Management needs to set the rules clearly regarding placement of sticker and inform them that if the sticker is not in the correct place adhered to the windshield, it will be towed! I lived at a place where if you did not have it stuck on the windshield upper left side, towed. If you were towed twice, lease violation and your lease was cancelled. They didn’t play. Having said that, they need an area for visitors.
I used to own apartments. Yes, you *need* a visitor area. You know why? Because you know that's where you'll find all the people that are or are virtually living there and aren't supposed to be, and all the tenants who got a second car and didn't want to pay for it.
The parking situation at this apartment complex is completely out of control. The management needs to make it clear that the sticker needs to be applied in a specific place on the auto. It cannot be shared among multiple vehicles if it is adhered to the vehicle. Make it clear if that is not done the vehicle WILL BE TOWED!

Instead of the parking sticker going on the outside of the window...get the kind that sticks to the inside of the window...can't be stolen if the widws are up and the car is locked.
There's a fix for the pass problem, and it's simple, the parking pass should have adhesive on the window facing side, over the pass details, so they can be affixed to the inside of the windscreen. Then, the apartment complex can make the policy that if the pass is not adhered to the windscreen (front or rear) then vehicle is towed.
Agreed, but Jeff would have to re-do his advertising and signage. They advertise as 24/7. They would need to specify that towing is 24/7 and lot hours are only xyz. Until then they could be at risk of lawsuit. Additionally there may be county or state laws mandating lot accommodation for those who've been towed.
I don’t understand why these people are putting these stickers on mirrors. Most places I’ve ever been where parking stickers were issued, there were very explicit instructions for where it had to be otherwise the vehicle would be towed for no parking sticker. One large furniture store here in High Point was one that is adamant about the parking sticker couldn’t be on the front windshield. It must be placed in the back window and it would only be accepted if it was in one of the 4 corners. Maybe the property manager should issue rules regarding these parking stickers and give everyone 30 days to get compliant. Otherwise that notice can serve as them being trespassed and when they call you to come to tow cars, the local PD can come for those who are trespassing.
When I was at college, we had to pay for stickers and the instructions were explicit as to where it had to be affixed. The campus police were quick to ticket anyone who didn't have it in the proper place. I had the same thing when I worked for a local hospital. You could actually get fired if you got 3 tickets or more.

the management of the apartments is putting you in a bad position by not having their sticker program thought out better. Their stickers should come with instructions as to how and where to afix them, and require writing their license number on it. Problem solved. No sharing, no stealing, no problem. I’ve never seen store employees following around the black guy in business casual attire. Cops aren’t stopping black men in 3 piece suits in the street for random searches.

For the sticker issue, I'd just ignore the stickers, and have the owner just phone you with "go get license plate 12345" - you shouldn't have to be searching for stickers everywhere.
That kid wasn't "never given a parking sticker." He got the sticker but loaned it to a friend, and maybe the friend forgot to give it back. They pass it back and forth. That's why he didn't have it with him.

If they’re really afraid of people stealing the sticker they could just place the sticker inside the windshield and use clear tape and tape it with the sticker facing forward

And i highly doubt that guy who lived there over a month has not had any contact with landlord or a management company.

I have had that happen to me once landlord gave me a gate opener and no sticker. I did park in the wrong spot. But he found it necessary to not give me a parking sticker. Right about the time he towed me rent was do so maid him Waite till my next pay day to pay for my rent
Some states have registration stickers that have to be affixed to a certain spot on the glass. Why doesn't the management at that complex require that? Sticker swapping brings to mind the Netflix password sharing scam.
New suggestion to the Landlord of that apartment to start and over sending out as well as posting in the parking lot a new notice requesting all tenants to reapplication for new, different looking parking stickers and why. Set a date and time reasonable for everyone to re apply and for you to issue out all new stickers before you start towing vehicle's. This notice would require all stickers owner to sign a parking agreement before issued a new sticker. On this agreement it started that new sticker under its own adhesive must be stuck to the upper right corner of your windshield and clearly visible at all time. Non attaching of stickers, Taping, gluing and or any signs of detachment/reattachment of said stickers to the window perimetry voids that parking sticker. a Picture will be taken of the void sticker as well as a record of the vehicle description and licence plate number and the vehicle will be placed on a auto towing list. all vehicles on the auto tow list will be subjected to repeat towing's at the expensive of the owner any time its seen on the property without warning. These vehicle will continue to be towed until arrangements are made through the landlord for a new valid parking sticker and or the vehicle stops returning to the parking lot. Vehicles found on the lot without parking sticker and or a guest who do not pre arrange over night parking through the landlord will be towed without warning. repeat violators or vehicle who run when the tow company comes will be added to the auto towing list automatic. (that's when you have someone their when the towing company comes and snap pictures of the vehicle running).
I work security in an apartment complex, that requires permit stickers, and we deal with the same B.S. all the time with people. As soon as we get them towed, they come up with all the lies and every excuse in the book, instead of just owning up to the fact that they were wrong and got caught. It definitely gets nauseating after a while!!
We have a similar issue with real estate agents NOT informing ( or having the knowledge themselves ) tenants all that they need to know about living in an apartment block.

Dunno, I'm 67 years old, rented AT LEAST 1/2 of my adult life (till i bought property).... but ive NEVER moved into a rental home WITHOUT having some kind of "Rental Contract" that garrantees Im not going to be pushed out of a parking space or even the rental house/apartment. Without a Rental aggrement in writing you cant move into the rental.((Its like getting a bill of sale when you buy a car.. without it, anyone can CLAIM you stole the car)

I lived in a national park and our resident stickers always went on one spot on the back window and damn they did not come off.
Every place I ever rented did it like that.

Agreed, but Jeff would have to re-do his advertising and signage. They advertise as 24/7. They would need to specify that towing is 24/7 and lot hours are only xyz. Until then they could be at risk of lawsuit. Additionally there may be county or state laws mandating lot accommodation for those who've been towed.

I don’t understand why these people are putting these stickers on mirrors. Most places I’ve ever been where parking stickers were issued, there were very explicit instructions for where it had to be otherwise the vehicle would be towed for no parking sticker. One large furniture store here in High Point was one that is adamant about the parking sticker couldn’t be on the front windshield. It must be placed in the back window and it would only be accepted if it was in one of the 4 corners. Maybe the property manager should issue rules regarding these parking stickers and give everyone 30 days to get compliant. Otherwise that notice can serve as them being trespassed and when they call you to come to tow cars, the local PD can come for those who are trespassing.
When I was at college, we had to pay for stickers and the instructions were explicit as to where it had to be affixed. The campus police were quick to ticket anyone who didn't have it in the proper place. I had the same thing when I worked for a local hospital. You could actually get fired if you got 3 tickets or more.
So they can move one sticker between several different vehicles.

@@jameslovitt994 The point is if the apartments required specific placement... make the people sign an acknowledgement that they've been told and if the sticker isn't where it's supposed to be they get towed.... the sticker sharing problem would solve itself.

the management of the apartments is putting you in a bad position by not having their sticker program thought out better. Their stickers should come with instructions as to how and where to afix them, and require writing their license number on it. Problem solved. No sharing, no stealing, no problem. If it's not where it's supposed to be, hook 'em up.

For the sticker issue, I'd just ignore the stickers, and have the owner just phone you with "go get license plate 12345" - you shouldn't have to be searching for stickers everywhere.
That kid wasn't "never given a parking sticker." He got the sticker but loaned it to a friend, and maybe the friend forgot to give it back. They pass it back and forth. That's why he didn't have it with him.

If they’re really afraid of people stealing the sticker they could just place the sticker inside the windshield and use clear tape and tape it with the sticker facing forward
stickers should be made so they can be adhered to the inside of the windshield and the complex needs to set clear rules that they are to be displayed in a certain location if not they get towed. And i highly doubt that guy who lived there over a month has not had any contact with landlord or a management company.

I have had that happen to me once landlord gave me a gate opener and no sticker. I did park in the wrong spot. But he found it necessary to not give me a parking sticker. Right about the time he towed me rent was do so maid him Waite till my next pay day to pay for my rent
Some states have registration stickers that have to be affixed to a certain spot on the glass. Why doesn't the management at that complex require that? Sticker swapping brings to mind the Netflix password sharing scam.
New suggestion to the Landlord of that apartment to start and over sending out as well as posting in the parking lot a new notice requesting all tenants to reapplication for new, different looking parking stickers and why. Set a date and time reasonable for everyone to re apply and for you to issue out all new stickers before you start towing vehicle's. This notice would require all stickers owner to sign a parking agreement before issued a new sticker. On this agreement it started that new sticker under its own adhesive must be stuck to the upper right corner of your windshield and clearly visible at all time. Non attaching of stickers, Taping, gluing and or any signs of detachment/reattachment of said stickers to the window perimetry voids that parking sticker. a Picture will be taken of the void sticker as well as a record of the vehicle description and licence plate number and the vehicle will be placed on a auto towing list. all vehicles on the auto tow list will be subjected to repeat towing's at the expensive of the owner any time its seen on the property without warning. These vehicle will continue to be towed until arrangements are made through the landlord for a new valid parking sticker and or the vehicle stops returning to the parking lot. Vehicles found on the lot without parking sticker and or a guest who do not pre arrange over night parking through the landlord will be towed without warning. repeat violators or vehicle who run when the tow company comes will be added to the auto towing list automatic. (that's when you have someone their when the towing company comes and snap pictures of the vehicle running).

I work security in an apartment complex, that requires permit stickers, and we deal with the same B.S. all the time with people. As soon as we get them towed, they come up with all the lies and every excuse in the book, instead of just owning up to the fact that they were wrong and got caught. It definitely gets nauseating after a while!!

Dunno, I'm 67 years old, rented AT LEAST 1/2 of my adult life (till i bought property).... but ive NEVER moved into a rental home WITHOUT having some kind of "Rental Contract" that garrantees Im not going to be pushed out of a parking space or even the rental house/apartment. Without a Rental aggrement in writing you cant move into the rental.((Its like getting a bill of sale when you buy a car.. without it, anyone can CLAIM you stole the car)

Wow! This has probably been the most divest episode of everything autos that I’ve ever seen thus far! I cannot believe the people in this video and how they act and think they can get away with Misinformation and lastly the gentleman being racist!! While calling you a racist!? That completely confused me I had no idea what the heck that I was talking about. He just knew he was losing a losing battle and had no other thing to say other than that and figure that would work for him in his favor. Once again, I commend you for being so professional and polite to these complete uneducated humans that are unfortunately amongst us and yet continue to blame everyone else for their own lack of education of their daily lives! In a way it makes me feel very angry, and also helpless due to the fact that I am unable to do my job as a Towing and Recovery operator as a current time while I continue to recover from my near, fatal, massive stroke!
