It helps to get reviews from someone that has lived in your product for year to see how the home holds up. Buying a home is a huge investment and it helps to get the best reviews possible. Thank you to the couple who allowed us to come into their home. It is a really fantastic home. I was especially “Wow’d” by that finished basement! I live in California and am not familiar with Buffalo Homes. The gentle,am who gave the tour was very pleasant and professional. It’s aces that the company has stepped up to take care of the various issues that have arisen in this family’s first year in the home.
Wow I love how honest the company is about having to make repairs, etc. I love to see integrity in a company. It’s not unusual for a house, no matter what kind, to have some things that happen over time that need repairs.

So what I like about "Buffalo Modular Homes" and this one years later walk through is that they're open and honest. The want you to know they're eager to learn and improve on their builds.... The minor problems seem to be a normal part of House Settling. You get cracks and such in the foundation and things.
Wow. I wish Buffalo Modular Homes was in Texas. I don't think I've ever seen this level of extra care service in any business in Texas. I suspect, your after care inspection and repairs, are routine for your company. The architecture and styling of the home is quality. Sadly, we don't get to see home designs, modular or custom built, like yours in Texas. I feel sad that I have to miss out on having my home built by Buffalo Modular Homes. 😔 Now, if I move...😏!! Lol. . I want to thank you and the family you show cased, for inviting us all in to watch. You are appreciated. Now, I can look at the homes that are offered where I live, with a more critical eye. I can appreciate the husband also commenting on expecting the settling too. When I re-did our 'entire kitchen' this past winter, we put new door's throughout and since, I've had to re-adjust or even take one or two of them off, to re-sand certain spot's, then touch up the primer/paint again. An inconvenience but not the end of the world. We have friend's/family both with brand new, gorgeous, very expensive, stick built home's, and everything is 'popping', 'creaking, loosening up, you name it, so really, ...I believe it will happen no matter what you have for a home.
Impressed that this company cares about standing behind their homes and will fix things as needed per the warranty other builders might say there is a warranty but when you need them they have no ears to listen and don't take care of issues.
These homes are sooooo nice. My wife and I were driving through NY and happened upon one of their display yards. Seriously - WOW! We were never considering a modular but we were thoroughly impressed with the layouts, designs, and craftsmanship. Good stuff!
nothing is perfect :-) homes are made by people out of wood (both not perfect :-) but that doesn't mean it won't be great! this is a great home and these minor issue were easy to repair.

I was thinking the same thing early on when Mr. Bates just started opening up the pantry and the barn door without first asking.. Yikes! The couple were definitely good sports throughout. Nice home and loved the real world look with all the toys. Exactly how our home is when the grandkids are around. And this grandpa wouldn't have it any other way! LOL

@Fred Wills I think the OP was hinting the entrance could be more appealing to fit the house. The wood deck style entrance is somewhat typical of mobile homes.
True but that’s something that they could always update later - I’m sure this was the more cost effective option. maybe this is their first home and they want to make improvements as they go
This house was really nice! Although, I still think it has the look, somewhat, of a manufactured home. I LOVED LOVED that island!! This is the only situation I have seen where I think barn doors actually work well! Normally, I don't like them. They take up precious wall space when they are open, but there's not wall space to worry about when these are open. Nice job, guys! As a modular home owner myself, it was really refreshing to see others having the same issues as us, settling cracks, doors getting off kilter, etc. I do think the settling issues are more noticeable in a modular than a site-built house. With a site-built, the house takes time to build, so it has already been settling over time. With a modular, everything is set up in one day, so it settles after it's on its permanent foundation. I'm very impressed with this modular company coming back to check on the structure and fixing the issues that came about over the year. Although, I will say it's only been a year. More issues will arise. I do wish someone from Nationwide Homes had come to check on our modular. It's been over 12 years since ours was set in, and no one has bothered to even call us, send us a letter, nada to find out how their structure is holding up, even, especially, after the general contractor dissolved their business right after they did our house. So, we still have some issues 12 years later that have never been addressed. Before the contractors dissolved their business and our house was handed over to us, the problems that were addressed were a back and forth between the manufacturer and the contractor as to whose problem it actually was, the contractor or the manufacturer. With my husband in the military and gone on military business, plus, being a one income family, we just didn't have the money or manpower to deal with some of the problems. We are slowly working on these things, now. It just takes time. I have no reason or desire to move to NY, but if I did, and I wanted to build another modular home, I'd go with Buffalo!
A company that stands by their products will always have customers who will buy their homes. Fixing repairs within the time frame is always a plus too!

This is a great follow up video. My wife and I are building this very house with a some slight floor plan modifications this summer. The house is due to be set at the end of September. Can you please tell us what color the siding is? We live a few hours south of this home and just a few weeks ago we took a day trip to drive by and see the finished product. We have really enjoyed all of videos and have watched the set video of this home many times. Thank you for taking the time to create these videos as we have learned a lot from them. If the location was closer we would have loved to talk to about our build.
Great professional work after watching the before and after videos of this house. The one thing that I personally prefer is 9 foot ceilings as opposed to the 8 foot standard. With a 9 foot ceiling you have more cooler air at head level especially in summer.
This is a million dollar home in California that he got for 300k; what a steal! I'd buy a house like this with a second story and basement if I had the cash and property!
I'm so happy to be watching this video. My husband and I live in a stick built that we raised our kid's in. We want to sell it now and get a modular on a 'small' piece of land because we can't keep up anymore with the two acre's we have. We've done 'everything' to our home over the year's and it looks beautiful inside /out and the realtor already said it'll fly off the market. I would NEVER get window's that don't open (with the exception of transom). When we first bought this house, 3 of the seven living room window's, which all 3 faced the South side and are HUGE, were solid pane's of glass!!! Who would do that?! The heat that poured in was insane!!! That was our 1st home improvement ha ha! Every window in this place is high quality vinyl, double hung and we wouldn't have it any other way :) We live in VT. and I HOPE whomever we buy our home through, is as involved and there for us as you are for them! That's great!!!!!!! We're trying to figure out the right dealer to go with here in Vermont???? Any suggestion's?
At least they are fixing it...some companies I've read reviews where they hire bad contractors or give you the run around...so this right here tells you they take care of their customers and they stand behind their products...
I appreciate this video. People are less likely to get upset over these problems if they know ahead of time. Also, why do they have an AC in the window? Is there an issue with the ducts?
Ah we appreciate the comment!! AC is an optional upgrade and can be added to that system anytime. I think that summer was a bit abnormally hot so they may have just done a temporary solution...
I love it. I am originally from rural Virginia and everyone in my family that still lives there has a modular/ manufactured home and own the land. I will be returning in 5-6 years when l retire and getting a modular home as well although l don’t need anything this large or nice. They are affordable options for a lot of people. They have come a long way from the stick built shacks my great grandfather built or the mobile homes of the 70s.
I like be the place I really like how honest you are pointing out issues. Everyone knows things happen holding your company accountable is the key to a great company well done 👍 I am interested.
It's a nice home, and it's one year review was better than a review I saw on another (manufactured) home recently. It seems like the quality is somewhat better. One thing I've noticed from watching a lot of manufactured and modular home videos is that it's been very common to feature nonfunctional windows in kitchen and dining areas. I think that's a major fail and something that can be easily missed when someone is dazzled by a lot of the bigger details when looking at a house. It's really important to be able to open windows in the kitchen from time to time whether it's because it gets too warm while cooking a holiday meal, or because something bubbled over in the oven, or because you need to give a shout to a child or dog in the yard who needs a quick correction. Just having easy access to fresh air is enough of a justification for functional windows though... In that home, they could have kept the same size; just being able to open them probably would have given them enough of a breeze. It's something they could still probably change too, if they want to.
So we are planning stage of selling the home we live in and building a modular home on a 5700 sq ft piece of land off the property we live in now. Would be lucky to find a company that care like you seem to care. Great video and explained what to expect when we move in and things to consider. We live in southern Mass. Do you work in our area

Never fails whenever you build a home a couple years later there’s things you would have done differently. We did a modular home and drywall cracks are a fact of life. The factory came back and took care of it a year later. Then I chased them for another two years.
The front entrance door was horribly warped! So bad that they ended up replacing the whole entire unit. Side lights and all. Then about a year and a half later I had to have local company come and replace another side light from leakage that the factory wouldn't stand behind. No problems since.
I have a few questions.....#1, why is there a window AC unit in the bedroom window....#2, what are the dark blue/black sqares of something in 2 of the windows? Actually there is a 3rd questions.....is there a basement entrance inside the home....surely, you dont have to go outside to enter that wonderful space.
1. Central AC is optional and they opted to not get it. Then the summer was crazy hot so I’m sure this was a temporary solution and maybe they’ll install central AC at some point. 2. I think that’s just kids decorations? 3. Yes there are interior stairs into the house/ basement and then a second set to the outside via the bulk head doors.
Why is there a window air conditioner on the far end of the house? Do they not have enough tonnage for their AC unit? Or is the house so under insulated they needed the extra electricity bill to stay cool?
Hey! AC is an upgrade that the customer opted not to do at time of construction. Actually they aren’t really AC people as i understand it. But at the time of this video there was a crazy heat wave and they put in a window unit to their young child’s room. The standard heating system can have AC added to it at time of construction or anytime in the future.
Do they have access to the basement from inside the house, or do they always have to enter the basement through the outer doors? I wasn't clear on that.
Is this year in review explanation an average of a possible flaws that might eventually show themselves that might be general standard after a factory built has been settled in,

I just need to know if you build homes for anywhere in the USA. I am in NC and the prices here are beyond my budget. The price of this home is fine. I probably will go cheaper. Issue is I have no land so I don't know if I will benefit since I don't know how much land will cost.
Central heat is there with a high efficient furnace shown in the basement. And central air can be added to that anytime but you are correct they didn’t have us install central air at time of build :-)
no that's a normal type of repair for new construction homes within the first year. over that time, the home "drys out" and goes through expansion and contraction which can cause some cosmetic cracking. site built homes typically have much more "nail pops".. modular homes drywall are glue and screwed so these cracks are actually far fewer!

Modular are built even stronger!
More likely the settleing of the house will cause the cracking. If i were them, check to see the straps, and the piers are leveled. Piers are under the house, where the house sits on. Sometimes piers shifts, and it has to be redone.
The settling is often more referring to the wood frame settling. Wood compression and adjusting to being built can cause some cracks in the drywall that need to be repaired.

I’m headed to owl homes this Sunday. I was told they have options were I can get into something for 200-300,000 with lans and all hook ups with your process being sorta different but the same how was your conversation and steps into owning a build home thanks
Pretty sure it came from Hobby Lobby. I've seen something very similar there before, though it was over a year ago so they might not still have it. Make sure you go when the wall art is on sale. :)
2 Car attached garage? So for example the home might have been $175K. How is the additional cost of the garage calculated? Is it calculated by the builder or by Buffalo Homes?
That's awesome! Unfortunately, Florida is currently outside our radius, but there is a factory down there called S2A Modular that should be able to connect you to a builder.

These fixes must be part of the warranty mandated by law, or at least I hope so in your area.

Usually the steps or deck is extra. They can easily change that down the road.

Great professional work after watching the before and after videos of this house. The one thing that I personally prefer is 9 foot ceilings as opposed to the 8 foot standard. With a 9 foot ceiling you have more cooler air at head level especially in summer.
for sure! we agree... also can do upgraded, taller windows or windows with transoms on top. 10' basement walls are sweet too!

I'm so happy to be watching this video. My husband and I live in a stick built that we raised our kid's in. We want to sell it now and get a modular on a 'small' piece of land because we can't keep up anymore with the two acre's we have. We've done 'everything' to our home over the year's and it looks beautiful inside /out and the realtor already said it'll fly off the market. I would NEVER get window's that don't open (with the exception of transom). When we first bought this house, 3 of the seven living room window's, which all 3 faced the South side and are HUGE, were solid pane's of glass!!! Who would do that?! The heat that poured in was insane!!! That was our 1st home improvement ha ha! Every window in this place is high quality vinyl, double hung and we wouldn't have it any other way :) We live in VT. and I HOPE whomever we buy our home through, is as involved and there for us as you are for them! That's great!!!!!!! We're trying to figure out the right dealer to go with here in Vermont???? Any suggestion's?
At least they are fixing it...some companies I've read reviews where they hire bad contractors or give you the run around...so this right here tells you they take care of their customers and they stand behind their products...

Ah we appreciate the comment!! AC is an optional upgrade and can be added to that system anytime. I think that summer was a bit abnormally hot so they may have just done a temporary solution...
I also don't understand why anyone would ever get fixed windows in a kitchen

I love it. I am originally from rural Virginia and everyone in my family that still lives there has a modular/ manufactured home and own the land. I will be returning in 5-6 years when l retire and getting a modular home as well although l don’t need anything this large or nice. They are affordable options for a lot of people. They have come a long way from the stick built shacks my great grandfather built or the mobile homes of the 70s.

It's a nice home, and it's one year review was better than a review I saw on another (manufactured) home recently. It seems like the quality is somewhat better.
One thing I've noticed from watching a lot of manufactured and modular home videos is that it's been very common to feature nonfunctional windows in kitchen and dining areas. I think that's a major fail and something that can be easily missed when someone is dazzled by a lot of the bigger details when looking at a house. It's really important to be able to open windows in the kitchen from time to time whether it's because it gets too warm while cooking a holiday meal, or because something bubbled over in the oven, or because you need to give a shout to a child or dog in the yard who needs a quick correction. Just having easy access to fresh air is enough of a justification for functional windows though... In that home, they could have kept the same size; just being able to open them probably would have given them enough of a breeze. It's something they could still probably change too, if they want to.

Never fails whenever you build a home a couple years later there’s things you would have done differently. We did a modular home and drywall cracks are a fact of life. The factory came back and took care of it a year later. Then I chased them for another two years.
What issues did you need to chase the factory on?
The front entrance door was horribly warped! So bad that they ended up replacing the whole entire unit. Side lights and all. Then about a year and a half later I had to have local company come and replace another side light from leakage that the factory wouldn't stand behind. No problems since.

I have a few questions.....#1, why is there a window AC unit in the bedroom window....#2, what are the dark blue/black sqares of something in 2 of the windows? Actually there is a 3rd questions.....is there a basement entrance inside the home....surely, you dont have to go outside to enter that wonderful space.
1. Central AC is optional and they opted to not get it. Then the summer was crazy hot so I’m sure this was a temporary solution and maybe they’ll install central AC at some point.
2. I think that’s just kids decorations?
3. Yes there are interior stairs into the house/ basement and then a second set to the outside via the bulk head doors.

Why is there a window air conditioner on the far end of the house? Do they not have enough tonnage for their AC unit? Or is the house so under insulated they needed the extra electricity bill to stay cool?
Hey! AC is an upgrade that the customer opted not to do at time of construction. Actually they aren’t really AC people as i understand it. But at the time of this video there was a crazy heat wave and they put in a window unit to their young child’s room. The standard heating system can have AC added to it at time of construction or anytime in the future.

Modular Homes can be built anywhere - no restrictions since it is the same specs as a site built home.

Central air can be added on anytime. AC is an optional upgrade which they didn't select at the time of construction..

Yes I would say so. Sometimes there's nothing to report at all, but if there was something, this is a good example of what to expect.

Issue is I have no land so I don't know if I will benefit since I don't know how much land will cost.

Central heat is there with a high efficient furnace shown in the basement. And central air can be added to that anytime but you are correct they didn’t have us install central air at time of build :-)
Why are you patching the wall? Is that water damage?
no that's a normal type of repair for new construction homes within the first year. over that time, the home "drys out" and goes through expansion and contraction which can cause some cosmetic cracking. site built homes typically have much more "nail pops".. modular homes drywall are glue and screwed so these cracks are actually far fewer!
How is this house during the hurricane? Or storm? Can it stand??

More likely the settleing of the house will cause the cracking. If i were them, check to see the straps, and the piers are leveled. Piers are under the house, where the house sits on. Sometimes piers shifts, and it has to be redone.
The settling is often more referring to the wood frame settling. Wood compression and adjusting to being built can cause some cracks in the drywall that need to be repaired.
I would never get windows that don't open. Beautiful home but i would make some changes. Tina

Pretty sure it came from Hobby Lobby. I've seen something very similar there before, though it was over a year ago so they might not still have it. Make sure you go when the wall art is on sale. :)
2 Car attached garage? So for example the home might have been $175K. How is the additional cost of the garage calculated? Is it calculated by the builder or by Buffalo Homes?
