The existing point well works, we have a functional wood stove and an LP stove, a nicely cleared area around the cabin, a few outbuildings that need to be repaired or replaced, and a small pond. We feel very fortunate, as it’s fairly difficult to find all this on a small acreage for that price!
You should mention checking the state required master plan for the township , you don’t want to buy land next to a future sewage plant or industrial area.
The really fun part about buying property is when you build on it, put in a septic system that you maintain and keep in perfect working order, then a few years later the township "votes" to put city sewer connections in and force you to hook up to it AT YOUR COST OF $20,000
One thing that would be really cool to provide is a map of townships by county that are green for "easy to work with" to get things approved or red for "difficult to work with" to get things approved - could do this by different endpoints like the barndominiums, homesteads, etc.
I never see good lots in northern Oakland county! I see a lot of rural property, but nothing for sale. It seems the developers just buy it all up and build unaffordable homes. I’m not looking to live in a sub anyways. I’ve looked on and off for years.

7 yrs ago after losing home and family to a fire and being well below poverty level and with no credit I bought four gorgeous pristine rolling wooded acres in NW Lower Michigan on land contract for two k down and 200 a month for six and a half years. Now I have the deed. I wasn't asked a single question about income or credit. I had a lofted 12x14 shed built for 35 hundred, could have done rent to own for about 150 a month. Amish company in Mio, the only one in MI and one of a handful in the country that kiln dries it's treated exterior wood so it won't leach chemicals into your soil and groundwater. It's called North Star. I finished the interior with castoff materials from Craigslist and Habitat stores. Got underground electrical for 16 hundo, overhead is less. I have a camp toilet, hot plate, toaster oven and wood stove. I buy jugs of water which I pour over me for showering or, best feeling ever, shower in a thunderstorm! I do passive laundry, hanging out a couple of dresses, spraying with organic soap, then God rinses and dries them in a few days. I garden veganically with captured rain. I am often moved to tears of gratitude for my beautiful home. It's illegal to live rustically but no one knows or cares. Stop paying exorbitant rent!

Which brings me to: I always do environmental research online and by phone to the DNR and EPA. Hard to find a square foot of uncontaminated land in the LP but it can be done. My next purchase I will remember to check for light pollution bc where I am now I have missed every celestial event in the last seven years.

Benzine and Kalkaska Co. Last I knew were the easiest in the LP but Kalkaska Co. had been fracked into uninhabitability.

You might need a geological review, some areas have shallow glacial till and might be subject to karsting.( sink holes)
