I bought one before i for married and I agree bond originators are the best. They do all the work for you. Will definitely follow these steps because there were some mistakes i made when i bought my first house

We’ve once offered full price on a home 🙈😵💫😭 But in our defence I was highly pregnant (with twins!!!) and gatvol of house hunting and our then home had sold much faster than we expected when we listed so we were technically homeless 😅
Next time, I’m definitely negotiating that interest rate like our lives depend on it and negotiating the purchase price. Great advice 🙌🏾

what's the difference between transfer costs and transfer duties?
A house was purchased for under 1 million but the owners paid for the transfer costs and bond registration
the cost that took me by surprise was that when you register for rates and water and electricity you pay a fee for that too, it was around 4k and some change.
to get a prepaid meter so that you pay for the electricity you actually consume, the Ethekwini municipality charges 3k.
Your lawyer should have warned you to save for those costs, the seller usually has to get a refund so you are paying rates that accumulated whilst the selling process was in motion. Transfer duties are payable to SARS for houses above R1mn, the costs are paid to the attorney to transfer the house between the 2 parties.
the first house I got in 2021 the interest rate was 6.25% mind you the house I got now is the same price as the one in 2021 but the interest rate is way up and it added 2k extra to the bod
