    Thank you so so much for being open and transparent and putting this info out there! I recently got approached by a company who does what you do, trying to sell me on their “property mentorship course” and these were the questions I had about private financing but they wouldn’t give me an answer in hopes that I would pay up first. You have answered all my questions and more and it’s an immediate subscribe and “I would invest with them” for me! Gatekeeping is not helpful. The more knowledge people get, the easier is it to choose the right property strategy. Thank you once again!

    So nice to see your lovely face and hear your beautiful voice explaining these things, Lia. I like to go check to see if your personal page has any updates, but I'll settle for these on the meantime. And by the way, I would totally invest after watching this, if I were to have the " money sitting around in an account. " I'm currently in a mad shift, looking for alternative employment after some injuries and setbacks. Here's to it in the future.

    Lia did you ever introduce AK to the joys of peanut butter and jelly sandwiches? (well jam as the British call it)? I saw an ancient Joel and Lia video where you tried those....the ideal thing is peanut butter based on roasted peanuts though! Like "Jif" brand or "Skippy" brand here in USA. (I prefer skippy because I grew up with that but both are good). And ideal jelly is "Welch's Concord Grape Jelly". Should wash it down with milk! In fact, that's really the only time I drink non-flavored milk these days, is if I'm eating PB&J sandwiches 🙂
    Also Grilled Cheese, you should look that up....a lot of people use the Kraft cheese slices but those are really poor quality cheese imho. Get some pepper jack from Sargento....Pepper Jack was developed in (what would later become) Monterey, California, by Christian monks. Good stuff 🙂

    Hi Lia, Just curious... do you have investors outside of the UK? Would there be complications with any regulations financing with foreign investors (i.e. USA).

      We did work with one person outside the UK yes. Wasn’t complicated to be honest, we agreed to pay the exchange fees.

    Hi Lia, another excellent video! I have a couple of questions - 2:54 does this investor get £750/month plus at some point all of their £150k back out?
    And how much roughly could someone expect to pay for a legal contract to be drawn up with an investor?

      Of course they get their 150k back out. At the time we signed with them, they fixed their 150k for 3 years. The £750 a month interest only stops when they get their £150k back.
      Legals can vary. The last time our solicitor signed and witnessed our heads of terms agreement between us and the investor it cost £300 plus VAT. If they write up the contract from scratch it’s more

    Do you offer your investors a share of the property along with the money loaned or is it simply a loan agreement? In other words if your business goes bankrupt The investor is exposed but if he owns a piece of your asset then it's more security and more interesting, either way though it will be good to know

    What protection do investors have if the company goes under or you disappear to South America? Are you regulated by a financial authority?

    That's not interest, that's fixed return if it's an investment, unless they've given you a loan?
    Also, what's the exit? Is it you give the principal amount back or the recent share rate of the property.

      Yes it’s a business loan. They don’t own any of the assets.

    If someone is prepared to lend you £150K in exchange for £750 a month, when interest rates are at 5% in savings accounts, they need to see a psychiatrist. Why would I deprive myself of £150K, to lend it to you for £750, when I could get about £450 a month from my bank in interest and keep my £150K? This also appears to be a business loan, so I do not have any ownership of the property acquired. Either your very good at finding naive/ignorant investors or I'm missing something?

    Wow! Such a losers' game. All that work for so little money. Anybody thinking of doing this must simply not have any other way of making money. Also, I simply do not believe that in a high inflation environment they were able to convince some shmuck to lend them 60 grand for a measly 5% return over a year. That person would need their head looking at, given the risk-reward ratio.

      It’s hard work and it’s not for everyone. You won’t get far if you’re lazy and not willing to put in the work. Having multiple income streams is absolutely the way.

      @@PropertyCouple I don't recommend this sort of high-risk, low-reward property investing, where there's a lot of work involved. You can get burned and it's not worth it, at least in my experience. And I certainly don't think you should be doing it by risking other people's money in return for just 5%. I'd ask for at least 15-20% a year for that, just because of the risk. I've seen so many people lose their money like this. A bond fund will pay them 5% with nearly zero risk, so why on earth they'd hand over their money for this high-risk venture for just 5%, i.e. less than the rate of inflation, I don't know.
