Thanks for the great info, please can I just ask about Article 4, both the Coventry properties are within an existing Article 4 area, my understanding is that within that area (A4) you do not have permitted development rights to for change of use, eg a house to a HMO, would you ave to apply for planning permission in these cases? Loving the channel, so much useful information.
How can your cleaner go into the rooms/ensuites of your tenants?? Don't they have locks on their doors? Or do the tenants open doors for the cleaner? Really interesting :)

Hi 👋 those properties are not in an Article 4 area :) you’d need to apply for planning (or do a pre app) as you say.

They can’t without permission. They all have locks on the doors and have the option for a room clean. It’s not obligatory.
Do you get bridge loan for buying property and refurbishment cost?
Why do you guys buy £200K or below houses?
What about £500k houses? Are they not good?
