    Last night some squatters broke into an empty property which is behind ours. If they're not removed within the first 24 hours, major problem trying to get rid of them. Thankfully all sorted now and the owners are making their property secure.

      Doesn't the law say 48h before they cant be evicted without a court case?

    If I had grafted my nuts off all my life to buy a home in Spain (which is what I intend to do) and squatters decided theyd move in whilst I was away, I would get the first flight out and turf em out myself in no uncertain terms! Good job theres nice people like yourself keeping a close eye on things. Keep up the good work

      Thank you Chris, always a pain how these squatters have rights here once moved in and like you, if I owned it, I would get the heavy gang in. Thankfully at long last the owner has done up the place and is selling it. Many thanks for watching 👍🇪🇸

    My friend has a house about 20km from Barcelona...was a lovely house but now he has given up as he is now on his 3rd set of squatters.
    Cost a fortune to get them out and takes about 18 months..
    Something that always worried me before we sold our place.. 👍🇪🇦🇬🇧

    squatters were in a house that I inherited when my mother died. There were two houses on the property. 5 acres of level ground with a trout stream running through the property. When I went down to tell the tenant it was in the second house that my mother had died, I found that the squatters had been in a vacant house that I uncle lived in at one time, and they completely removed all the built-ins in the kitchen including a stacked washer and dryer, microwave, the stove, countertops, even the drop ceiling. They had stolen all of them wall-to-wall carpeting, they stole the toilet out of the bathroom, they even had the hot water tank disconnected because it was new, but I showed up before they could remove it. I never saw these two women that were living their mother and daughter.. they had no lease, they never paid rent, but they intended to. But when they found out my mother died, they had got it the house and I don’t even know their names. But I went down and put locks on all the doors. I soon got a call from the police informing me, that if I had been there when the police arrived, I would have been arrested for trespassing…..
    now here in 2022, six years later. I had sold the land and the two houses as one complete package deal. The woman that bought the property was a real estate speculator that owns many properties that she rented out. She was unable to repair the damage to that house that those women did ..
    Sidenote.. The other house on the property had a woman living in there that was a cat lover. She gave homes to all the cats that the local shelters could not find homes for. She had over 50 cats. That house was completely destroyed by those cats from the odor. The woman that actually bought the property with the two houses on it but she could make that house fit for habitation.. they had to remove the floors and the drywall up 4 feet in every room. They could not get that cat urine smell out of that house. She ended up selling the property at a loss because she didn’t want to keep paying property tax and school taxes because there were dwellings on the property..
    so when I see landlords advertising houses or apartments for rent, and they say no pets. I completely understand why they would specify no pets, especially cats..
    when I inherited that house, the value was approximately $193,000 is what the assessment was and the basis of the annual school tax and property tax. And I had to pay that tax for the first year. And I had to pay inheritance tax based on that value.
    when I sold the property just to get rid of it, because at the time I would’ve had to quit my job and work down there 60 hours a week just to make it livable for a couple years. I sold the entire property and both houses for $52,000 which was approximately the value of just the land..
    here, almost 7 years later, both of those houses are still standing and still vacant, unlivable..
    squatters and cats cost me approximately $150,000..

    I have a question, if I buy property and someone occupies it while I'm not in it can I just get rid of them by myself with force?

      Hi Rob, if you’re the owner, you got 48 hours to remove them with the local police.

      you can but you are criminaly liable for tresspassing on your own property and using force to remove them LOL

    A friend of mine has a little house in the mountain close to Barcelona. One weekend he went there only to find out it had been broken into. He bought a big can of gasoline & when he threatened to burn the house down, only then he saw seven humans running for their lives. He didnt have to pay to make them leave because the property is rightfully his

      There is also a heavy mob you can hire (have to pay) to move squatters out but best to get them out in the first 24 hours, tell the police they are breaking in - they have to come out I'm told :)

    Alls well that ends well, there are many tales of squatters entering properties, I’m sorry you lost your keys, laws have improved but it still takes a while to go thru the process, in the past there was more sympathy on their side, thanks for the cautionary tale sir 🏴󠁧󠁢󠁥󠁮󠁧󠁿✌🏼🍺

    We had a squatter in the empty place next to us, took about 4 months for him to be removed. It was a repossession and listed on the Solvia website, they ended up paying him to move on. Turns out he`s a serial squatter, even the police know what he does. Then recently it was broken into again in the middle of the afternoon, called the police and Solvia, it took 1.5 hours for the police to arrive and in that time the thieves had been back twice and left a few minutes earlier. Eventually we got a call from the police in Barcelona wanting loads of information.

    This is a big fear that detoured me from buying in Spain.... I'm completely afraid of squatter's breaking in being that it would be a second home only. I thought golf course properties were safer but it seems that's not the case.

      Thank you for your comment but this can happen anywhere in the world. The law here seems to give squatters more rights than other places around the world. Golf Resorts should be far more protected with cameras and patrols but it does happen. Many thanks for watching :)

      Why should golf resorts be more protectet than other places in spain ? There vacation homes All over spain, owned by people Who dont play golf.

    What I know is the proper way is you need to have your bill of payment and mortgage papers property papers to prove that you’re the owner of the house then you can go to the police the police gives the squatters. To move out I think 48 hours mainly but it’s not difficult it’s just paperwork and don’t leave your paperwork in Spain in your house but put it in a bowl’s in a bank office so you can get to it all the time

    Don't matter how many locks are fitted if they are he'll bent to break in they will, it might put them off though and look elsewhere shaun! 30 degrees in kent today and my air conditioning is in Spain not in kent 🤣🤣🤣

    It is a mistake to give to beggars on Camposol it encourages Okupas.

    What's the point of paying for a security company that doesn't do anything!!!!!!! I'd be asking more questions of them... what are you paying for... thats not security.

      They are paying no security, just relaying on neighbours like me to report it, thankfully he’s done it up now and selling it.

    Would the authorities even care if you delt with the squatters all by yourself? Let's say we have already passed the 24h- 48h safe zone, and just decides to throw em all out by ourselves.
