Should You Buy a House in Tier 2 / Tier 3 Cities of India

  • Indian real estate market is on a boom and people are finding it increasingly difficult to buy a property in metro city. This has compelled people living in metro cities to think that should they buy a house in tier 2 / tier 3 cities of India. In this video I have shared why property demand is increasing in tier 2 and tier 3 cities of India, why developers are shifting their focus from metro cities to tier 2 and tier 3 cities of India, what are the opportunities in tier 2 city real estate and why should you invest in real estate of tier 2 and tier 3 cities of India.
    Though this video I have tried to share a thought process for people living in metro cities which will help them to evaluate tier 2 city real estate and take an informed decision.

    Agree with most of the points.
    But one thing we can't change is human nature.
    My stocks, bonds etc are always safe in my account.
    But property involves regular supervision & protection from encroachers especially in tier 2-3 cities.

Unki zyadatar baatein practical hoti hai sivay is ke ki sabhi ko apni zindagi banane ke liye bade shahar me aana hi padega, Nagpur, Ahmedabad etc me investment ki advice karte Hain aur Noida, Greater Noida ke liye bilkul mana karte hain.     Correct. If it's possible better to buy property in a tier2 city at a good location now instead of waiting to buy in a metro city. Tier2 cities will get developed a lot in the future. Jobs will be there. It's not like whole India can live in metro city. Water scarcity will be a common issue in big metro cities. Think long term. Companies will have to expand their business to tier2 cities.

    I work in IT. I am a bachelor who will marry next year. I am not sure if I will be living in Banglaore, Pune, Hyderabad or Gurgaon. I am from Lucknow and I like to live in Lucknow because everything is there for me. I bought a 2bhk in a luxury segment which I want to use for end use in upcoming years when I plan to WFH as I become senior in my field. Life in these metro cities is difficult with traffic, expensive everything and infrastructure and water problems. I plan to give the flat for rent so few years and then after that I will use it for self use, so the EMI burder is also reduced because I can use the rent to pay half of the EMI.

    Where is it limited in metro cities? All builders are launching high rise 30+ floors one after the other in Hyderabad and everything is getting sold out too. You don't know real ground situation

    I think :
    1) If a metro city is nearby and you are able to work from home then buy for self consumption
    2) if you have smaller tickt size then buy in tier 2 city
    3) if you have bit more try to buy in teir 1 for investment only and either live in tier 1 on rent or if you have a ancestral home already at tier 2.
    main goal is to make a non burden investment in real estate that you can hedge against future purpose or else swap that for bigger one in future,

      Meerut will come up a good option with RRTS coming up connectivity is no longer an issue and prices in meerut are dearth cheap as compared to other parts of NCR …. Pl let me know your views on it 😊

    Come On, NCR is Tier2 - Gurugram, Noida etc. Delhi is considered Tier1.

      Noida with Greater Noida doesnot even have a population of 10 Lakhs. Gurugram and Noida are good tier 2 cities but still donot fall in Delhi's category i.e. Tier1. There are officially only 4 Metropolis in India. This is the truth, face it
