By the way, I personally own a new house in Vancouver near PNE in a very quiet neighborhood. I do 100% of the maintenance, upgrades, repair myself, so my cost is very low. I am very skilled with cars, so I know how to use tools. I think I can do most DIY and repairs better than most handymen. I am personally retired from NVDA and TSLA stocks, so I already hold a lot of stocks. But my wife always wants me to buy rental properties for passive income. For me, I like the low fees and liquidity of stocks more than real estates, which has very high transaction costs when buying/selling. Also, for me. I have experienced 60x return on NVDA, I feel that real estate growth is too slow for me.

谢谢你们的分享.我庆幸自己最后还是没有在2021,2022 年,买入投资房.原因如你们所说.我是买高息股票,买了就放在那里作为定期,不动了,TFSA 为主,不用交税.将来会买一些ETF.我做过房东, 没遇到租霸, 但已经怕怕😱不会再继续
2000年買標普500指數,同2000年買一層樓,有分別,股票賺到2百萬但係要交稅,仲要係重稅,House賺咗2百萬如果係自住係唔需要交稅,兩個有好大分別
所以要睇自己嘅稅務狀況
同埋有冇善用tfsa👍🏻

你用溫哥華買樓嘅例子冇計到租金收入, 又計通賬購買力。 但你買s&p乜嘢都冇計算在內
如果你話買樓自住,咁你買股票嘅時候你係需要攞一筆錢出嚟交租
依家买 single house 可能好D,condo确实唔推荐投资,自住就好D

點解唔直接做定期就算。而家好似要租客走但唔係自己住返,好似好麻煩。
定期太conservative 想風險低啲可以選擇bonds mix etfs👍🏻
爾根據最新法例, 業主係必須提前至少四個月書面通知租客, 並在租客搬離後至少入住一年 (只可以自住或直系親屬居住)。所以切記唔搬入去住唔緊要, 但在十二月內一定唔可以放租, 否則被發現會罰得好重, 仲要賠12個月租俾上手租客。

原来是替人家卖广告,怪不得你们会这样的解说,买股票或基金投资产生的盈利比租金收入要纳更重的税,也会有股灾造成的损失,风险不小,未必人人适合
首先我沒有賣廣告 純粹因為個人的經驗推薦
買股票和基金產生的稅項 未必會比起房地產更加多 例如可以放在registered account 例如tfsa 就已經是tax free 如果放在普通cash account 只需要盈利的一半繳付capital gain 調返轉 如果物業不是自住 是作出租用途 當你賣樓時 其實一樣要繳付capital gain 所以投資那一種要睇一睇自己的稅務狀況
@@KyleKamTaco 若在tfsa内投资,金额太小,不能和买楼做比较。租金收入有很多可以抵税的开支,可以降低 amount of taxable income, 税务方面相对比股票收益来的更灵活。很多人在股票有斩获也有蚀到肉,正如买楼投资一样,所以我觉得你得论述有偏颇,可以再严谨些
其實講頭10樣嘢都係廢話,買樓係睇長線10年20年,最緊要就係資本增值

加拿大買樓投資就是不夠聰明的人所喜歡做的,如果比較三四年前買QQQ ETF已經升左四倍,回報比你買樓高又唔洗維修,管理費,地税,保險😂😂😂。
長線持有建議買QQQM🤣 費用比較低
兩種投資vehicle 性質唔同 自己評估過風險回報就可以👍🏻
