    Location of this project is good! Close to STRR & the upcoming Bengaluru-Chennai Expressway which could assist in good appreciation of the value in the future. Keep them coming, Prashanth!

    The price is already super inflated. Even with the metro how much do you think it surge in the future? Location and the price don't match

      I partly agree with you. The price at this point is inflated across Bangalore not just this project.
      But investment rational will be that over time there will be demand in these areas due to the upcoming metro and satellite ring road coming up. Also with population in India which is always on the rise, there will be some returns to be made in real estate and more importantly project with reputed builders. People would also prefer A grade builders to have a peace of mind.

    How is Varthur area for investment ? Brigade Sanctury ?

      I think the location for brigade sanctuary is a little far off. Even the price is on higher side. Projects like utopia and lakeside habitat are better located. So you can consider buying in resale.
      I keep hearing rumours that brigade utopia phase 2 will come up. You can also consider prestige rainbow tree park. Would suggest these location projects as they are better connected to tech parks hence you can expect more demand and appreciation for investment and also better rental yields.

    Investors won't make money in these projects.. No metro, highly congested in coming days. Go for mutaul funds.

      I agree with the par on going for mutual funds. The general advice/recommendation to any investor upto 50 Lakhs or even 1 Cr in investment would be to only stick to equity. But when one's portfolio is at least a few crores, poeple would look to park some of their money (maybe 20%) in real estate for multiple reasons. In such cases, it's always safer to park this money in trusted builders even if you are going to pay a premium.
      No one can predict the future for sure. All you can do is diversify your investments across asset classes like equity, debt, gold and real estate (if portfolio size is big enough), and then hope at least one or more of these investments pay off.
