    At 14:30 you discuss WHOLETAIL and paying a pfrofessional photographer and house cleaner, which I also do. One more idea is to spend a grand or so for a professional tree trimmer to thin out the overgrown trees, which lets in a lot of light and the house shows so much better.

    Thoughts on Drone Photographer……especially flying through the neighborhood then the roof, yard,etc then finishing interior vid.
    My son has been Drone Pilot for over 10 years. Tx for feedback.

    My biggest take away is that people leave a lot of money on the table not knowing that you can make different type of contracts

    When wholesaling on the MLS, do we need to specify in the listing "this is an assignment of contract..."?

    Have the cash buyers on investorlift already been vetted? Are they required to provide a POF with a bank statement? Or are they a lot of wholesalers calling themselves cash buyers who don't even have funds for earnest money deposits?

      When I first started I got on cash buyer lists so that I could find it how much money others were getting for their deals.
      I only wholesale, I am not a cash buyer but I get tons of investor lift emails. I was never vetted

      @kennyholcomb for this reason I think it's better to find cash buyer investors on the MLS and vet them so you know they're a legit cash buyer investor. Investorlift kind of reminds me of throwing spaghetti against the wall or for lazy wholesalers who don't build a buyer's list first.

    Yeah.. he should be putting all of his properties on the MLS instead of sending to cash buyers… OR, do both, send to cash buyers the first days and then upload to MLS. If you understand wha a conventional lender will need to approve the loan.. you will probably double your profits.

    I honestly don’t understand how they do that. How does someone come into this business and first year do 1 million plus. Did they have a ton of capital? Unbelievable

      @@Leo.KillerOfBaseballs for example if you have a Enterprise account executive that deals with large cap companies closing big deals throughout the year which is part of their job it would be an easy transition into wholesaling.
      Time and time again people that do very well in sales do very well in real estate.

    I have a question, when you start hiring people to replace yourself, what do you pay them? Is it still a 50/50 type deal?

      This is an example I use, go ask bob if he would like to acquisition for you for 40% of the profit. Then to ask Jim if he would like to disposition these houses your getting for 40%. That leave 20% to you for doing nothing now 😅

      You pay them as an employee. You are a business owner, you set the pay/bonus. 50/50 deal would be if you were to partner up not hiring an employee.

    Bro you don’t need to be teaching these sketchy characters to list their assignment contracts on the mls. You all have already basically decimated an exit clause because of your over education and guru tactics. The fastest way to get assignment of real estate contracts banned is to start poking the metaphorical bear which in this case is the NCREC or any Real Estate Commission for that matter. If you’re seeing this comment, do not attempt to do this unless you know EXACTLY what you’re doing and you were specifically taught all the regulations and you are working with an agent. Jerry Norton should not be advising his gullible audience to flat fee list assignment contracts. You will get sued and you will cause assignments to be banned.

      Wow, I think you entirely misunderstand what NAR is all about. This is exactly what the laws are requiring - that contracts for sale are bought and sold with agents. A flat fee broker is an agent. A buyers agent representing the cash buyer is an agent. This is where wholesaling will eventually go.

      @@FlippingMastery No, Mr Norton I do not miss things & i do not misunderstand. Firstly, doing assignments of contract is not Wholesaling. That buzz word needs to go. Wholesaling is when a large tract builder builds 10% or so homes on a large tract development and sells them for slightly above cost to institutional or large scale investors for a proof of concept the same way a tee shirt company wholesales products to large retail because they are buying in bulk. You cannot just call assigning contracts wholesaling, its confusing. Secondly and more importantly, You and many others like you are almost solely responsible for the decimation of what could have been a great and lucrative business model. Preying on the ignorant, telling folks theres any way to get rich quick. telling people to go and buy lists from white labeled data you all purchase after receiving an order, providing skip tracing and not disclosing your interest in the skip tracing companies etc. Charging people to find you lots with your little lot flipping scheme. You will do anything to pump out shell (empty) content. All the while you do not need any of these things these tools or these things to find and flip deals you just have to be smart and creative. You all have set the bar so low that "anyone can do it," however that is not the case and you dont care either way. Why do you not care either way? Because before the onset of the "wholesaling" boom, you had already made it. You were already established. So why would you care? Youre robbing people of the opportunity to get into the low barrier to entry space by over educating. You and people like you are making the barrier to entry so low that non high functioning folks, people that have habitually made bad choice after bad choice are getting into the space and creating an unsustainable business practice. It's all a sham and you should genuinely be ashamed of yourself. all of you. Just trying to make a buck off of a pipe dream and im here to put a stop to it. That's why Terry Thayer is getting class actioned, because you all cant stop scamming folks. Ignorant folks who dont know better. Who trust you because you have mother Mary in the background of your videos. It's awful & despicable. Do you see doctors or lawyers selling their trade secrets online? no. you dont. Do you see any other high value industry just giving away all of their secrets for 499.99 + tax? No, you don't. You cannot list your assignment on the MLS that clause is up there for builders to pre sale houses not for sketchy people to come in and list assignment contracts online. There are a ton of great folks in this space that I call creative real estate, but by making this information so accessible to people you are over saturating it and robbing people of the ability to change their life trajectory - You are sealing the fates of many through this. You may not see it this way but it is the big picture reality.
