    Man. I’m loving this Alpine Park!! Location is alright (we’ve always wanted to buy closer to inner city as my wife will always work in the core and wants an easy commute). The houses aren’t all a cut and paste like you see in most neighborhoods and the amenities in the future seem to be plentiful! We prob won’t be buying for around 2 years as I’m just finishing school and we’d be selling our downtown condo. I wonder how long this area will be growing and selling.

    Been eyeing on this house but price went over hype. T'was 560K @ Jan 1st week then increased by 50K the following week and hits 670K before spring.

    Nice house. Living in two new up and coming communities now, I have to say being a "car guy" the one drawback I dealt with was trades leaving screws on the road in front of new homes. I had on average one screw or nail in a tire once a month. I wish the developers would get street sweepers in to clean, or at least talk to trades people who work out in the streets with their sawhorses and tailgates to be more aware. Just my opinion.

    Just took a drive through Alpine Park today- lots of unsold properties pointing to a huge slow down. Not impressed with the distance from the city with that price- it isn't Calgary it's almost De Winton.

    Why is third floor optional? So if bonus room is added,price won't be same?

      Correct - the third floor is optional, not everyone wants or needs the space.

      @@BradMcCallum It is posted on youtube in May 2022 bro. Does that mean it is still on the market from winter time till now ? Also , the roof of this house is flat . I wouldn't buy the flat roof in Alberta as if it is heavy snow it can accumulate lot of snow on the roof.

    I have a question, why does Calgary keep expanding further and further out? Shouldn’t we be focusing on reviving our downtown and trying to bring some vibrancy back to this city? Sprawl requires more big highways, more roads and more land. I feel like focusing more development around downtown and other inner city neighborhoods would be better

      This might have to be one of the ill informed comments I’ve ever read. Literally we are one of the most affordable cities in North America and 1/3 the cost of Toronto and Vancouver for single family homes.

      Builders are raising and dropping prices based entirely on buyers demand. Last spring they could have sold out the next 3 years - BUT - if they did that it would open them up to tons of variables that could either hurt them (building for little profit - which could in turn hurt the product) or buyers could be under contract for something that has decreased in value as well. Supply and demand is an economic rule that everyone in real estate needs to contend with. When there are only so many of one floorplan available, and way more demand then they can meet, raising prices is inevitable.
