here's a thought. the fact that every politician has negatively geared properties is a conflict of interest. conflict of interest is by definition corruption, which means every politician is by definition corrupt.
If a rent freeze means you can't sustain a second or third property, you should sell and get out of the game. You have made a speculative investment that didn't pay off. Go invest elsewhere. We shouldn't be prolonging the suffering of the up and coming generations for the profit of those already better off.
Interesting thought about the rent freeze making housing investment unnattractive, but I think that is the point. Rent freezes aren't meant to be a permanent solution, they're meant to be temporary but multi-year to allow the other, permanent solutions time to address the issue i.e. building more homes. Maybe the calling the short-term solution a "freeze" isn't appropriate, maybe it should be called a "cap" where rents can't increase more than 2% per year for 3-5 years. The added impact of this is that it slows the rent contribution to the CPI, reducing the pressure on the RBA to raise interest rates, further easing the pressure on those households who do have an investment property. It intervenes in the cycle to slow it down to a manageable level.
The planet is heating due to the urban heat sink effect and natural variation. Viewed in the broad, the bulk of the planet is cooler than is optimal for most of the annual cycle given that photosynthesis is favoured by temperatures between 25 and 35 degrees. We all depend on plant activity. Warming enhances plant productivity, especially in the southern hemisphere where winter temperatures at quite low latitudes are quite disadvantageous.

The point of policies on housing affordability necessarily must, to some degree, shift the emphasis away from protecting the "poor struggling investors" at the expense of those who struggle to or simply can't find affordable housing, whether renting or buying. Government policies for decades have promoted the interests of investors above all others. Perhaps it's time to shift the emphasis back to renters and buyers. After all, if the only way an investor can afford to gear into a second or third or even "nth" property is a generous and costly tax subsidy, please explain why that is good economic, let alone good social policy. A home owner who can't afford their mortgage may be left with no option but to sell and that is,. apparently, market forces working. But investors have to be protected and are protected, at huge expenses to the federal budget, from those same market forces.
Fixed interest rate for home loans are the way to prevent people from loosing their homes. Say 5 percent, then if rates go up or down the same is same. I remember when rates were as high as 17percent. This way houses won't go up in price so redically and neither will rentals!
Nice that tax payers have to compete with immigrants for buying a house though. (NOT!) Conscientious legislation please! Health and education should be free for low income and subsidised for middle income earners. In any populace this has raised social fabric of society, ie, less crime higher employment rates.
