It’s pretty safe. I won’t deny that there are some homeless people roaming around. But in general around Surrey central station as well as King george station, there’s a lot of girls, students travelling around midnight as well. Depends on the area you’re living in Vancouver, if you’re around Gastown or East Hastings street, it is probably the most unsafe area that I have experienced.

Hi Ritu, the prices have gone up recently so you’d have to dig a little harder to find for $1400/month. Best place to check is FB marketplace and Craigslist (be cautious of the scammers on Craigslist).
It can be hard to find furnished condos. But you can talk to the owners and sometimes they provide furnishings at an extra monthly charge. Otherwise, I would suggest getting used furniture from FB marketplace, which you can get a good deal sometimes and can sell also for little loss which could be less than the extra rental you pay for a furnished accommodation.

Other stations do not have grocery stores nearby. It’s best to check on student Instagram pages for shared accommodations, you’d have much more options. Also, closer to the skytrain, shared accommodations with a budget of $600 are in short supply as those are quickly grabbed up or are only, rented up by a group of friends studying together. I can also suggest, finding a temporary accommodation and if you’re coming here for studies, meet up some of your classmates. Then find a place closer to skytrain with like minded people.
