Excellent question. It took me a very long time. The moment I arrived in the US, I knew that I had to build up a credit score. So I first got myself some random credit card that is made for international students with the sole purpose of building credit history. Once I had a few months of credit history, I applied for my next (better and from a major bank) credit card. I got rejected by a few, but ended up getting one. And then some time later I also paid for some rent payment reporting service which helped me get my on time rent payments into my report. And then I got some more credit cards to slowly build up my credit score. Now, 4.5 years later, my credit history looks quite good. Obviously, it would be even better if I had had a 30 year history, but it was still good enough to get the loan

You know the 3 real estate rules: location, location, location. And in this case, the location isn’t even that great. In T1 US cities this would he worth well over 1.5 million

I found a few places, such as Portland in Maine, some places in Alabama, Las Vegas, Tampa and Orlando in FLorida, and a few others 3. I knew that my friend had bought a place in Orlando and had connections with good realtors, so I picked that one. Also, Tampa (even though it has higher growth potential) is on the coast so high risk of tornados. Orlando is in central Florida, and therefore much safer
in the good old days you didn't had to be a mit phd graduate to buy a home like this, a construction worker could have bought a house like that without any problem...

As studying and researching on climate change for years, I wonder why people move to places which will not be suitable for living in future. Hope you have seen to nat cat hazard maps (Cyclone, Flood, Tornado, Sea level rise etc.) before or make it a climate proof house. So your excel misses climate expected loss. ;)
