Yes it’s a regular rental commission. Usually 1/2 months rent. Section 8 is just a source of income, not a type of tenant. They made it illegal to discriminate against section 8 as it judges by income source

@@AneshaWright they won’t need a lender because they are renting.
As long as they meet credit and background requirements they can apply. Just ask about approval requirements and see if they meet them. You don’t have to ask if they will take section 8. They can’t deny for that

When u get a message saying ur approved what happens after?
Once the lease is signed, association approval is received AND housing did inspection and approved the lease you can schedule move in and the owners funds will be sent via ACH within 30 days
KhalidSoldIt So do you get a email when everything is done? Bc my mom got a email yesterday saying she was approved. So after that does she get another one a week or two after saying what's been done?

This is so true. I was widowed and had to go into section 8 housing. I got remarried and bought a house now I’m off. Oh and I was always employed full time in a government job. The myths of section 8 tenants is honestly sad.

What i don't understand in FL with an HOA is how can we draft a lease agreement in order to provide to HOA when we wouldn't know exactly when the term will typically begin if we have to wait for the inspector.
@@luiscofresi when I write the lease for the association, I tend to fill in somewhere lease approval and move-in date contingent on/subject to Section 8 approval
@@KhalidExplainsItAll i appreciate that fast response brother. I ended drafting my own addendum to add to the lease with the terms. Currently, I was asking for two securities from the section 8 tenant for move in. But my client, the landlord, mentioned if a last month and security is allowed to be put on the agreement so that the tenant owes both at move in? It's hard for me to find out any information for South Florida if the Section 8 is allowed to pay last month and security or in this case should it be two securities

Hello, please if you can I have questions regarding section 8. I am a 24-year-old young woman in Indiana with Autism who recently was approved for Section 8. I have lived with my parents for my entire life. I have never rented, or owned a home. I paid rent to my parents through SSI since again I am autistic. While I'm high functioning by most standards I still have aspects of my disability that I struggle with, most of them simply don't show on the service because I practice healthy coping methods. Is there any advice you would give for someone who has no experience, things that I should avoid, or things to look out for so I don't get mistreated. I have heard horror stories from co-workers of people with special needs being taken advantage of by landlords, or apartment complexes. Is there anything I should know that could help me have a better start to living on my own?

I got the part where he said @ walk through the tenant exchanges money order and that you pay first month's rent if housing authority doesn't pay for it , But then he confused me cuz right after that he said section 8 tenants don't pay last month's rent up front. If that's the case why did he say @ walk through you exchange money order? And I'm still confused , So let's say I get approved from the case worker at the housing authority , do I pay first month's rent the same day as well as paying the security deposit on the exact same day as well?
