Buying a PROPERTY for PASSIVE INCOME

  • What’s your package, if I may ask? 🫰
Congratulations, if it is more than 16 LAKHS ✨
A recent report by Financial Express says that to be in the top 1%, you need to have a salary upwards of 16 lacs. 💰
With that kind of salary/income, you may want to do some “real” real estate investment other than just reits.
But, rental yields for residential properties are terrible 😔 in most parts of our country. So what to do to earn higher rental yields?
    Enter ➡️ Fractional Investment.
They can return 7-8%. Wanna know more? Read on 👇🏻
If you have more than 25 lacs stacked up for real estate allocation in your portfolio, then you can go for fractional investment in high-end commercial real estate properties. (CREs)
You can get a high monthly rental through premium CRE projects. Unlike REITs, investors have full control over choice of properties. Returns are volatile as of now. Also, these investments are not as liquid as REITs. But the fractional investment market is witnessing high growth in India as offices open up. 🏢🗄️
Considering they have a high potential of value appreciation, they are estimated to provide an IRR of around 12-15%.
If not now, I hope eventually we’ll reach a phase where we’d afford to have better options than REITs 😊 Thank me at that time!

If it's your first property, you don't own another house at all, then buy it even if you have to get loans for it. Put it on rental when you are relocating away to a far away place ... You pay rent that you get as rent for your property equalised there.
In case you can't repay the loan then sell it, and keep the cash for future.
I got a house 4 years back before the pandemic for 40l and now it's price is 60l in market ... So if you don't buy it, will regret in future for sure esp when India population is further poised to increase.

Most people simply enter the financial market without comprehending matters like this. The first stage is determining your goals and risk tolerance, which you may do on your own or with the assistance of a financial advisor who works with a verified finance agency. And also you can learn the facts about saving and investing and create a clear plan, you should be able to acquire financial security over time and enjoy the benefits of income management.

Commercial property definitely earns better but has following cons
    1. Whole idea depends on who owns that building is it trust/ pvt / Society which decided ur property tax and maintenance which affects ur IRR directly
    2. Pre occupied lease contract with original leassor.
    3. If the property is sector oriented it can be risky in long run. eg IT sector moving to work from home.
    4. It may not be that easy to resell such property as only 1 or 2 main stream brokers are available in mkt whi can pitch such property

Exactly.. no secondary market. Also original buyer buys it at 7-8% yield. To resell it with appreciation even with rent increases it wont be still lucrative to the secondary buyer. People are ok with 2-3% yield on residential properties as the secondary transactions are easier. Small investors stick to residential or a independent retail.
