The access to the garden though makes it a win over the first bedroom for me. BUT not if your roommate would be traipsing in all the time to get to the garden.

Same if you have a house. your neighbor can see in your yard from upstairs. Nyc n the other boroughs homes are next to each other not miles apart. It can be made lavish with canopy and led lights

It's a good kids bedroom for a small family, by NYC standards.
