READ THIS FOR COUNTER OPTINION. See akshat just knows very little of the real estate market since he is settled there. Even if a person has 5-10 crs extra why the hell he would go to a place he hardly knows (south/north goa) and buy properties and then give that property to Airbnb( one death, one incident and all investments is gone). rich people are smart. The same Delhi NCR which he criticises so much has made people millionaires. Rich folks book flats in DLF, Godrej with their jacks (jugaads) before the RERA comes for that property. While the RERA comes and advts happens , the same property they have booked for at 10-12k/sq-ft is now selling at13-16/sq foot. all the meanwhile where they don't even have to put their entire money even. They are just flipping properties and enjoying the spread. In Dubai these brokers go and stand in line since morning 3 am for sobha and other builders to book flats. ITS JUST NOT EASY for a common man. Its just. that to do all this you need to have extra money. Would you take a 1 CR loan and go buy property in Goa a place where u don't live and give it on air bnb. What is doesn't work out for you. Who will pay your EMIS? Most of the cases real estate is a trap for your money. Better get educated and invest in stocks (never allocate more than 10% of your investable capital in one stock). You will get transparency and liquidity.

I am seeing much more growth and opportunity in greaterNoida and Noida side than delhi and gurgaon. Though the authority plot resale rates are 70-80k per sqm which is quite high as most is accepted in black also. even the current market rate of yamuna expressway is 35,000 per sqm. But here also the resale prices are 50k -70k even when its 80% inhabited and not much facilities are there as of yet.
In Mumbai 42% residential properties owned by marathi, 3rd are gujju and marwari community with 19%. Bt second is NRI community with 23%. Going abroad and buying houses is easier due to currency 😂 More than that in usa houses are cheaper than mumbai. Cuz in india u dont get good salary in start as a white collar jobs. And now retail businesses are facing many competition due to eCommerce, tata, reliance, dmart etc. in Mumbai ppl come to live in slums. In slums rent is 4-6k and if u live with 6-7 ppl it will cost u 1k or less than. And For min 1rk flat rent is 15k. Becuz of that Mumbai population is increasing. Cuz to live in slums all migrants and illegal immigrants are coming.55% population live in slums in Mumbai.
I feel Delhi Gurgaon and Mumbai MMR all these three markets are artificially hyped. People and brokers together have created a perception by raising the price there. How is this possible that every quarter now we are seeing news of 5 Cr + properties from DLF or Godrej getting sold in 100s units in 7 days with 5000 cr total sales in gurgaon. These types of news have become too common now and that raise the suspicion
Instead of criticism why do these people not divulge there own RE holdings and investment strategies in the same way akshat is doing, i think akshat is just giving his own views about property after experiencing and investing in delhi gurgaon and goa, of course over a period of time viewpoint may or may not change. It is viewer's choice if they agree or disagree with what akshat has to say. Do not buy properties for rents . A good bussiness will always outperform rents. Buying properties for rent is BLOCKING all your capital you will not have any funds for bussiness and that will always keep you middle class. Also , property appreciation and rentals should be seen separately
Your video is only to make money on your course. Just advertising. But, honesty you cant make money in Goa on rentals. The rental yield us very low. You cannot charge a five star rate for airbnb people would rather stay in five star hotels or cheaper hotels. Nowadays, the international tourists are declining and goa has only cheap domestic tourists coming who either stay in cheap hotels or stay outside, cook outside or stay at friends. The goa rental specially the tourist is seasosnal like fruits , they make money only during the summer holidays and during the christmas and new year days. Rest of the days there will be NO business.
What do you think who is buying expensive flats in these cities. These are probably the top layer of all corporate firms and when they would get their flat their; why would they prefer to open offices at other locations. Having offices shifting to tier 2 cities is highly unlikely.

Let me put it this way. Been to Goa several times and my brother must have visited Goa maybe 200 times in the last 10 years or so. Goa is pathetic as far as Infrastructure is concerned. Goa is thriving due to free access to Liquor and drugs, the class of foreign tourists which come there I would put as C class. Nothing great about that place other than its colonial past and well beaches, they are there everywhere in India. If we take out access to drugs and liquor nothing much is there.
Goa living expenses is so high..and it's almost becoming concrete jungle ..why will person leave one jungle and settle in another concrete jungle..please don't invest just to earn money in goa .. if u want invest please invest in it's natural beauty but not cutting hills or tree

Let me put it this way. Been to Goa several times and my brother must have visited Goa maybe 200 times in the last 10 years or so. Goa is pathetic as far as Infrastructure is concerned. Goa is thriving due to free access to Liquor and drugs, the class of foreign tourists which come there I would put as C class. Nothing great about that place other than its colonial past and well beaches, they are there everywhere in India. If we take out access to drugs and liquor nothing much is there.
Pls spare Goa's further deterioration. ..

Goa living expenses is so high..and it's almost becoming concrete jungle ..why will person leave one jungle and settle in another concrete jungle..please don't invest just to earn money in goa .. if u want invest please invest in it's natural beauty but not cutting hills or tree
