Validating and asking questions have been game-changers for me when talking to homeowners. It's amazing how much smoother the conversation flows, especially when I’m not sure what to say next. Highly recommend adding this to y'alls toolbox as well

You emphasizes the importance of empathy in real estate negotiations. Do you have any tips to balance empathy with the need to make a decision?

Absolutely, and that's a great observation. Balancing empathy doesn't mean that we don't address the problem at all, nor does it mean hitting it with a battering ram. Instead, we absorb the knowledge at the pace that the property owner is willing to go, and we help guide them to the full understanding of the problem. Once we understand it, we move into understanding the consequences of not taking action. At the same time, we asking about the benefits of taking steps. By asking questions in this way instead of TELLING THEM, we help the property owners come to the conclusion of taking action at their own pace without being pushy.
