    Informative video. I think cost which is not consider is the property management cost which will be applicable incase owneroutside country and property management team will take care of owner asset.

    AVERAGE LOCALITY RATE IS 2CRORE & ABOVE FOR 2 BHK.

    You can get even 10 to 12 percent ROI instead of normal 4% by leasing it differently with help of short term rentals or through long stay co living rentals. Can help! Thanks.

    I think it's wise to invest in Dubai real estate only for residency and living purposes and any extra funds should be kept either in FDs in UAE or home country or dividend mutual funds that return 9-11% in your home country(India in my case) and use those returns to invest further.

      @@mohammedt2956 the rate of TDS deduction is 2% or 5% depending on the amount and only on the amount exceeding the threshhold amount, that too only if you haven't filed ITR in the preceding 3 AYs. Even bank remittance attracts TDS which can be later adjusted while filing ITR.

    Aslo sir if you are getting 3 to 5 % return, than better invest in mutual fund, or share maket.
    Because i have 6 property in mumbai, all calculation i am getting only 3% rent.
    And headache of brokerage charge, society maintenance, house repair maintenance, finaly ur are lucky if you get good tenant without society objection.

    National bonds are giving 4% for mil. Isn’t it better to go for that than 4-5% roi. Money will be liquid. When down turn you won’t lose. Your say on this pleases?
    (Not to forget rates are going up. Recession is possible. FIFA fever will end in 2/3 months. Huge over supply coming and in such cases you never know rents fall again).

      I haven’t come across this rate right now. But in case it will be there, it might come at a caveat of locking period otherwise there might be penalty - which will make this sounds less appealing as rates might go up and you might loose the opportunity as you are locked already

      Yes, you can buy property in Canada from UAE - but there are multiple issues and costs involved in that and you are not guaranteed a visa based on that purchase.

      It will depend - in current situation it is recommended to buy BUT it will also depend on how long you see yourself staying the UAE as it is very important factor to take into under consideration.

      Stake first time coat is 13 14 percent

      @@kattta2050 if you have enough cash on you, I would recommend investing directly. The reason stake’s first year is expensive is because of ease of service. But it’s not in the range of 14%. I calculated it to come around 8-9%.
      Even if you purchase a physical property, you will end up paying 7-8% in acquisition cost.

      You need to risk - Even if you have 2K PKR per month, invest that in stocks. This will enable you to learn the stock market.
      However, I would suggest you for that case to keep investing in only safe stocks.

      That's very much possible - the rental returns can go uptown 8-10% in that case provided the property remains occupied throughout.

People are really losing a sh*t ton of money out here.     Salam brother we have been living from past 2 years and we pay rent around 50,000 to 60000 Aed per year. We plan on living in dubai for next 5 to 8 years. Should we buy our own apartment to save rent or should we buy Emar stocks. Also which areas here have good ROI. :)

      Yes, according to sharia law which can become complicated as it involves complete family including your parents too.

      Fractional ownership (through platforms like smart crowd) in UAE is regulated and I will soon make video on that - However, in Pakistan I would ask you to refrain for that.
      For fractional hotel apartments ownership, it is not very clear to me so I cannot comment.

      Boss, there is nothing wrong in buying Mashreq Millionaire certificates if you have the amount for short term then go for it. But I myself dont believe in lucky draws so I dont invest in them.
      For me, I would rather invest short term into NPC in dollar terms.
