The igbo style of building in the village will never end. It will be replicated by those who japa. Home is home. Abroad can never be Home. Imagine Nigerians who lived in Libya or Ukraine or even UK, USA or Canada. I for one don't feel at home abroad. Abroad for me is just a place to hustle and make some money. The best place to enjoy the money is back home.

Hi Steven, the real reason why Igbo parents often advise that we build a house in the village is due to the civil war, during which the Igbos lost their property/investments in other parts of Nigeria. The younger generation was willing to move on from the war, but recent events during the last election, particularly what happened in Lagos, have reinforced why our parents' advice is still relevant. We hope that the level of bigotry and hatred in Nigeria will come to an end, but it doesn't seem to be improving. This is the main reason why it is important to have property in the village-because, in Nigeria, you never know what might happen.

@abdulfataiabdulraheem4645 Let's focus on the main issue here. The Igbo people lost their properties all over Nigeria, which is why we're advised to invest in properties back home. During the last election, the Igbo in Lagos simply exercised their right to vote for their preferred candidate. They were then told to leave Lagos and other parts of the Southwest. The fear that existed after the civil war is still very much alive today. That's what we should be addressing, not who was at fault or what caused the war. That's a whole different conversation.

I'm definitely building a house in the village. I'm not from Paris, I'm not from New York, I'm not from Lagos, I'm from EAST. I think every IGBO Man should build a house where they are from. All villages are not the same. Some have evolved to become big towns. My parents' first country home (compound) is now a residential rental space where non natives now rent because it's easy for them to commute to their work place in nearby bigger cities. It was my Dad's dream to transform his village to a township area and it's taken shape already. I guess where there's no vision...nothing happens...
That’s the reason why it would difficult for the south east region to have a major city. Everyone wants to turn their villages into cities. Instead of accumulating their resources in one centralize location like the capital of the state.
I was born and raised in the UK to Yoruba/ GA parents, I advise all Africans Igbo, Yoruba, Ga, Luo, Wolof ect to invest and build in Africa, including the "villages." A couple of years ago the former home secretary in the UK wanted to find a way to revoke those with British citizenships via naturalisation . If you look at the rich of this world, they have homes all over the place and/or access to different locations. Any wise African would find a way to put something back home. The countries he mentioned in Europe are not that open to Africans from Africa. Travelling the world and living in another place are very different.
I live in the U.S. and love the idea of Africa Investments. Nigeria is uninhabitable. It's also a graveyard for investments. I have enough tales and tears to school you on this.

It's not about getting sense. By God's grace my hubby and I are financially blessed and my child actually schooled in UK and moved to US so if anything he’s supposed to be too westernised to bother with our culture but he's so proud of where he’s from that his school in LA celebrated our INDEPENDENCE and even asked me to send them our ethnic food so they can make it for the boarders and they had a big party! Being refined or westernised does not mean we can't still enjoy village. Last December my kids had an option of going to Dubai and staying in Atlantis the Royal but they opted for our village😅😅 We have a home (we are British citizens living in Nigeria) in UK and travel the world with our kids but guess what? My boys love going to the village still. They love swimming in the pool with cousins and random village kids that live around us. Going back home for Christmas is still in our culture (or are we about to erase that too because we are woke?) Just the way white people have holiday homes abroad, it's OK for we igbos to also have ours because we get to use it when necessary. All I'll advise is that you don't pour all your money building a village house while suffering in town still renting. Wait till you can do it because for now, a village house in the east is not an investment but we never know what the future of East might be tomorrow. Steven I'll advise you buy lands in your village and keep it because things might change in future for our region.

Ok. So I am Igbo as well and the best thing I have done is have a house in my village. That's the place I have the most peace and that's where I have my best abode. Not luxury. Just a place I can stretch my legs, take tea outside and see the greens. That doesn't stop anyone from traveling the world. Maybe it's old fashioned. Maybe not. So if Steve is doing that part two, maybe he focuses on everyday people and not just the luxury. I watched his video of those Ibo locking up their houses. I also found that maddening but everyday people.... he should try us. Check Ohafia in Abia State. It's a totally different ball game. Like him earlier, I live in Calabar, my kids don't give a hoot about there but it's also a place of rest. So after all the doggedness, you have peace in some spaces.
Tomorrow you tell him that Lagos is Yoruba land, go to your Southeast. How can you leave your Homeland Igboland and be developing another man's land. Leave our Lagos for us. You have seen your mumu and a chronic caword, hence, your supporting him and his naive headline.
By your analogy, Nigerians abroad should not even bother to own property in Nigeria, right? See, people should be allowed to do things according to their wishes, conventions and beliefs. Everything is not about money profit-making. We Igbos believe that after retirement, a man must return to his father’s homeland, that’s why we build befitting homes in the village. That is where we call home. You can’t fault that! Even Europeans and Americans have holiday homes, far from the cities where they do business. They re not stupid! People should not listen to this misleading advice. Secure a home for yourself where nobody can demolish it arbitrarily for any reason. And, have a plan to return home at 65-70 years old. Don't mind them. Ask them to go abroad and interview 2nd and 3rd generation Africans that are actually living in, or have retained the same "family home," that they grew up in. In Nigeria most people can show you the house their great grandfather built in their hometowns and villages.

@AuntieCheri It's not fear based, it has more to do with getting the full local experience. When I travel I desire to immerse myself into the culture. I have been to many countries in Africa and have never had a problem.
My biggest house by square metre is in the village but it wasn't my first house nor is it the most expensive property I own. Its something you should do after investing not before.

There are still rural communities abroad. The first time I travelled to the UK, my friend who I visited was living in a village in Cambridge and it was interesting. There's no hustle and bustle there. I really liked the peace and tranquility.

Sad conversation with the village talk. Colonial mentality is really still alive. Over 80% of Nigerians that japa actually have plans of coming home to settle. Hopefully one day we start valuing our culture and ways.
Bro, Igbo houses and why they are built is a topic that make millionaires. The first time this bloke made a video, it generated millions of views hence anyone who wishes to cash in and boost their youtube viewing will return to the topic. A bit like the name Ojukwu. Every time Nigerian newspapers want to boost circulation, they would emblazon "Ojukwu" in their headline. Igbo population is at least as large as South Africa and Igboland hosts over 10 major cities. Real estate is a thriving business driven not just by rapid urbanization, but also rural house building based on the sacred tradition of maintaining family homestead ad infinitum. Keep theorizing while Igbos keep building, no-stop, the dogs bark but the caravan moves on.
I love this episode and both of your insights particularly Steve mentioning the decongestion issue in our major cities. It will be up to the state government to attract investment and enabling environment in their state for people to come.

@DogonTurenchi-c6y Oga you Dey talk nonsense, there are so many Igbo people that thought like you, that end up regretting it. There was a man , he was into car part mainly Peugeot as at then. He was really making it big then in Lagos , that is at 90s. He had the money to buy a land and build a house in Lagos , but he said what you said. Rent started becoming more expensive, his business wasn’t booming, but was still okay. The house he was renting, someone decided to buy it off , he was given quick notice. Then left after 6 months , he went back to east , and because of the nature of his business, the business crashed because of his absence , and he couldn’t bring that business down to east (you should understand why) now he isn’t doing anything, just in his house in the village and none of other of friends house were destroyed by anyone. (Moral lesson) if you have the money build it both home and away , the world is evolving and is not lawless as the 70s and 80s house is not just where to live , it an investment think about it like that. You can sell it off, if you decide to live and retire in your home. And if it destroyed, you can label it as failed investments from your point of view.
A home in the village was brought about by the experiences of the civil war I wonder why this fact is new or foreign to some igbos. During the war many returned from various corners of Nigeria and without homes in their villages life was hard with many c crowding in limited houses it was this experience that made those parents now who were the actual sufferers and also many had these houses taken from them in other parts of Nigeria that experience informed the determination to have a home in villages
Steven is right on point about developing Real Estate being more than just the houses. I wish the developers would really try to develop as opposed to just building mansions with all manner of gadgets in gated communities and tagging them "luxury". We need decent modern houses but more importantly, we need decent neighbourhoods. The luxury mansions need to be surrounded by beautiful affordable houses otherwise, you will just be living in your mansion surrounded by slums and it defeats the purpose of luxury. In other words, developers should focus for now on building decent affordable accommodations. We are not yet ready in Nigeria to accommodate the "luxury mansions". Infrastructures first.

That is the town of a major University in the East; Federal University of Technology Owerri, FUTO, and he couldn't remember the name of the University in his school. Agreed with you on the building a house in the village and renting one in the city, it just doesn’t make sense. But Culture is a way of life so it’s understandable. Disagree with him talking about moving hqrts of organisations to another states, government don’t need to do that. Government just need to build infrastructure to descongest Lagos and that’s why I hate banger boys on social media supporting state government. States like Ogun State should be really tapping in on the proximity with Lagos but alas priorities is different and stealing money is the order of the day. It is all very well to be romantic about doing up old houses having never done one before. For those of us who have done several, we know just how temperamental , unpredictable and sometimes a money dump they can be. It is not the same as doing up an almost finished new property. That is why when buying back home, people just want a new house. Even in the UK , with some old properties that have a million rules guarding thier renovation, it is far cheaper in principle only as they would not be allowed to, to knock the whole thing down and build a new place in its stead.
I think steven didnt explain the security part right. You dont necessarily need a security to open the gate but u need security to patrol the property. Even in upscale environment in the U.S they have securiies that parol in their car. Its to scare the bad guys away. Having a smart estate doesnt mean people cant still break in..
Naira has appreciated against the dollar countless times Stephen. It will again because its seriously undervalued at the moment and a dream for overseas investors.
Steve is more realistic and in touch with reality……the locals will not afford those numbers definitely, but foreign investors will definitely afford it based on the dollar strength against naira.
The tradition of building a family house in the village won't die with this generation. It will be more driven by the drive to decentralize development and make village life more lively and open our village to the world and connect our people to the world. I know that insecurity is making this hard, but development centricism around cities actually contributed to making villages dangerous because we push people to the village due to poor HDI and unfriendly policy environments. We all need to develop home because and wherever else we might live because life happens.
Steven Ndukwu, the answer to your question is YES.I live in London for about 2 decades and i can comfortably say that there were times Naira appreciated in value and the pounds or dollars dropped .
Steve makes sense....people are killing themselves with unnecessary stress just to belong to a certain class; so you see someone who cannot afford rent on the Island, struggle to get 1 year rent to stay in Lekki, then when the rent expires, they cant pay again. Its happening all over Lekki....the estate where a friend of mine stays is half empty, many of the tenants have moved out bcos the rent went up and they cant afford it. Some even moved back to the Mainland. Bottom line cut your coat according to your pocket not your neighbours own Also, the villages and regional towns need to be developed to check the rural urban migration; govt should make it a policy to be siting industries in rural areas so people can stay in their locality to earn a good income. The cities are getting choked up and its not sustainable esp Lagos.... everyone cannot be in Lagos na with such a small landmass....

The same villages are fast becoming modern cities so please dont try to cheat your self by thinking os wasteful building a house on the village . The igbo vulture says aku rulo which entails taking back wealth to the village where u vome from or the eaat at large. Having a house in the east or village is the pride of the igbo man .

You can say one of the most peaceful, but not the most peaceful. SW of Nigeria is like mini Nigeria where all Ethnicity stays,if its not peaceful, they won't come and live/do business there.90% of people who live in SE are Igbos
The east is more secure than the west and north, according to the most recent crime statistic in Nigeria. The only problem is IMO state and specifically around Oweri and the governors town. And we know why IMO is the way it is because of the imposition of governor. Enugu is extremely peaceful and so is Eboyi, Abambra and the rest of them. The people who are shouting insecurity are the same people who only visit Igboland during burial or don't visit at all. Don't mind them.
The Nigerian government brought this insecurity to the East. It was very peaceful traveling within eastern Nigeria until the government started trouble in that region. I remember when I used to travel to Calabar for school in early 2000s, the only place we worry of being robbed is around info and edo state, our buses travel at night all through the eastern states till we get to Calabar in the morning but all that changed when the Nigerian government started attacking the youths in the east.
In yorubaland, village is jst a farmland, no one will have money and go and build in his/her village. We build in the nearest town or city and anywhere in yorubaland is home. Why build in my village when I have option of Lagos, Ibadan, Abeokuta, Akure, Ado, Osogbo and Ilorin

Guy on which day did you come to Kano? Maybe they were praying somewhere at the time. The population is massive, the ambience is encouraging. Amd there is security here unlike many other Nothern states. Your ideas are great. And great for a place like Kano.
Maybe it’s because of the sheer size of Kano. But a visitor to Kano doesn’t feel the massive 20+ million people, unlike Lagos where almost everywhere is jam packed

This generation are even doing more than our parent, as I am typing I have 15 friends that are building house in the village, if we continue like that, that village will turn to a city, I:e nnewi, ekulobia, etc.

@abdulfataiabdulraheem4645 Let's focus on the main issue here. The Igbo people lost their properties all over Nigeria, which is why we're advised to invest in properties back home. During the last election, the Igbo in Lagos simply exercised their right to vote for their preferred candidate. They were then told to leave Lagos and other parts of the Southwest. The fear that existed after the civil war is still very much alive today. That's what we should be addressing, not who was at fault or what caused the war. That's a whole different conversation.

All villages are not the same. Some have evolved to become big towns. My parents' first country home (compound) is now a residential rental space where non natives now rent because it's easy for them to commute to their work place in nearby bigger cities.

That’s the reason why it would difficult for the south east region to have a major city. Everyone wants to turn their villages into cities. Instead of accumulating their resources in one centralize location like the capital of the state.
I was born and raised in the UK to Yoruba/ GA parents, I advise all Africans Igbo, Yoruba, Ga, Luo, Wolof ect to invest and build in Africa, including the "villages." A couple of years ago the former home secretary in the UK wanted to find a way to revoke those with British citizenships via naturalisation . If you look at the rich of this world, they have homes all over the place and/or access to different locations. Any wise African would find a way to put something back home. The countries he mentioned in Europe are not that open to Africans from Africa. Travelling the world and living in another place are very different.
I live in the U.S. and love the idea of Africa Investments. Nigeria is uninhabitable. It's also a graveyard for investments. I have enough tales and tears to school you on this.

It's not about getting sense. By God's grace my hubby and I are financially blessed and my child actually schooled in UK and moved to US so if anything he’s supposed to be too westernised to bother with our culture but he's so proud of where he’s from that his school in LA celebrated our INDEPENDENCE and even asked me to send them our ethnic food so they can make it for the boarders and they had a big party! Being refined or westernised does not mean we can't still enjoy village. Last December my kids had an option of going to Dubai and staying in Atlantis the Royal but they opted for our village😅😅 We have a home (we are British citizens living in Nigeria) in UK and travel the world with our kids but guess what? My boys love going to the village still. They love swimming in the pool with cousins and random village kids that live around us. Going back home for Christmas is still in our culture (or are we about to erase that too because we are woke?) Just the way white people have holiday homes abroad, it's OK for we igbos to also have ours because we get to use it when necessary.
All I'll advise is that you don't pour all your money building a village house while suffering in town still renting. Wait till you can do it because for now, a village house in the east is not an investment but we never know what the future of East might be tomorrow. Steven I'll advise you buy lands in your village and keep it because things might change in future for our region.

Ok. So I am Igbo as well and the best thing I have done is have a house in my village. That's the place I have the most peace and that's where I have my best abode. Not luxury. Just a place I can stretch my legs, take tea outside and see the greens. That doesn't stop anyone from traveling the world. Maybe it's old fashioned. Maybe not. So if Steve is doing that part two, maybe he focuses on everyday people and not just the luxury. I watched his video of those Ibo locking up their houses. I also found that maddening but everyday people.... he should try us. Check Ohafia in Abia State. It's a totally different ball game. I would visit Nigeria if I had someone like him to show me around. I travel the world, but it has been a long time since I have been to Africa. Do a podcast and a show about a regular American like me coming to visit, eat, and experiencing the country.
I went for 28 days by myself with no problems.

There are still rural communities abroad. The first time I travelled to the UK, my friend who I visited was living in a village in Cambridge and it was interesting. There's no hustle and bustle there. I really liked the peace and tranquility.

The first time this bloke made a video, it generated millions of views hence anyone who wishes to cash in and boost their youtube viewing will return to the topic. A bit like the name Ojukwu. Every time Nigerian newspapers want to boost circulation, they would emblazon "Ojukwu" in their headline. Igbo population is at least as large as South Africa and Igboland hosts over 10 major cities. Real estate is a thriving business driven not just by rapid urbanization, but also rural house building based on the sacred tradition of maintaining family homestead ad infinitum. Keep theorizing while Igbos keep building, no-stop, the dogs bark but the caravan moves on.

He was really making it big then in Lagos , that is at 90s. He had the money to buy a land and build a house in Lagos , but he said what you said. Rent started becoming more expensive, his business wasn’t booming, but was still okay. The house he was renting, someone decided to buy it off , he was given quick notice. Then left after 6 months , he went back to east , and because of the nature of his business, the business crashed because of his absence , and he couldn’t bring that business down to east (you should understand why) now he isn’t doing anything, just in his house in the village and none of other of friends house were destroyed by anyone. (Moral lesson) if you have the money build it both home and away , the world is evolving and is not lawless as the 70s and 80s house is not just where to live , it an investment think about it like that. You can sell it off, if you decide to live and retire in your home. And if it destroyed, you can label it as failed investments from your point of view.

A home in the village was brought about by the experiences of the civil war I wonder why this fact is new or foreign to some igbos. During the war many returned from various corners of Nigeria and without homes in their villages life was hard with many c crowding in limited houses it was this experience that made those parents now who were the actual sufferers and also many had these houses taken from them in other parts of Nigeria that experience informed the determination to have a home in villages

The reason greenary is needed is for better air quality. Trees absorb CO2 and produce oxygen, which is why many villages have fresher air than towns.
Please make sure to build a functional house in your village not a villa. Use the difference to build a house where you live and work.

Steven is right on point about developing Real Estate being more than just the houses. I wish the developers would really try to develop as opposed to just building mansions with all manner of gadgets in gated communities and tagging them "luxury". We need decent modern houses but more importantly, we need decent neighbourhoods. The luxury mansions need to be surrounded by beautiful affordable houses otherwise, you will just be living in your mansion surrounded by slums and it defeats the purpose of luxury. In other words, developers should focus for now on building decent affordable accommodations. We are not yet ready in Nigeria to accommodate the "luxury mansions". Infrastructures first.

That is the town of a major University in the East; Federal University of Technology Owerri, FUTO, and he couldn't remember the name of the University in his school. I have not been to Nigeria for almost a decade and I know that much. That tells me he is totally cut off from his roots. I can't really regard such a person as an Igbo person. It is all very well to be romantic about doing up old houses having never done one before. For those of us who have done several, we know just how temperamental , unpredictable and sometimes a money dump they can be. It is not the same as doing up an almost finished new property. That is why when buying back home, people just want a new house. Even in the UK , with some old properties that have a million rules guarding thier renovation, it is far cheaper in principle only as they would not be allowed to, to knock the whole thing down and build a new place in its stead.

Steve is more realistic and in touch with reality……the locals will not afford those numbers definitely, but foreign investors will definitely afford it based on the dollar strength against naira.
The tradition of building a family house in the village won't die with this generation. It will be more driven by the drive to decentralize development and make village life more lively and open our village to the world and connect our people to the world. I know that insecurity is making this hard, but development centricism around cities actually contributed to making villages dangerous because we push people to the village due to poor HDI and unfriendly policy environments.
We all need to develop home because and wherever else we might live because life happens.
Steven Ndukwu, the answer to your question is YES.I live in London for about 2 decades and i can comfortably say that there were times Naira appreciated in value and the pounds or dollars dropped .
Steve makes sense....people are killing themselves with unnecessary stress just to belong to a certain class; so you see someone who cannot afford rent on the Island, struggle to get 1 year rent to stay in Lekki, then when the rent expires, they cant pay again.
Its happening all over Lekki....the estate where a friend of mine stays is half empty, many of the tenants have moved out bcos the rent went up and they cant afford it. Some even moved back to the Mainland.
Bottom line cut your coat according to your pocket not your neighbours own
Also, the villages and regional towns need to be developed to check the rural urban migration; govt should make it a policy to be siting industries in rural areas so people can stay in their locality to earn a good income.
The cities are getting choked up and its not sustainable esp Lagos.... everyone cannot be in Lagos na with such a small landmass....

The east is more secure than the west and north, according to the most recent crime statistic in Nigeria. The only problem is IMO state and specifically around Oweri and the governors town. And we know why IMO is the way it is because of the imposition of governor. Enugu is extremely peaceful and so is Eboyi, Abambra and the rest of them. The people who are shouting insecurity are the same people who only visit Igboland during burial or don't visit at all. Don't mind them.
The Nigerian government brought this insecurity to the East. It was very peaceful traveling within eastern Nigeria until the government started trouble in that region. I remember when I used to travel to Calabar for school in early 2000s, the only place we worry of being robbed is around info and edo state, our buses travel at night all through the eastern states till we get to Calabar in the morning but all that changed when the Nigerian government started attacking the youths in the east.
Life is a choice man. You can go wherever you care to go, but some obviously would want to experience the village life.
Enugu, Anambra, Abia, Cross Rivers these places will be the next big thing in Real Estate.
In yorubaland, village is jst a farmland, no one will have money and go and build in his/her village. We build in the nearest town or city and anywhere in yorubaland is home. Why build in my village when I have option of Lagos, Ibadan, Abeokuta, Akure, Ado, Osogbo and Ilorin

Guy on which day did you come to Kano? Maybe they were praying somewhere at the time. The population is massive, the ambience is encouraging. Amd there is security here unlike many other Nothern states. Your ideas are great. And great for a place like Kano.
Maybe it’s because of the sheer size of Kano. But a visitor to Kano doesn’t feel the massive 20+ million people, unlike Lagos where almost everywhere is jam packed
I wish Steven explained extensively why putting out his home on Air bnb when he travels being that he's not always around. I would have loved that he gave us the tea as to why it was difficult for him.

This generation are even doing more than our parent, as I am typing I have 15 friends that are building house in the village, if we continue like that, that village will turn to a city, I:e nnewi, ekulobia, etc.
