    I have seen some agents who don't bother doing even the most basic of work when taking pictures and writing listings. I want to see high quality pictures and a description of the property. Some don't even do floorplans

    Charlie question as a man an extremely important thing to me is the garage..there are never any photos of the inside of a garage..ever ?..a lot of the time not even external photo 🤷‍♂️

    Been looking at a house with Yopa. They can't even move a scruffy sleeping bag off the settee on the photos of house

      Selling with agents who charge an up front fixed fee like Yopa is usually a mistake.

    Up front fee online sellers may be putting their property up for offer with no timeframe and no need to sell in the immediate future. i.e. chancers who have their properties permanently up for sale.

    Is that graph only sole agency or a combination of sole and multi agency? If an EA is involved in a lot of multi agency sales then statistically it's success rate will be far less. And are the 60% agencies listing properties that are already STC? You know what they say about statistics.

    Is it reasonable for you to not tell the agent any details of the house you’re buying ? They seem to push for this info. Them knowing both ends of the transaction seems like a recipe for getting stitched up. Thoughts ?

      my experience is that it helps the agent with their pitch. For example, as a buyer, if I know you're relocating for work, or downsizing to retire, it's reassuring and important to know. It also helps the buyer asses how long the chain may be or in our case, we are buying from someone who is buying a new build - which are known to have potential build delays but we can factor this into our expectations.

      No it helps them to know the details, improves the chances of getting everything through smoothly

    As a buyer, I really hate viewing in the presence of the home owner. This is embarrassing to say the least. If you can, leave the viewers alone and stay away from their eyesight.

    Looking at the ridiculous prices, it seems like sellers are choosing estate agents who value the most than anything else.
