These owners are delusional. It's not like you can buy a single family home, live in it for 40 years, and never have any major repairs. New roof, foundation cracking, new windows, hvac, and on and on... These assessments are accrued deferred maintenance costs, and they are higher because of the extremely corrosive marine environment, and a building built on SAND! These owners, with exceptions, bought these units for reasonable prices and want to enjoy the monster appreciation of the unit, but don't want to pay to maintain it.... Guess what, a potential new buyer doesn't want to pay for your neglect AND the monster appreciation.
Not everyone is like this, but there are certainly many that feel it is their God-given right to have bought the condo 30 years ago for $175K, paid $500/month HOA dues all this time and that they should be able to sell the condo for $750K and stick someone with a $100K+ special assessment plus $1500/month HOAS dues. It's insane thinking but not really that surprising with how individually selfish we are as a society.
It’s terrible, but their problem. This should not at any point become a problem for the rest of us, who don’t have a financial interest in their properties. Last year I had $44K in repairs, and upgrades to my house. I knew it was coming and planned. I saved for a year, and self financed out of a retirement account. In all it took me 2 years to pay for it. These people act as if they didn’t know it was coming. Notice, 10 of the 16 had the money. I fell for them, but not so much so as to resort their financial problems.

HOAs in a single family neighborhood are generally okay if you are willing to keep up your home exterior/yard and the neighborhood is in a good school district but yeah pretty much agree otherwise.

No Filing bankruptcy, depending on the HOA agreement, does not protect your property from bankruptcy like it would in a non-HOA condo or development. I live in Florida in a single home community and the HOA wanted $7,000. I contacted an attorney about bankruptcy and was told the HOA's have a clause that prevents bankruptcy from protecting your home or condo in the event of a bankruptcy. If you don't pay the arrears in a certain amount of time the HOA will foreclose on your property.

People keep moving into regions subject to cataclysmic weather events and then when faced with the consequences look for a bailout. Florida is basically a giant swamp surrounded by saltwater and is a challenging environment for any type of construction especially when you build close to the ocean. Now with global warming those environmental challenges will only get worse. While I feel sorry for these people we, as a nation, cannot keep spending precious resources on sustaining this life style or constantly rebuilding when tragedy occurs. At some point some reasonable compromise must be worked out to provide some aid to relocate those who are most vulnerable. Those who refuse to leave do so at their own risk. People should be discouraged from planting roots in these areas or do so with the understanding that they are assuming full responsibility for their decisions.

With that said, it seems the board in the Tara condo is heartlessly trying to eject these people from their homes. They should hire a lawyer together to go after the board. I know because I was President of my association and for our 40-year, we got a $15 million line of credit, payable over 10 years for the unfunded work, to smooth things out for everyone and minimize the financial shock. We also gave people ample notice so they can financially plan for it, even if it means selling without being under duress. It seems they are looking to foreclose on these people in the hopes of personally taking those units and buying them from the association after they foreclose on delinquent owners. The truth is, though, an $8000 assessment is chump change, relatively speaking.

Did they (the residents) elect anyone who favored this idea? No, they did not and the chickens came home to roost for the present owners. On an individual basis these are sad to hear, but if nothing is done more condos will collapse, more deferred maintenance will pile up and when the cr#p hits the fan again - people will say "why didn't anyone do anything" all over again.
State law requires they provide you with the financials and other documents. Send them a certified request and file a complaint if they fail to produce them.

The property management can’t refuse to show them the financials. That’s illegal.
You are correct. The request must be submitted in writing and sent via certified mail.
So if they have to tell you. Then what is the penalty if they don’t? You can’t have laws or rules where there are no consequences.
