The kitchen is an adequate size, but I'd convert the breakfast nook into a pantry or laundry room (or both). The master suite has ample room for a work station. This place has options.
I have looked at 100's of homes and designs. I love alot of them. Yet they always included someone else. This morning I woke up with the desire to find a home just for me. This is it !!! Were the Christmas 🎄 is would be the grandchildrens play area. And the picnic table spot in the kitchen, as much as I love... I would change it to the utility room with washer and dryer, keeping the window. And the bigger dining area I would put in window seats all around with plenty of room for extra storage.. keep the round table and 4 of the chairs. I'm definitely saving this home. I know your not supposed to tell anyone your plans and yet I just did. Thank you so much for your talent and dedication. Namaste 🙏 👋 ❤

You absolutely knocked this one out of the park. I’d move in tomorrow. Toss in an over-the-range microwave and I’ll send you the down payment. The styling is timeless and tasteful. Love the downstairs bath, the upstairs retreat, and the breakfast nook. Nice-sized windows throughout. Great job!

One thing I'd do is widen the area of the back where that built-in seating area is, make it wider and add in a washer/dryer. Don't like that back door so close to the frig. You could put the back door in the cubby hole area. Love the bedroom/office combo upstairs. This would be perfect for me!
Get rid of the breakfast nook, slide the door over, and make enough room for a 'real' refrigerator. As a serious cook, that one is fit for the garage. No railing for the stairs. I can see an accident just waiting to happen. There are a few modifications I'd make, but surprisingly, I like it. For me, that says a lot.

The coat closet is a bonus and one not much incorporated in many modern designs. this design gives the feel of the craftsman homes prevalent in the 30s-50s. 2. Interior doors could be pocket doors, which saves space. 3. I'd use a walk-in shower in the bathroom. Just my preference. Love the tile work! 4. Great kitchen - lots of counter space! The breakfast nook is a nice touch, but I'm wondering if it could be a pantry instead? The dining area is also very nice, especially with all of the windows letting in natural light. 5. Put a door in for the upstairs bedroom - energy efficiency and privacy. 6. LOVE the layout of the upstairs bedroom - the study/mini-office area could also be a reading nook or sitting area. The attached bathroom is very airy and light - something you don't much see in small baths tucked up under the eaves. 7. No laundry room? Another use that would make more sense for the breakfast nook.
Absolutely love this floor plan and decor. I would love to live in a house like this. The only question I have is what is the space where the Christmas tree is used for when there’s no tree there? There are two eating areas in the kitchen already so it’s not a dining area. Is it just an extension of the living room? Anyway, I absolutely love it!!!❤
Very beautiful design but I would do a drop leaf table in the dining room and put a hutch in there and also ditch the breakfast nook for a walk in pantry.!
I liked it! But I would have painted the wood upstairs white or some other pastel color to make it more bright and spacious looking. I liked the mint color you chose for most of the house, and the blue in the bathroom was pretty. The breakfast nook was super! And the dining area very nice too with the windows! I didn't see a washer/dryer room but maybe it was behind one of the doors. Was that a coat closet in the foyer? Did the downstairs bedroom have a closet also? I really loved the vanity/desk area in the upstairs bedroom, but I think I would have padded the bench behind it. The chandelier in the living room was very pretty and the porches nice & cozy. Sehr schönes Häuschen. Mir fehlt nur ein größerer Vorraum wo man Mäntel und Schuhe unter bekommt. Und natürlich auch ein Vorratsraum und Wäscheraum. Am besten hat mir das Obergeschoß gefallen! Das war für mich der schönste Raum. Sehr gemütlich. 👍‼️🙋♀️🇩🇪

Very nice tiny house, actually it looks bigger than the average tiny home...love the bright airy feel...I'm always torn between that ocean breeze look and the rustic cabin feel...this home would have also been beautiful with lots of wooden rustic charm...beautiful fireplace..ample room for living area...if the fireplace would have been located by the staircase area that would have been perfect..it would have opened up more options for living room...upstairs was great..wouldn't change anything...also loved the kitchen and breakfast nook.. I didn't notice a area for laundry so the nook could be a spot for that..but you could just leave the nook and turn the dining room into a family room..many options here and all of them would be great...I subscribed ..looking forward to checking out some more videos..

Living room hugely isolated from the kitchen/dining areas but you can access a bedroom? A very small bedroom and the only extra one. Bathroom is nice. Kitchen is nice and a great storage area under the stairs. Dining room is also fine. That breakfast booth sticks out like a sore thumb and by the way, where’s the laundry area?

This is a house with excellent looks and maximization of usable space. That said: First, make better usage of your video time. For example, it does not show space for a wardrobe in the bedroom on the first floor as well as the space for a pantry under the stairs; it just shows the doors to both. Second, the additional breakfast nook is not necessary because of the counter in the kitchen; on the other hand, used it for a laundry room for example. Third, make the door in the kitchen access to an additional porch or patio; the roof above the laundry room and the porch/patio can be part of the same roofing section. Fourth, your attic has a very high wall to the right when you arrive from the stairs; move that wall to the right for a max height of 1.5m which then expands your attic space considerable. Finally, since you already have a full bathroom on the ground floor, why not just limiting it to a simple WC in the attic and cut costs. Those things aside, this house is my favorite one out of hundreds I have seen, Bravo!

Living room needs to be enlarged. I do not see a pantry and hall closet. Would rather have cupboards than open shelves. Open shelves are on their way out. Plus put a door on the masterbedroom
Nice design but it's very chopped up into too many rooms. Opening up walls would offer great sense of space and use. Too bad this Floorplan misses the mark.
That is one way to look at it, and one direction to go in house lay out, and I respect it. On the other hand, some other people do not like to have living room, dining room and kitchen in one big room making up 75% of more of the first floor. This design is addressed at those people who want to have a clear separation between those three functions. And that is exactly why I like it very much.

Love the outside, but small, chopped up interior rooms is not my preference. That small table in the nook is horribly impractical and claustrophobic.
