Ok, i promise this is my last comment but a juicy one. First, we dont need too much hoopla. We dont need indoor swings or murals. We just want a bit of character and a place that is spotless, well stocked and where we can relax. Second, I know people want hands off businesses with airbnb, but that's everything airbnbs shouldnt be. They should be lovely propertiea that are meaningful to the owner. Now that people are using management compies and buying tons of properties to liat, the magic has left. I atrictly look for properties where the owner is directly and frequently involved and invested . Otherwise, all the stuff you noticed in thia house goes unnoticed and very quickly you end up with a crappy property and crappy experience. Just my unsolicited 2 cents.
Facts. Visit and enjoy your properties often. Keep it high quality and simple. Operate it yourself. If a property management company operates it, move along.

I make it a habit to try and call my cleaners, particularly if it is related to any cleanliness issue whatsoever.
This is why I have a rotation of six cleaners across my two properties. If I relied on one cleaner or one cleaning company I’d essentially be at their mercy. I only keep the best cleaners on my team. If I don’t like a cleaners work I’ll kick her off and it’s no big deal because I still have five other cleaners. I look for new cleaners when I essentially don’t “need” one right away.
Hint from a former owner of a cleaning company….for years . Treat them like gold! That said, now you know how truly difficult it is to even FIND this type of cleaner. Now…supplemental to that your cleaners need to know that if they don’t do what’s expected they MUST return to the scene before being paid . For me, I had people assigned to districts specifically to check the other cleaner’s work. Remember, your cleaners make or break you. They make sure 👍🏼 the next renters have fresh linens, a nice comfy beautiful place that’s welcoming, etc. I split my earnings with my cleaners…yup, I paid MORE than others. Also , if everything was truly beautiful I gave out a bonus in each check (clearly marked BONUS). Hope that helps. Your bread & butter comes when you sell the place…. Ha❤ true story. Also, long term rentals = less cleaning crew visit.
@MightyK08 Then learn the laws for taking out recycling. We, the neighbors, are sick of fixing it for you. Tell Rob he is pissin off the whole neighborhood because of that. And make sure he has paid the city the licensing fee!

She spends about 2 1/2 hours. I have my cleaning for my rentals down so I do it myself. It is not glamorous and if you are a good cleaner Rob is correct. Either you are reliable, or you are a good cleaner. You usually do not find two of those in the same cleaner. I find toward the end of the season I am burnt out on cleaning my own! I don't think anyone else feels differently. The only reason I clean good and show up is because they are MINE. I do it and get it done. If I am to hire someone I would have to go over and check them and end up getting things missed and do the final touches. IT is hard to stay motivated to clean. It is boring and mind numbing.

I’d have to disagree that there is nothing in Houston that is design forward. I designed, setup, and ran The Jungle Disco for a while before we sold it and we killed it. We ran out of money in the budget to do everything I wanted, but only I knew that and guests absolutely love the setup. I did wish that I had more outside space to work with, but the atrium pool in the middle of the house was its own attraction.
Rob, you have to get a FLOOR SQUEEGEE in addition to the push broom - you will clear the standing water off the court much faster and easier, and your guests will find it easier too
