    I'm a ole country boy, and I tore down my old single wide. Burnt what I could, scrapped the tin roof for 100 bucks believe it or not. cut the frame up for other projects. It sucked but doable. It only took about 5 cases of beer and a ounce . So a say go for it.

    Demolition of a single wide can be very expensive. I do them all the time. They range in price from $9,000-$12,000 where I am from. If you use dumpsters, you will need 3 30 yard dumpsters. They go by weight and they add a hauling fee. As of the time I'm writing this, here in Maine it's normally a $250 hauling fee for each dumpster and about $150 per ton. The average single wide is 35 tons. That's $5250 plus $750 for hauling fees. Plus you have heavy equipment rental. That is $450 for 1 day for an 18 ton excavator. Plus the hauling fee for the excavator. The hauling fee will be around $800.
    Depending on the year of the home and the town you live in. You may be required to do an asbestosis or Lead paint test. Each of those will cost you about $500 each.
    Then I have to add in my labor cost. Normally I charge $1500 for my crew and I to tear it down and clean it up. If It has asbestosis or Lead paint, those need to be removed before you can even start the demolition. In most towns you are also required to get a permit to demolish it. That's another $100.00

      This is great information. Thank you for reaching out and connecting. That is an incredible amount of money for folks to pay to demo and get rid of their mobile homes. In my experience you are likely located in the northeast or northwest of the United States. Prices are definitely a bit more elevated in these areas. I see now that you are located in Maine. This makes sense. Thank you for clearing up the cost issue. I would definitely encourage folks to call around even in your beautiful state. Ideally they could find somebody cheaper that could pull the home off and use it in some other way if possible. However worst-case scenario is good to know the serious costs that it takes to demo a home like this. Especially the right way as you mentioned. Thanks again for commenting.

    I just bought some property in Wyoming and this is my biggest obstacle. While this was a simple video, it was great to hear some of the different options that I have not thought about.

Another tip that I did not include in the video was that there may be charities that will get rid of some of the mobile homes on your property, so they can make money with them.       @@MobileHomeFormula very true! I have 2 abandoned cars and am working with Cash For Cars to donate/sale them. However, I do not have a title for these cars and am working with the local DMV to get an "Abandoned" title. Hopefully, that will work.

    $6-$8 a square foot in Houston, plus dump fees. It would be a bit cheaper on a wide-open private property like that, but in a park, it's a totally different game. There are many hazards to consider on a demo in a park, including power lines, water lines, gas lines, and septic tanks. You better know what you're doing and have good insurance or a park owner will sue the heck out of you for damages.

      In the hauling business, I get calls all the time for mobile home demo work or hauling it off. Neither are cheap. Haul off is generally not an option. Burning it down is not likely due to a ton of factors, regulations and its still a lot of Debris left to haul off. Demo is expensive, but in most cases, the best option.

    Great advice! Ask me how I know. Watch out for guys that smash yank and tear it apart. Glass and trash left everywhere. Damage to water supply sewer hook up, neighbors fence...etc.

    My double wide burned about 2 year's ago. We're currently trying to figure out what to do. Invest in fixing it up, burn it down completely, have it moved & purchase new. It didn't completely destroy it during the fire so that's why we can't decide what to do. I just don't know if it would cost more to fix vs buying new. As far as the fire department goes we've tried for 2 year's to get them to finish it off with no luck. That's why we're trying to figure out what to do.

I imagine there was a lot of personal property damage though. I appreciate your comment and insight with regards to having your home burned the rest of the way by the fire department. Smoke damage is one thing, however if there is a lot of fire damage in the home than removing it completely and having another one moved on may be the best way to go. If this home is uninhabitable now than depending on your state it may be quite some headaches to get this habitable again. Hope this helps some.     I’m trying to figure out the best way to get rid of a 1930s mobile home that sits in my backyard. Is it common that someone will tow it off for free because they’d want the parts or to live in it themselves?

      Thank you for watching and commenting. First thing's first, that 1930s mobile home is definitely a rare one. In my opinion that thing might belong in a museum. It is going to be difficult, in my opinion, for you to find a mover or someone that will tow it off for free. Then again it is an older mobile home which means it might only be around 8 feet wide. This would mean that if it was in roadworthy shape, a normal truck could probably pull it and haul it off your land. It is definitely worth putting out the mobile home for free on Facebook marketplace and Craigslist and see who reaches out to you. I am definitely curious to see what this thing looks like as well.     Right now as I write this, I put my mobile home on Craigslist for scrap and someone is scrapping right now, all week it is going to be raining and I already called the fire department and they said since it is my property I can burn it if I want to but just know I am responsible if it damages any other property and if I feel it may get out of hand I can call them so I don't have anyone close to me and my brother in law is going to burn once it starts raining whatever they don't take so I hope this helps someone.

    Actually I was able to tear an identical mobile home down in 2 weeks time and it only cost me around 200 at dump. Salvage the rest for sale to scrap or material for other things.

I should have mentioned somewhere in this video that as mobile home investors we absolutely want to try to help some of the sellers. Some of these mobile home sellers will have mobile homes that are ugly or have no value to them. Beauty and value is in the eye of the beholder.     What about the title? Whether tearing down, or having it hauled away. Doesn't there need to be a title transferred?

      Hi Andrea! Thanks for watching. In many cases there may not be any title to speak of. This title or any identifying markers on the mobile home were lost long ago. In our experience transferring the title does not need to be done since the home will be destroyed. Additionally, I'm curious who the titles name would go into. The mover or demo company? Either way, to answer your question, no the title does not need to be transferred. However, if someone is going to take the home to reuse it then yes, the title should be transferred to this new owner. Hope this helps and makes sense.       Thanks for watching. Yes, in most areas around the country a 1977 mobile home can be moved. However just because it can be moved, does not mean you will find a mover that will move the home for you. This is because some movers in certain locations around the country may be booked out for many weeks and only may want to take easy to move mobile homes. Or perhaps a mover checks out your 1977 home and realizes that it is too brittle, heavy due to adding flooring or heavy roofing, or has been added on to with extra built on rooms and therefore very difficult or sketchy to move. However yes, around the country most movers will be able to get a permit to move a 1977 home. I hope this helps and makes sense.     Cost to move is 3k-4k… BUT it will take 15 seconds to burn 🔥 it down. 😱 Yikes!!!

      Hi Monique! Thanks so much for watching and commenting. After being in this business for 20 years I have seen the aftermath of a handful of mobile home fires. Luckily in these situations everyone was able to get out safe. However from talking to different witnesses and by standards the homes definitely/usually take many minutes, not a few seconds, to burn down. I think that this fireman I was talking to was trying to be a bit funny. Perhaps old ones burned down like that, possibly prior to the 1980s. However newer manufactured homes are built with more fire retardant material and even certain burn/fire walls rated for an hour or more. With all that said, the "burn it down" or "bury it" suggestions are not something I advise people to do.       Thanks for commenting. Very good suggestion as well. In certain areas of the country these companies do exist and are typically looking for fairly decent mobile homes. However this absolutely does count as the #8 method to have your home removed. In most states there is a manufactured housing association that may be able to point you in the direction of these type of charities. Plus it is going to a good cause, hopefully.     Brother. I demo about 30-40 trailers per year. Most needing removed are so bad they can’t be towed. As far as demo cost I charge low end 8-10k.
    Most bigger names start at 14k
    1 normal single wide runs about 1k in dump fees
    Fuel cost to closest dump is probably 50$ round trip one dump load.
    I usually have to use 10 16 yard bins overfilled
    Those 30 yard bins rent in most city’s at 1k per day and come with extra fees
    Insurance cost. Commercial/business
    Profit for a business stand point at 8-10k is minimal
    Employee cost
    Equipment mx cost
    Employee cost.
    Dirt to fill back in.
    I usually have 8 guys do a firing line to pick up all small pieces left behind.
    I’d also never ever suggest cheap or free labor. That’ll get you sued with a non insured worker or a half completed project.

    Great stuff John! -- recently found a 501c3 that does mobile home removal for free and is nationwide.. AND you get a tax write off --- might help with finding movers which I'm told can be difficult!

There are so many land owners across the country with vacant or abandoned mobile homes that are just sitting and sitting and sitting. I would encourage you to call up as many local movers as you can to see if they would be interested in hauling this one off for free. However if they are not interested then paying a demo company to get rid of it or paying a couple handy men with a bulldozer to crush it and push it into a 40 yard dumpster may be your best bet. Or perhaps overtime nature would just reclaim it and in a few hundred years you would never know it was there.

      Hi Michael! You absolutely will be dealing with these kinds of mobile homes. Plus we help educate sellers if we do not help them with their specific home. Keep in mind that you do not have to always move them yourself, but rather we can get the mobile home under contract and resell/find another buyer that will pay some money for the home.
