    We are back in Cheras to check out the latest addition from this group. As usual, the facade definitely makes a big impact from afar and their design DNA still flows through the entire project especially the specific rooms like the lounge, the lobby and the halls. However, with similar approach comes similar problems. The maintenance part of all the fixtures and furniture will be the struggle for the residents in the future.
    This project is located right next to the intersection between MRR2 and Jalan Cheras along the MRT track. With convenience, definitely it comes with congestion and tremendous noise as well. This particular site is also extremely challenging. It's narrow, it's tight but I'm happy to see the team made it through.
    In this visit, at least I've concluded my findings after breaking down their design approach to all of their projects. Their strategy of resources allocation is very different but so far it's still working.

    Thanks for the review. Few thoughts;
    1) Akward accessibility;
    2) Putting living space upper floor make sense because its probably where you wanna spend most of your time.
    3) U really need to install a cooking hob,
    4) Main difference between the two bathrooms are;one has shower, the other dont
    5) developer intended the living space to be downstairs; bad idea
    6) invest on a ladder; so you can reach db box
    7)if fully use aircond, tnb charge gonna be a nightmare

    My living space is at the loft area too, very spacious and all my guests love it. One bathroom and one powder room is necessary la unless you’re staying alone. One thing I must share is the view with firework is spectacular because there are a lot of landed houses haha 😍

    I'm curious of one thing about condos. Is there an exterior outlet & piping for the kitchen exhaust hood? Where goes the air & smoke that's being sucked?

    The layout is really weird and tight. I think it's meant to be one of those properties for Airbnb and room to let purpose. The orientation of the unit is not very conducive for family use. Lol!😅

    This duplex layout is so weird. Normally upstairs will be a bedroom not a living room 😂. Also, Corridor upstairs leading to no where 😅. Like this project, their newer projects are now built on small pocket land which was also an abandoned toll land..This developer is known for their substandard materials and poor maintenance based on their past projects. Wonder how would it look like in a year’s time.

    Isn't it normal for DB box to be unreachable at standing height? The reason for external access of master bathroom is due to the common one is just a powder room.

    Anyway, although it is near to MRT & good for transport to KL city, but it gonna be nightmare during the morning peak hours (those who take MRT on this line should know what i'm saying)

    if from my perception, i would rather to extend the upper floor space , especially to extend the floor in order to slot in dinning table over there rather than lower floor, since the living hall was designed at upstair.
    the reason to kept one of the bathroom 2 way door connected which mainly because that bathroom is the only shower system existence

    this building suppose not to be exist, tmn midah is overloaded. we did protest with YB before it build but no used, the developer too powerful? this building really make the traffic worst in that area.

    Luckily the road where the entrance is located isnt too jammed during peak hours. If you come from MRR2 then youll be fine, but if you come from Jalan Cheras, you will have to take a turn into Taman Midah and go thru Lotus and then reach your entrance. Overall the project looks very extravagant, always pass by this building when going to work

    Seen a video a while ago the different developer the upper levei of duplex has a door for exit in case of emergency ...yes the additional downstair bathroom maybe be placed at upper level I guess

    I cannot lah this one. The double height is reversed. It should be facing the window so you get the "wow" and airy feel. Now it feels trapped like inside a cage. Oi arkitek, macam mana ni.

    The layout is really weird. The 2nd room and 2nd bathroom is really small and doesn’t seem to have a shower space. Renovating is a really costly affair and the cost of buying + renovating opens up to many other options. That being said I think it can be very compelling for short stay play. And that R floor to stop before you can go up to your tower feels like sky lobby in hotels. I don’t mind doing it as a tourist, but I don’t want to take 2 lifts to my unit everyday.

    13:01 The smaller bathroom doesn't have a shower area leh, more like a powder room, if no door to the other bathroom the other occupants will have to go thru the master bedroom to shower 🤣

    Guess the reason why people buy this property is the convenience of location. And a place to stay lol. Probably just enough for couples. The wardrobe at “master bedroom” looks kinda sad tho. Hopefully this arte cheras won’t end up being like the poorly managed arte mont kiara.

    I thought usually loft layout will have atleast 7.ft of big windows so you will feel much more space and better sunlight, but this layout ...hymm really questionable.. a lot of unnecessary layout design which is not practical makes the whole package looks so oppressed.

    haha can tell you’re trying really hard to find good points about this place. Run far far when you see Arte projects. The theme rooms are such a joke. This is not avant-garde, this is just plain bullshit polluting the skyline of cheras.

    So many people make it as airbnb. Dont feel safe at all. this is why I hate commercial property. Went there once to a friend house. So many level or security and lift exchanged just to get into a house. On weekend, like Sardine. I'm blessed I don't buy this property 😂

    Very important questions, please help if anyone knows - Who/Which departments actually have the power to refrain all those illegal parking along the road before&surrounding the building? I think this happens to alot high rise apparently and it seems so difficult to take action on it completely? Any sifus knows?🥲

      1. Make report to the local council like DBKL, MBPJ, MPAJ etc.
      2. Make police report
      3. (This is something that I see, but please don't try this) there is a condo nearby one of the SUKE entrance, before the construction, a lot of cars were parking illegally on the main road outside the condo. one day, all the illegal parked cars were heavily damaged, the car body got extra paintings, windows broken, door broken etc. Ever since then, no more illegal parked car dy.
