    Tower 1 has to be my favorite out of the 3. Hoping Trump tower 2 will finally come to fruition just because we want the hotel to be closer to the strip!

    I read online loans for these are different than normal mortgages and not as many banks are willing to finance these. Is it difficult to obtain a loan for these?

      ​@@dkg1964 And if you don't have a tenant for two months, you have a $4230 liability. In a city where people are constantly coming and going and faces many ups and downs, that could be an investment disaster.

      $70/day resort fees. Vegas figured the best way to get Resort fees off the strip too, just call it HOA.

      @Raymond Garcia you wouod probably avg $2500 monthly year-round on rental net profit minus HOA and property tax and 3% repairs you would break even

      Expect to break even if u rent it. U may get lucky and takeaway 500 a month

    Hi with the high HOA and taxes, the ROI on avg must be 1-3% correct?

      Hi, while we as real estate agents can't guarantee or predict ROI, you are correct - the ROI on these is low in that range, unless you are ARBNB and handling all of the bookings yourself and not splitting with a management company. Thanks for watching!

    The one question that I would have about this situation is would you have to pay double the HOA fees if you own both the studio and the one bedroom?

    Washer/Dryer?

      Hi, thanks for watching,. A washer/dryer is only available in the 1 BR . It’s located in the primary bath behind one of the doors I showed - it’s kept locked so only owners can access it, so I couldn’t show it clearly- it’s one unit that does both washing and drying. There is no washer dryer in the studio units, but in Tower 1, there is a room for owners only, with washer dryers you can use.
