    yung sa monthly dues balita ko per square meter yung amount na babayaran. kunyari 100 sqm nakuha mo tpos 10php/sqm. meron ka 1k monthly dues.

      Ahh salamat po ahh. Ang sa pagkakaalala ko may 1 time membership fee at may monthly. Update ko po kayo kung magkano yung sa akin

    Hi Sir! As of March 2020, Bank Charges are now waived across all Camella Projects Nationwide. Clients don't have to worry about this anymore. ☺️

    Thanks for the post. In Fil-invest (Marina Spatial), $40 monthly daw ang HOA for only 32 SQM. Bakit ganito kamahal. The real estate agent quoted $10-$15. Once you buy it changes or it doubles.

    installation ng tubig plus member ship ng hoa. 11,500 pataas babayaran depende sa house. May sariling water at cable internet ang camella. mas mahal tubig nila prime water at mahal yung internet nila. P650 din minimum na babayaran sa hoa monthly para yun sa maliliit na bahay like townhouse, mas mahal kapag malaki ng konti. bawal na dun magpakabit ng pldt, globe, DITO, converge, sky cable, etc. kapag gagamit ka ng swimming pool, basketballl, clubhouse babayaran nyo din.

    Too many confusing fees,you need cash?use your house to re mortgage kahit hindi pa fully paid,there is possibility mapapahiram ka ng kung saan bangko ng Canada ka costumer

    Alvin, thank you for the video very informative. Grabe ang charges ano? pagnabayaran ko na ng buo ang property sa Camella siguro papaupahan ko nalang muna ito that way may extra income ako pumapasok at makaka offset din sa monthly expenses. Salamat ulit ng marami.

    boss Alvin, kumuha din ako unit sa camella hehe.. actually kaka sign lang ng mother ko today for loan signing ng RCBC (sya kasi ang atty-infact) ko.. ayun same tayo nung mga binanggit mong bank charges, real estate mortgage, and other charges.

      @@thealvinator3845 sa Camella Matungao, Bulakan, Bulacan po.. mukhang may nagaganap nga na tie up ang camella at rcbc hehehe.. alam mo? nung nag compute ako ng magiging interest ng RCBC? umabot sa mahigit 1.4M din ang kikitain nilang interest haha.. 10 years to pay ako... yung first 5 years nga ay 6.88% binigay sakin.. then after nung 5 yrs mag rerecompute na naman sila.. and for sure mas tataas na ang interest rate, possible maging 7% or 8% depende.... sana wag naman haha, plano ko mag bayad nalang ng CASH, i-fully paid ko nalang ung balance ko para di na mag gain ng interest nila hehehe

      Malaking discounts at charges ang maiiwasan mo pag nagbayad ka ng spot on cash. Pero may mga babayaran pa rin tulad ng Homeowners association membership and monthly fee, yung installation ng tubig at bonds

      Almost parepareho sila. May mga kakilala akong Camella din kumuha at same bank ang loan magkakaiba ng binayaran eh. Yung transfer tax and fees sa iba hindi kasama sa TCP pero sa camella hindi mo na siya iisipin kasi kasama na siya sa TCP

      Yun po yung mga bayarin sa management ng subdivision or village natin. Yun po yung fund kung saan kinukuha yung bayad sa security guards, garbage collection, street lights, club house etc. Magpapatuloy po tayong magbayad until hindi may property tayo sa subdivision, mandatory po ito sa lahat ng homeowners

      sa totoo lang kc nagtatalo ang puso't isipan ko (charot lang) pero yan talaga ang nararamdaman ko😂
      nakausap ko kc si tito ko sabi nya mas maganda auto debit kc may tendency daw na magkaproblema sa cheque at mas malaki interest tapos sabi naman ng kaibigan ko na agent kapag naman auto debit baka naman daw maubos ung laman due to bleach ..

      A ok.. So parehas lang pala.. Actually di pa kami nagbayad.. Nakaschedule na ng turnover and inspection sa january 18 at nainform nga kami ng mga dapat bayaran.. Bale 3k one time membership fee tapos 700 per month monthly dues.. Thanks sa quick response sir.. GOD BLESS

      Thanks din po. I'm glad na nakatulong itong video na ito sa inyo. Ang na-envision ko rin noon ay maraming bangko ang mag ooffer, pero hindi ito nangyari, RCBC lang ang nag offer and I don't have a choice kundi tanggapin ito. If you want to expedite the process, pwd rin po kayo mag apply sa choice niyong bank, may mga requirements lang na hihingiin mula sa inyo at camella. Pero so far, happy na rin ako kay RCBC. :-)

      Alvin, just to give you an update at sana makatulong din ito. RCBC lang din ang tumawag sa akin. Pero we insisted to know kung kani kanino pa ng Camella inendorse ang loan application ko. We found out, camella didnt completed to submit all my docs sa BDO. I dont think meron pang tatawag sa akin ng mga banko miski sabi ng Camella na meron mababagal... hmmmm?!?

      Sakin dn po RCBC tumawag tas wala na.. kaya ako na lumapit at nag ask sa mga bank since malapit na ako mapunta sa inhouse, pinakamababa na interest rate is BDO 5.88% fixing period in 3 yrs. and 6.88% fixing period in 5 yrs.

      Opo madam may extra akong binayaran. Pero may mga kababayan tayong nagsabi na wala na dapat bayaran sa bank charges starting 2020. Pag naapprove kayo sabihin kausapin niyo yung bank na wala na dapat bank charges. Yung APR na lang dapat...

      Usually po hindi na. Pero depende po kasi kung kailan kayo maapprove eh... 2017 ako kumuha. 2019 po ako naapprove, 5% lang po yung rate noon, tapos nung 2019 biglang 8 percent po yung APR na binigay sa akin. Pero OK na po kesa in house financing

      @@wEng143 pwd pong bumaba or tumaas. Depende po sa APR ng banko niyo. Pero usually same or bumababa yung monthly compared sa nakalagay sa computation doon sa unang assessment

    Hello po sir advice na man dyankumoha po ako ng Freya model sa camella sa bacolod tapos unionbank yung bank na binaranan ko pero ang interest 8.25% ang laki sana hinintay ko n lng sa bdo 30% kasi pwede ka approved sa loan, anyway tapos na ako dp sa camella so bank loan na ako ng babayd na ako ng 10 months sa unionbank ngayun, guys I tried to assume n lng yung unit ko kasi laki ng monthly ko 36,508 pay na yan for 15 years tapos parang wlang mag assume, sayang din yung na bayad ko pero ang laki ng interest anu po ba pweding gawin walk out n lng habang maaga?

      Hindi po talaga mairerefund yung mga binayad niyo. Ang mga pwdng gawin is, mag deferred ka muna, pakiusapan mo yung bank na hindi ka muna makakabayad dahil affected yung income mo dahil sa pandemic covid19. Kung ayaw niyo na po talaga, maghanap ka ng kamag anak na sasalo ng bayarin kasi malakilaki na po ang binayad niyo sayang po talaga. Pero kung ikaluluwag talaga at hindi na kayang magbayad, bitawan niyo na lang po kesa mabaon po tayo sa utang. Pero sana maiconsider niyong ituloy, papayag naman yan na hindi ka muna makakabayad

      45k po sir yung akin... Rcbc po ba yung tumawag sa inyo? sa pagkaka alala ko po 1 time payment po yun. Till now wala pa rin po kuryente and tubig. Feb pa daw po. Hindi ko masimulan finishing kasi wala tubig at kuryente. Kakainip na rin sir eh

      The Alvinator ok naman, model house yung sakin. May mga issues na lumalabas kaya pinaparepair ko sakanila. May 1 month warranty kaya sinusulit. Kaya dapat once na maturnover kung matitirahan nyo agad much better para makita nyo ang mga incoming issues! Sakin kasi pinaadvance ko ang water installation. Para pagturnover move in na agad kasi need namin ng bahay! Model unit sya kaya complete na sya with tiles and cabinet

      Actually napapaisip din ako, ang daming fees na para sa akin pareparehas lang. May entry fee, handling fee, registration fee, processing fee na magkakaiba yung bayad eh para sa akin iisa lang yun. Cge isearch ko rin po difference :-)

      @@thealvinator3845 kasi tinawagan ako ng BDO kahapon informing me na approve daw yung bank approval namin. 5.88% rate nila. Buti na lang pinag laban ko free ang bank processing fee na umabot ng 51k. Free of charges buti na lang pumayag ang BDO.

      @@geminikho8904 tabi niyo lang po ang official receipts. May mga promo naman tlg, pero ang nangyari sa akin after ng reservation. Binayaran ko yung down payment ng 14 months.

Ngbyd ng reservation fee tpos after 1month start ng ng DP..na approved nadin ako ni bank UBP po sakin.. Sept. 2018 ko po nkuha hanggang ngaun dpa natuturn over sakin pro sabi nla mga 80% completed nadaw..

    Kamusta po boss alvin ako din kumuha ako ng unit na BELLA sa calamba laguna nakapag downpayment na po ako yung hinihintay nalang is approval ng banko kaso may hidden charges pala balak ko sana bitawan nalang kasi gawa ng nagka covid tsaka humina company namin dito sa japan gusto ko sana kung sino nalang ang mag kuha kung sino may gusto BELLA unit sya sa calamba laguna approval nalang po ng banko 300k at nabayaran ko narin ang 2 months ng start ng 15years kung sinong lang ang gustong sumalo kontakin nyo ako kahit 100k nalang ko nlng binebenta kung sino may gusto at hihintayin nalang approval ng banko RCBC din

      Nakakalungkot naman po ang ngyari. Naitayo na po ba yung bahay? Sayang po kasi eh, yung iba pinapasalo sa kamaganak. Pero try niyo makiusap sa camella or sa banko kung pwdng deferred muna. Kasi nag email ako noong sarado ang mga banko, pumayak silang 2 months or 3 months hindi ako magbayad ng walang penalty. Pero nabayaran ko na rin agad noong nag open yung branch sa area namin at nagopen ako ng account at ADA na lang yung bayaran kasi dati over the counter kami eh. Kung naitayo naman po, parentahan niyo muna para may kahati kayo sa Amortization. I feel bad po sa situation niyo, pero yun po ang msasasuggest ko, makiusap kay camella na hindi muna makakabayad or ipasalo niyo muna sa kamaganak... :-) mahirap po kasi bawiin yung down payment at reservation na naibayad niyo na eh

      Ah oo nga po boss alvin sige try kopo yung suggest nyo kasi hindi naman natin inaasahan na magka covid kaya nagka ganito
      Pero hindi pa sya naipapatayo kung baga natapos ko na yung DP at approval nalang ng banko tsaka 3 months na din ako di nakakapag hulog kasi wala din transaction ngaun pandemic

      Opo may nakausap akong agent. Hindi daw talaga pwd mairefund. Sayang po kasi at lugi talaga kayo. Pakiusapan niyo na lang at maiintindihan naman nila yung dahil sa pandemic na maidefer muna yung bayarin niyo. Hopefully maging favorable po yung situation para sa inyo at maging OK na po lahat. :-) ingat kayo jan sir at God bless
