  • Hey guys! So this is a full tour of my apartment in South Korea. This kind of apartment is called "officetel" here and it has a pretty common layout. It's around 25 square meters and perfect for one or two people. I tried to be thorough but if you have further questions you can leave them in the comments below and I'll try my best to answer!       My 1st apartment was this price and it was a cute studio. That same apartment cost about $1250 per month. It included all utilities except of course phone and cable. It was on a major bus route I loved it but I had to move to help my mom after her accident.

    If I move to Korea I definitely want an apartment like this. Especially I don’t see the point of having a huge bedroom. I rather have a big living room with a space to read

    I been watching a lot of these types of videos recently. I first want to say thank you for inviting us into your home. You have a really nice place and the price is so great. I pay so much so im so jealous lol. I really love how the switch controls lights in the whole place saves time and energy. I like that your shower is separate from the sink in alot of videos ive see the sink and shower are connected. Ive noticed that the storage in many places are so sleek and give so much storage compared to where i live where its to much space but not enough storage included. Omg a coffee cup trashcan I love that and I love your pink things. Your so cute with your plants 🪴

    Thanks to you and your tip about living outside of Seoul I went all the way to Paldang today and looked at 3 officetels near Hanam and chose a loft. Yours was built in 2018 and so was mine. I think you got such a great deal on the low deposit back then cuz after looking at a million officetels in the Gangnam area, I learned a few things. Turns out brand new officetels will run a discount special as soon as they open (like yours). The one that was out of my price range was only 3 million won deposit (less than $3,000) for 1,300,000 won a month (less than $1200) but after that first year, if you want to renew they up the deposit back to what they originally wanted (10 million won which is around $8,800)Those brand new officetels are really stunning with practical features like 3 or 4 burners, larger kitchen with more counter space, sliding doors to separate kitchen and living area from the bedroom, washing machines built in next to the bathroom sink (instead of in the kitchen under the burner), spacious bathrooms with separate shower areas that are enclosed to prevent spraying water everywhere, “step in closets” (not big enough to walk around inside but you can definitely take one large step in), and most importantly built in ceiling air purifiers placed side by side with the AC. So if you look up, you’ll see the air purifier on one side and the AC right next to it. The entire apartment could easily accommodate 3 if one slept in the living area on a pull out. All of that was only 12 pyong (around 20 something meters) but it looked massive. From the entryway, it’s one huge hallway and at the end is the “wall” window. In Gangnam, those windows are floor to ceiling and they are so well insulated and sound proof you can’t hear all the traffic outside. Tons of hidden built in storage space line the walls so you can fit enough stuff for 2 or 3 people easily, but the room looks endless cuz all the cabinets and floors are the same light color. There are two brand new officetels available to rent starting next month in your area, but the deposit for both is 10 million and 900,000 won ($760) a month. That’s a steal cuz the officetels in the center of Gangnam has the same deposit, but the rent is way over $1100.
    After house hunting in Seoul for almost a week, I found a similar loft apartment today in your area and they look almost identical except for the kitchen area and you have bigger windows and it’s probably south facing. Mine has a great view of the mountains but it doesn’t get enough sun. Hard to find anyone who will take less than 5 million won deposit, but sometimes you luck out. Unfortunately I didn’t. Mine was 5 million deposit and 450,000 won a month but with maintenance fees and stuff it’ll be an extra 80,000. I almost got a 4 pyong (size of one average height male with his arms extended) in Shilim for 3 million and 600 a month and let me tell you, it was a no brainer to choose the Hanam loft. Nothing fits in a tiny one room in the heart of Seoul that’s literally the size of a walk in closet (in America). Even a twin bed without a frame would mean “come in and sit cuz now you’ve taken up every inch of available space.” What’s worse is that everyone is placing “privacy partitions” outside windows these days so the building next door can’t see into your room, but it also means you can’t see out. Only the edges or maybe a corner of the sky. I joked to my friend that if I committed a crime and went to prison, I’d have a bigger cell and better views.
    I timed it today. You said it’s a 20 minute bus ride to Seoul, but I guess you meant one of the red buses. I took the regular one. It’s about a 40 -50 min ride to Chamsil and an extra hour or so to Gangnam. (Blue)bus 341 goes all the way to Gangnam from Hanam. Thank god they finished building Hanam station cuz I took the subway to Paldang and it felt like I was gonna die on that train. Had to transfer twice too. Plus you end up at what seems like the end of the universe. Nothing but trees and shrubs.
    Sorry for venting in your comment space. Originally intended just to thank you cuz you saved me from suffering in a shoe closet for a year and paying more rent than I would have for my loft. It will be great to move out of my place cuz they built another villa mere inches from mine so it’ll be nice not to see my neighbor in his underwear as he smokes each time I open my window. Needless to say, I stopped opening that window ever since. When you’re close enough to count each other’s pimples or nose hairs, it’s better to suffer from lack of sunlight. That’s what vitamin Ds are for. Anyway thanks again. You’ll never know just how many people will suffer less thanks to this video.

      @@ladybug-vc9oh sorry those super nice brand new “cheaper than Seoul” officetels are not located in Seoul, but the outskirts at an area called Hanam city hall. It’s about a 40-50 min bus ride to Chamsil, which is located within the Seoul area. The other one with the higher rent and lower deposit special is located in Pangyo. Through my house hunting, I learned there are tons of areas outside of Seoul that are cheaper with bigger space so if you give me an exact location where you plan to move in Seoul, I can recommend a cheaper area near there. If you have to live within Seoul, Shilim and Bongcheon are the cheapest locations, but the home options are super tiny but pretty cheap like $380 a month. Btw may i know whether this apt have a shoe cabinet? Im nt sure whether i missed out in the vid.. but the reason i love about korean officetel is mainly because their huge shoe cabinet which i really like. Lol. Your apartment is just awesome due to the shit tons of storage which is really nice & the huge window is such a plus, loads of natural lighting & sunlight into the apartment makes it looks actually bigger than it is. Loved it! ❤️

    Thank you for this housing and renting education in South Korea. I learned something today. I'm Asian American who lived in the US for over 40 years. S. Korea is now a first world country and it's understandable how expensive the cost of having a basic quality of life is especially in their metro cities. Like Seoul. That's a wow. Ive even been there on my way to vacation in my own birth country it's a beautiful and impressive city and country quite modern your apartment is the epitome of minimalistic modernity and for a young professional it's just perfect. I live in the Midwest and boy! I'm shocked at the deposit amount you all have to pay. Where I live the apartments here are at least 4 times the size of yours and the deposit is equal to the amount of the monthly rent which is about $700 for a two bedroom. So as we can see it's really location location location that matters. Met son who lives in Chicago pays $1100 a month for a one bedroom apartment with all the appliances he needs and he has a parking spot for his car. Same deposit amount as his monthly rent. Again that you for taking the time to showcase and help people who might be considering living in S Korea. For me it's curiousity that made me watch your video. I enjoyed it immensely.

    Jeonse is when you pay for the apartment in a specific amount (quite expensive) for a year or two (depends on your contract)..so no monthly pay and will get your entire money back after your rental contract.

    Suna...I'm glad you're enjoying life in Korea. I've been here for 20 years. Love it! Jeonse is an "all deposit" way of getting into a home. Generally (not always), the jeonse deposit is roughly half the value of the home. So, if an apartment is worth 300K, then your deposit would be about 150K. This comes with a two year initial contract (usually), at the end of which , you can leave and get your full deposit back, or continue living in the same place. If you want to leave after that, you need to give your house owner notice.

      In most places the "joensae" can be negotiable with the home/apartment owner. It doesn't have to be always HALF of what the value of the home. Deposit money can be slightly below or more!

So much more space saved, which means more apartments especially for single people looking for a place for the first time. Korean/Japanese designs are so freaking smart and ideal!!!!

    I’ve been watching a lot of these videos and the apartments are amazing and cheap, but when I look for an apartment myself they’re all super expensive and only one room and mini bathroom

    Thanks for posting the video. I will be coming to Seoul in about 3 months and have started looking for a place that I can lease. Though I will probably be there only 6 months out of a year I think it’s best to sign a year’s lease to be sure I have a place when I return. I think your place is very nice and just the right size. Thanks for sharing !

    nice video, my wife;s cousin used to run a school in South Korea, but moved back to California. We've been to Taiwan several times- but maybe South Korea Sometime in the future.

    A lot here think that this is cheap but forget that in Korea you have to pay a pretty hefty deposit (around 5k to 10k). After the deposit the monthly rent is actually cheap.

    Did you have to contact a real state agent for this after finding it on zigbang? Also, do you have to pay 관리비 and doest it include wifi? All the officetel I find in that app doesnt have furniture either. I’m moving on May and I’m a little bit stressed
