I've been Negotiating Corporate Deals for 25 Years. 1) Never Take the Initial Offer 2) Always Counter Offer. The worst case scenario is that you get to tell your Fanbase that we wanted to do this However, at an Agreement that is Fair to both sides. I guarantee The Pac was expecting a Counter, & knew it would cost at least another 10-13 Million Dollars to make it work. I agree with most aspects, except for the lack of a Counter. If I was Memphis, I would pick up the phone & say "We got a chance to look into the Numbers, & for this to work, we would need 15 Million towards the Buyout.
PAC 12 or MWC needs to add Sam Houston and Texas State. They have an in state rivalry spanning over 90 years and will be playing this weekend at NRG Stadium (Houston Texans Stadium). Great time to watch the two teams play, and see what kind of product bringing both teams over would do

Estimated $2.5m in travel and currently receives $9 -> needs to get to $11.5 to break even. Low end estimate is $12 -> Positive gained $0.5m per year. Over 5 years that $22.5 is reduced to $20m, ergo a bad business deal. But this did not account for the current travel time already being spent. Lets go to the extreme lower end and say that is $0.5 per year. He also said the $12 was a low end estimate. Lets say the mid range estimate is $15 which is conservative but fair. That is a $3.5m per year difference than the example he was citing for the $0.5 per year positive cash flow. Ergo an additional $4.0 m per year. over 5 years or $20m, add the $2.5 the Pac offered to help cover the exit fee cost and you have $22.5m to cover the $25m using fair but conservative estimates. Or a $0.5m loss per year. What would happen if Pac and Memphis strike a deal for one year later with these numbers and the now lower $8m exit fee? Instead of $-25+20+2.5= -2.5 over 5 years. You have $-8+20+2.5=$+14.5 over 5 years which is close to additional $3m per year to join the Pac than staying in the AAC. As he said, he did not say no to the future but to this deal. It's easy to see the same offer from the Pac for year 2027 would be a much better deal. Sounds to me like he left the door open and even hinted that this deal could be accepted next year for the 2027 season. .
PAC needs to be at 8 by the start of the 2026 season 2027 doesn't fit the need. I do think the $2.5 million offer was laughably bad. I'd expect if renegotiations take place they'll end up getting about 12 million from the PAC to help with the exit fees.
