You are absolutely right about everything you said. As a retired interior designer I have one thing to add. Put your kitchen cabinets up to the ceiling! Those open spaces at the top just invite dust and grease to settle there.
Love your channel! These are all wonderful tips! We are currently remodeling a home decorated in the early 2000’s. All of the ceilings are painted the same color as the walls. I feel like this makes the home look dated and makes all of the rooms much darker than white or light colored ceilings. I would love your opinion.
Jennifer..you want to save money when building, then remember this. All boards. Let's say 2x4 pre cut standard boards lengths are cut the following .. 8ft or 10ft or 12 ft or 14ft. Why have your ceilings 9ft? For every 9ft board you have 1ft of the board cut and tossed or also known as waste factor. Use your lumber wisely and save save save. Check this hot with your builder and see what he says. Good show as always!
As an individual in the HVAC industry, I would like to say that A/C vents are placed at windows because that is where the biggest energy cost is. Windows are not insulated as well as walls therefore, hot and cold transfer is the great at windows. If you want to be comfortable in your home, let the HVAC tech do his/her job.
Hi Jennifer! When we built our second custom home, (after living in our first custom build which was beautiful ☺️) I learned a lot of what I liked and didn't like (more of those likes and dislikes came from our old neighborhood home) that I could apply in our 1st custom build....one thing we did in our laundry room was put in pull out trash cans (like in the kitchen) to put our laundry in so dirty laundry is not in the site of guests! I also had our builder not put any builder grade lights in only light bulbs..so when we got in the home and lived there for a couple months I could then decide what I wanted, I wasn't going to pay for lights TWICE! Also did no bathroom mirrors as well! But the BIGGEST pev that drop me CRAZY was the placement of doors!! Now a days builders put them where they hit each other and it's so frustrating!! For that reasons I choose pocket doors in others places or no doors, like on my pantry...it forces me to keep things clean and nice and tidy which I LOVE!! ☺️
We’ve had to retrofit outlets in resale homes we bought and that is a huge, messy job- especially when the house is built on a slab foundation. Your video should be “must see tv” for all builders, not just their clients!
In our formal dining room, we had our builder make a furniture niche for our China hutch so that it did not interfere with the footprint of the room. We also did the same in my son’s bedroom for his large dresser. If you have the space to do this, it works great!
Your tips on electrical outlets and floor vents are good but you really have to be organized and plan way ahead, considering those two systems. HVAC people draw up their schematic based on what is considered ‘typical’ for a home. They want to put vents and air exchanges in certain spots which may be defined by how the ductwork is run under the flooring and through the walls. You need to be able to have input as to where the vents and air intakes are planned because you may have planned for a piece of furniture or a mudroom bench to go along a wall that now has a large air intake in the middle of that spot. Ask me know how I know that……..😏 With the electrical, again, they put outlets in standard positions so you have to know where furniture is going to make sure your outlets are where they should be. It just takes a little advance planning and doing the walk-throughs with the subs. For the HVAC system, you should ask to see their plans because, in my experience, there was not a walk through for that….I showed up one day and it was done. Thankfully, the guys were very accommodating and moved things to suit my plans. Communication is key!
My husband and Saud that it is not code in most areas no have a chandelier over a bath tub or inside of drawers....but I did have him put outlets under my windows so I can plug in my candle lights at Christmas time. Some people even have them put on the window ledge themselves. I didn't do that because I like to put things on my sills.
I have a fireplace that has an inset built in as it goes up to the ceiling. It starts about a foot and a half above the mantle, so I feel it’s too high to make a mirror practical. I have a beautiful rose oil painting hanging there, but do you have any suggestions that might be fresh and new?
Kitchen counter and bathroom vanity height. Mine were much too high for me. Also, shower head placement, don’t put it opposite the shower door, both you and the floor will get a soaking!😂
Can you recommend some good floor outlets. I have ones that have screw on tops and I don't love them 'cuz then when I have something plugged in I have to put that screw top somewhere.
No outlets in the floor. Instead put a rechargeable LED bulb in the lamp. You can also buy a side table that has a charger you can take from one room to another and charge anywhere.
