Modern Balai has plenty of very nice concepts. In my 115sqm area, we can put two Modern Balai concepts instead of building a bigger house to accommodate 5 people. It's nice to watch while you dream and say, "Why don't I put 2 ideas together for 2 houses?“ Costly perhaps but I have kids and I want to see some if not all of my grandkids upon waking up when the time comes.

Lovely House! instead na magpalagay ng roof deck sa 3rd floor, ganito design piliin ko, I have the ocean view in the back and the sunrise in the front in an elevated lot.
@Aiza Enriquez I feel the same way you do. It needs an additional t&b on the second floor but everything else is spot on. I give it my two thumbs-up.

In love with the exterior design. IMHO the staircase is kinda unsafe for young kids and the elderly and the lack of a T/B upstairs is a minus. Otherwise it's perfect.

I like a lot of these ideas. I do however have a criticism with the small kitchens and lack of dirty kitchens. I like to cook and the kitchens are basically set up for boiled meals and on/or a wok. I would also like to see provisions for solar.

Nice👍🏻 I would, for me, put a second bathroom upstairs.. Not needing 3 bedrooms, turn 1 bedroom into an office. Otherwise great design..
Ang Ganda nitong bahay, sana po make another almost same as this with swimming pool, 1 room on the first floor master with t&b and 3 rooms on the second and isang room my t&b master bed room. Tapos my open floor sa second floor, and sa 3rd floor another space for like work area or office and small gym. For 150sqm Po.

This cost is only exclusive for the materials, sorry for the confusion. Its minimalist and semi-industrial look made it more cost-efficient. Almost all the finish is cement finish with different styles of grooves. Yet it achieved the high-end look. Thank you so much!

@@MODERNBALAI Ok. 8.5x11.65 floor plan shows the ground floor. The 2nd floor shows 4x7.3sqm. floor plan. Does your P2M estimated cost as you said includes the 2nd floor?
It is confusing to say 97sqm area with a estimated cost of P2M.
