For example REIT.I have personally invested in this and it is not at all a good instrument to invest. Similarly buying flat. These are basic stuff and anyone would say that it will not qualify as good investment in real estate category. Please rethink your approach in this video.
There is a difference when you say passive income vs investment. Passive income itself suggests that you can beat or lower down inflation and that whatever are the expenses on grocery and other day to day expenses can be of your liquid cash you are getting yearly. As for now like 20k is descent money for grocery and that if you get 1L or 1.2L as video suggests, you are beating inflation and that 50% expenses are catered from passive income. You active income will only be used by 50% in groceries. Rest investors always show you dream of 3x-4x returns over a year or two but in actual it doesn’t happen from all the stocks and you end up with average jump of invested money.

You will have to service for 5 years at 11% roi. Now this emi is also a burden and in next 5 years loss of capital risk is a lot, so you’ d have to be very lucky. Mostly appreciation is speculative but loan is fixed. There’s a reason Hdfc won’t give loan to buy it’s own share, imagine industries start doing same. No one would make and we will all lose in the bubble.
You'll also have to consider value of your property as it increases at a massive rate than stocks, that is if you choose a good location ( like in Delhi NCR )
