Hello, i was watching videos by Philippine based influencers when this video appeared on my feed. That house interior was tastefully done. Really like the bathrooms. Drop ceilings though requires more lighting which may be more costly to maintain. But overall, solid design.

How quickly your build goes depends on the project management of your contractor. This contractor is very organized and connected with his suppliers which facilitates the ability to come in on time like this.
Wow...how big is the lot? 6-7 mos that's pretty quick to build a house that big and looks pretty nice. I can't wait to get back so I can start my project. This virus really halted all my plans I'm sure God has a better plan just have to be patient. Take care always..

When you have time, I'd like to know, since the neighborhood appears to be relatively new, did the developer put in an underground sewage system and hookups to viable water, electrical, and natural gas sources throughout the area before homes were built?
The subdivision is about 15 years old. There is no city sewage and individual septic tanks are required by the Deeds and Restrictions. The subdivision provides the water from wells on-site and electrical is provided by BATELEC II. No natural gas as in most of the Philippines it is relied upon LPG gas containers.

Love the house. Nicely placed on the lot. I would add a veranda (so I can see the ocean on my lot) with enough space for a pool table and a lot more electrical outlets (software engineer). Would love to know an average cost of a house like this.

Not the same Romey. The one Ness told you about is one of the residents here. This build did not include a pool but the next two Caribbean Construction will be building here include an integrated infinity pool connected to the main floor of the house. I think we'll be covering both builds so exciting videos to come.

From your drone shots the house seems to occupy 3/5 of the lot more than the 1//4 requirements in farm lots. Also do you know the sq. footage of this house? Seems smaller than yours. Hope the house was done with some Inspection as it was built. You yourself was the inspector when your house was built so for sure no short cuts was taken in the construction built.

The contractor is Caribbean Construction. You can find them on Facebook. I spoke with the owner and he said a mirror build of this would cost about P12.5m exclusive of landscaping.
James when they will moved in. Maybe they could buy their futures from a store a called Ikea in manila. Yup that store is almost done and its the largest store in the world.
@@lowielucero3304 there are plenty good quality and beautiful furnitures made locally in Laguna and Batangas or even from Cebu. Ikea furnitures are not good quality. Plus the nightmare to assemble of Ikea products are ridiculous. I know well Ikea quality as I have full Ikea Kitchen here in Australia as well as Ikea bed in my guest room. I will never buy Ikea furnitures again.

I know that there are some things that I would make different such as them not adding doors to the shower area, another thing I know I would like would be the awning type of windows that you have on your house. However the time frame for completion is the best I've heard.
Their lot is about 135 sqm smaller than our lot. I spoke with the contractor yesterday and he is going to give me a quote to build this same house which I will provide to everyone here. I did not ask the owner's of this property to respect their privacy.

Beautiful home and lot. I hope we can buy as beautiful a home when we move to the Philippines in the near future. We've been looking at homes in the Philippines and love your subdivision. There a couple of things I don't understand though when it comes to buying a home in the Phils. One....why do the majority of homes (not yours of course) have absolutely no property to them? I mean, there is typically no backyard in many of the homes I have seen selling on TH-cam...mainly in subdivisions. Many of the homes have these walls about 8 feet from your windows on the bottom floor so your view on the window is a huge wall....like you're living in a prison. And the other thing I have noticed is the ridiculous prices of these homes in the subdivisions throughout the Philippines. Many of them are far more expensive than homes in America and Canada. It seems like they are overpriced. Are the brokers jacking up the prices to make a huge commission? Why is it much cheaper to buy a house & lot in Bali and Thailand than in the Philippines? :)
@Joe Macnab, when you look for a lot to buy, look for a “farmlot” subdivision. Lots in a farmlot subdivision are usually from 750sqm above. The law though allows you a house that is only 25% footprint of the total size. This does give you ample space for green and gardening. Farm lots have lower property taxes than regular residential lots. Note that farmlots are different from farms or agricultural lots. I hope this helps. 😄👍🌹
@Erik S. Tierra Maria Subd., just like other gated communities, do not need grilles or grates. There are security guards in the main gate of the subdivision that check visitors and there are roaming guards 24/7. Also, most houses here have surveillance cameras and dogs. We feel safer and freer here in many ways. No need to imprison yourselves with grilles or grates. 👍😄
You need window grilles or gates for security of your house if your house located in barangay or farm area, not inside the gated community or gated subdivisions.
Nice house. What part of the Philippines is this? I design homes too but not that big anymore. When you get old, who is going to take you up and down those stairs? Also, if it took them 7 months to build this house, I will bet, it will not last 10 years before you see the flaws in the concrete. I wish the owners well.

Almost perfect. The only downside is the bathroom has no shower screen.

Nice house. What part of the Philippines is this? I design homes too but not that big anymore. When you get old, who is going to take you up and down those stairs? Also, if it took them 7 months to build this house, I will bet, it will not last 10 years before you see the flaws in the concrete. I wish the owners well.

The contractor gave me a P12.5m estimate of what this project would cost non inclusive of the landscaping.

I'll ask the contractor what the average price he would charge for building a house like this. We respected the privacy of the homeowners which is why we did not ask nor disclose their actual costs.
