I would suggest enclosing the breezeway to the garage for use as a laundry/mudroom. The assigned laundry area could then be used as a much-needed kitchen pantry.
I agree. I would also enlarge that space to add a much needed half bath down stairs and add a doorway leading to the backyard with a patio or deck and make that one downstairs bath a part of the master suite downstairs. I would swap the dining and living areas and relocate the front door to the middle of the house. Relocate fireplace to opposite side of home. I wouldn’t need a garage where I live but a double carport would be nice.
A very appealing home! The abundance of windows catches my eye right off the bat. The ample light coming in compensates for the dark wood - which I also love. This interior would look warm and cozy day or night. Many have already commented on the kitchen. I would like a master suite with an attached bath but totally doable with this footprint. I’m tempted to swap the living and dining spaces but that’s just furniture placement. I could definitely live here!
I agree with the lack of storage in the kitchen. No back door? I think the walk outside could be turned into an atrium with a few modifications and add a back door in that area. The bath /shower you have enough room to turn that area into a shower with a small but deep tub. Could you put storage on the wall going up the stairs? I love the house but to be usable it would need modifications. ❤
Very nice. However, there needs to be MUCH more storage in the kitchen. No way would anyone's dishes fit on that one shelf. And bending down a thousand times a day to retrieve everything from the in lower cabinets would get old real fast
What a very appealing home! Just like my current home with its many large windows that we thoughly enjoy all the nature that surrounds us on our 14 rolling acres. I could not help but notice the abundant windows also in this charming little home! I especially love the huge one in the loft area. Both bedrooms appear to be spacious and with adequate his and her closet space un like some that only have one small one to share! I love the bathrooms as well as all the wood in the ceiling in both the livingroom room and dining area. I love the covered attached space that leads to the garage. The farmhouse sink absolutely. For me the only thing is I would have to at least add a couple of upper cabinets in that kitchen. This one is a plus for me and I could see myself living in this cozy house. Y'all knocked this one out of the ball park! Just lovely!! A bit two small for my taste but still a very lovely smaller home.

One problem with the layout is that the kitchen has no upper cabinets and no identified pantry, though there appears to be a closet in the hall opposite the bathroom. The bathtub is an inappropriate style for using the shower. The attached garage seems to actually be large enough for two cars. Aside from a few "trendy" elements that could be replaced during construction, this plan has potential.
Yes, there seems to be a pantry behind the refrigerator, which for some reason was not shown. And there should be a storage space above the refrigerator. And there is also a closet under the lower flight of stairs.
Kitchen needs more cabinets & pantry. The porch from house to garage 1) needs a way to the backyard 2) could be a three season room . Otherwise great job

kitchen and living room are to close to each other... looks great when looking at dining area, but when the pan to the living room / kitchen... it is a total deal breaker... Kitten has to be set back further and separated from living area similar to the way the dining room is separated

I would have the lower cabinets be drawers- easier to get to. Also, you can get shelves that you pull and they rise up. I forget what they’re called.

With the exception of the kitchen it’s a nice house. The kitchen is very, very tiny with extremely limited storage. Not good for a family home.
