katagal ang construction ng bahay? Tama po ba na nagbabayad na ang buyer ng amortization kahit di pa approved yung housing loan? Kung hindi po ma-approve ang housing loan dapat po ba na ibalik ng developer sa buyer yung 1year advance amortization na binayad ng buyer? Sana po ay mabigyan mo po ako ng sagot at advice na din po. Salamat po.

      6-7 months daw po ang construction per unit yun daw po ang normal. Tama po ba yun sir?. Tapos na po kami ng equity last december 2020. Continues po ngayon ang bayad namin sa developer. Ilang months po ba ang normal construction ng isang townhouse unit kung iba-base nyo po ngayong taon?

      may mga developer na ganyan po ang process kaya dpat bago magreserve ay inaalam na po natin if ganun ang process nila.

      subukan nyo po sa Pagibig pero ang home renovation ksi iba requirements nyan, dpat meron na ung property at irequire kyo ng building permit at sa building permit, need pa ng blueprint (house design) na gawa ng architect at engineer.

    Sir totoo po ba un kpg ni loan mo tru pag.ibig ung unit na townhouse at nahulogan mo na ng almost 4 yrs with 15 yrs to pay..babalik po ba un sa tpc nya?

      what do you mean po na babalik ang TCP? bumibili po tyo ng property thru housing loan, so binabayaran mo po ung loan mo hanggang mafully paid ito. wala pong pinagkaiba na bumili ka ng sasakyan na thru bank loan.

      sa ibang developer. usually sa mga lot only or sa mga higher price na property.
