Well these shop owners don’t claim a lot of their income so it’s next to impossible to get the shop financed. The bank sees that the owner was only bringing home 100k and they can’t approve the deal because there is no way you can spend 400k on a shop with only 100k of income to play with.

i'm looking at a business, how do i know what valuation method is used at its listed selling price? also, u mentioned u cant buy what is over and under stated, even if its accurate how do i know im being charged a reasonable price? dont know if i'm being jipped? -awesome due diligence. thanks

Hi. I am in escrow to buying a cafe that has sales of 470,000 in 2017 and owner netted 75,000 . 7 employees. Now they want 250,000 with lease till 2024. I put 20,000 in escrow hold and now am not interested as owner fabricated some stuff and have been observing business. will I get the deposit back??
That's why you need a good legal due diligence. Piece of advice - put break up fee in the heads of term (LOI) or misleading / false information penalty.

You just gave the money to the people running the business. Think what the owner is going to use the money for. Is it for expansion? Why is someone selling?
