The country doesn't need another sterile carp lake, there's one of those every five minutes, and native animals should always take preference. To determine that it should have been a single survey which cost a couple of grand - a single professional could have visited once and done all those tests and checks.
Couldn’t have put this better. As a fisherman and a conservationist, the newts need some space. I’ve worked with them for years. They’re getting bottlenecked beyond belief and are quickly running out of suitable habitat.
I would take another sample of the water and send it to an independent company to see if there is newt piss in the water. Also, how do they know if it isn't just a normal newt piss I reckon they are taking the piss and trying to get you to pay more money in there bullsh*t fund...

I'm a developer where we have to provide a 10% net gain on biodiversity and the way it's set up doesn't work on site so you just have to pay money, which never really results in a 10% net gain. The system is broken and that's why things take forever or just become unviable like the lake
Hi Benedict, I did some fishery work for a golf course that was filling in some lakes and before I removed and relocated the fish thay had to remove GC Newts. They got a company to fence the lakes with plastic sheeting fencing and put newt traps around the lake when they migrate out of the lake to hiberate...basically buckets in the ground (with a stick to the outside, incase mammals fell in so they could get out) when no more newts were trapped over a specific time period they could fill the lakes in. The GC Newts were relocated to another site. Might be worth contacting Natural England for a site vist/consultation to see if this is possible for you. Might help. All the best

An area close to me had documented great crested newts. They built a puddle for them 10ftX10ft and then covered acres with houses. So why you would have to worry about them

Day ticket lakes are all of what's wrong in modern carp fishing anyways, your initial outlay may cost a lot but you'll make a lot of money from it. My dad plays badminton with a guy who has 7 lakes and he says it's like having a money printing machine. Personally if i had a lake like this i'd stock it with a handful of carp and just let it be for a few years and then let me and my mates fish it.
I know someone who used to put newts on land to stop houses being built.on occasionally he newts in a pond which need to be drained so they could build house the newts put a stop to it.the guy lost thousands of pounds

I have zero knowledge of planning applications but I know the mere mention of "newt" can be a major problem and at that point I'd need to look much closer at the viability of such a planning application and any additional costs that may be incurred if it was still possible

What was amazing was that the Government at the time seemed "surprised", which basically means they were thick. Well we know that. The question you should ask yourself is why they wasted so much taxpayers money on a railway that no-one really wanted. Lots of people at the time said it would never be finished and that was the reason that the project was started in London and in Manchester. An make sure that all the "specially selected" contractors paid the Conservative party a lot of money in donations. The Government wasted £92billion and was a total farce but your takeaway is............................... a bat cover.
Personally i would give it a year or two then revisit the situation, get the water tested again then etc…..hopefully no carp find there way into the lake in the meantime as they would certainly remove the newt problem 🙄🤣

Jeromy Clarkson highlighted the hypocrisy of his local council. Surely they can see how you’re trying to improve the area and make a business from this land. I believe in saving and encouraging wildlife to an area and some areas should remain unspoilt but I think you’ve jumped through enough hoops in the pursuit of getting that all important planning permission. I hope you continue to push ahead with this project and hope your perseverance pays off. You might sink 100k into it but I think you can be proud that your vision will become reality. I’m sure there’s plenty of sponsors wanting to work with you especially if you keep racing your Lambo with Matt and Chris 😁 plus your an entrepreneur with plenty of drive

Surely a lot of people are aware newts are protected in the uk like bats are to a certain degree . Seems like a senseless load of money just wasted . Should be the first thing to investigate before leasing the lake given your plans ?
Not true. I have a newt pond with all uk newt species they are in there as soon as the risk of the pond freezing is over March April ish until september when the numbers drop but there is still newts in there. They are feeding on daphnia. 6 weeks is completely untrue.
It’s a little longer than 6 weeks nearer to anytime within 4 or 5 months, they’ll seek out ponds from mid spring to the end of summer then adults generally will spend most of the time in grassland and woodland. The juveniles hatch in the summer and will probably leave for semi hibernation in the autumn. If your garden pond is in an urban setting then you are altering the environment they seek after breeding so you are having an effect on their behaviour.

surely buying a big run down country estate with a couple of lakes on it would be the way to go rather than subletting famland , they ll probably want to use it for irrigating fields and then your left with a half empty cesspit of a lake every year

Probably not there was a plot of land next to my little village they wanted to build 35 houses but there is a pond about 20m round and they found great crested newts and not only rejected the planning but made it a SSSI 👍 so no ugly houses spoiling our village

You should have put some carp in first to clear the site, or what happens if someone else put some carp in or can they detect fingerprints on a carp to prove who put it in or paid the inspector £15k to provide water from elsewhere where… tough break you try and do things right and get penalised

I ask because my mom has a 4 acre lake with 20 lb plus carp in it that she stocked it with in the mid 90s they breed every year and it’s situated in gorgeous natural surroundings, a local businessman offered her 1500 pounds a year to rent it for his fishing club syndicate . We obviously didn’t make that deal as it seems like a complete piss take could anyone tell me roughly what the going rate may be ?
Not sure what else the lake has around it, car park, extra space, fencing etc, but you’re roughly on about 5k You then have to come up with a plan together with the cost of fencing etc as it’s your land but un needed if it wasn’t a fishing lake, sort of divide the cost over 10 years and see what it works out, you’ll be earning less for those 10 years but they’re actually paying for something that will last years and years, That’s if you have the money to pay for the fence In The first place, no one’s going to pay you top money in the current circumstances for the chance of all the fish being eaten
That’s not a random price that’s a price I know a lot of people are paying based on 4/5 acres, some obviously less some more, if you end up Charging to much there becomes a point where it’s a stale mate, the club can’t charge anymore to the anglers and no money to spend on it to get to the point of charging more It probably needs a fair amount of work, fish stock depending, fence, a lot of contributing factors go towards price, he’s not miles off if it’s not fenced, needs work and has a few fish in it to 20lb probs more like 2k untill you can come up with a future plan between you

The annoying thing is that the test isn't specific to great crested newts, it's just general newts. I could have told them there were newts in there without all the pomp and procedure. It's a patch of still water, there are going to be newts. Last time i emptied my 6ft by 8ft pond I had 2 buckets overflowing with common newts

I used to catch Great Crested Newts as a lad. They’re awesome creatures that are being killed off by land development and loss of habitat so deserve this level of protection. Did you not consider the costs of this when you took on the project. Sounds like you should sack your financial advisor. 😂
Real fisheries aint profitable really they are just a long term money maker most people buy an stock carp with the intent on selling them in future or somerhing like that , also smaller match lakes is where the money is at
Get a second opinion on the EAN. They wrote it that you WOULD need a licence which to a planner means GCN is 100% there. You didn’t explain if the eDNA picked up GCN or common newts. If GCN are there then yes, kiss goodbye to it as you’ll never get PP for the change of land use. If it’s common newts then you have less issues. You could seek advice from natural england, wildlife trust or freshwater habitats trust on this also.

Charging to much there becomes a point where it’s a stale mate, the club can’t charge anymore to the anglers and no money to spend on it to get to the point of charging more
It probably needs a fair amount of work, fish stock depending, fence, a lot of contributing factors go towards price, he’s not miles off if it’s not fenced, needs work and has a few fish in it to 20lb probs more like 2k untill you can come up with a future plan between you
@@lovinmotocross it has parking and acces road it has a wood on 2 sides that’s been thinned out and managed for years it’s got a very good stock of common and mirror I have fished it myself for years , it’s an old marl pit dug by my grandad 150 years ago no work would need doing at all as I have managed the woodland and surrounding farm land thanks for your reply

@ unfortunately no fencing required is crazy, we have a fully otter fenced fishery and they still find their way in time to time, just because you haven’t seen them or any evidence doesn’t mean they haven’t been there or won’t

The annoying thing is that the test isn't specific to great crested newts, it's just general newts. I could have told them there were newts in there without all the pomp and procedure. It's a patch of still water, there are going to be newts. Last time i emptied my 6ft by 8ft pond I had 2 buckets overflowing with common newts

I used to catch Great Crested Newts as a lad. They’re awesome creatures that are being killed off by land development and loss of habitat so deserve this level of protection. Did you not consider the costs of this when you took on the project. Sounds like you should sack your financial advisor. 😂

Get a second opinion on the EAN. They wrote it that you WOULD need a licence which to a planner means GCN is 100% there. You didn’t explain if the eDNA picked up GCN or common newts.
If GCN are there then yes, kiss goodbye to it as you’ll never get PP for the change of land use.
If it’s common newts then you have less issues.
You could seek advice from natural england, wildlife trust or freshwater habitats trust on this also.
