It's a beautiful home but there's one thing that I see in the home that it needs and especially now as people are getting more into canning and preserving and stuff it needs a large walk-in pantry with also the ability to put a freezer in. Other than that it's a beautiful home that is the only pet peeve I would have with it.

We have a cape cod mod that we put on our ranch 20 yrs ago. We added a front porch back deck and garage. We built onto it later for Mom and Dad. We love it. These new ones are beautiful. Our nephew in Virginia built one too with 5 boxes to make a huge house. It's a stunner.
Its really not a "mobile home" at this point..just because its manufactured in 3 sections and taken out there like that doesnt mean its a mobile home. These are built to the same codes as your locally built site homes, and often with even better construction than a site built. Its not exposed to mother nature while being built, you arent stuck on waiting for one contractor to get one thing to finish their part of the job, its constructed with higher standards by people that do it all day every day for the same company in the same place. There is really no benefit to doing a stick built home as this could be built as a Modular and set on a slab and it wouldnt be any different than a stick built home.
In 1974 we bought a double wide for $30,000.00! It still stands , although it's nothing as majestic as this home , it's still livable and at that time ,WAS affordable!

This is the one! Gorgeous outside and inside. The porch w/fireplace is the cherry on top. The kitchen has so much storage. I just need my pot filler over the stove. Beautiful master & bath. I love the separated sinks. I just need all of this with my 4th Bedroom. Thank you for this one! ❤❤
Is this a MODULAR home or a MANUFACTURED home? There is a big difference. The term MOBILE HOME is no longer used as it conjures up visions of cheap housing and this house is not cheaply made. A plan would be nice as some like to refer to a plan as they rewatch the walk through. Tip: walk fully into each room and show all corners to allow viewers to see every aspect of the house. Point out the breaker box (as you did) and the washer/dryer connections. If there is a water shut-off valve (as many new houses are installing), point it out. Showing the water heater is always a good idea. The attic access would be good to locate. I like the "buddy" system of house touring. It's different and will make you stand out but try not to come off as a couple of fishing bubbies that just happened to wander in. Overall, good job and will look for future tours from you guys. This house is beautiful and done very well.

I think everything is way over priced today. I'm sure it's made it into the Modular business because of the cost of Materials. I know it was 25 years ago, but I paid 125k for a stick build on a qtr acre corner lot. I know that was a long time ago but I don't think 200k+ is reasonable since you have to pay for permits and possible transportation if it's farther then they include in the price and all other things including a septic or well and the land. As beautiful as it is. I think people with 250k should look for a used home. I think this would be a deal at about 185k. I'm a cheap b@$t@rd you can say it. LOL
Beautiful home! Could use upgrade on BR sinks. Ceiling fan in all bedrooms. It would be awesome if attractive grab bars are pre installed in the shower, I have to use the shower bench and grab bars.
It's got a really nice floor layout, all open. I would probably do a different flooring in the kitchen area just to break up all that wood and the wood or shiplap looking wall I would paint a lighter color and extend the hearth out a ways so you don't end up burning that floor.

We need Jenn-air put in the islands so people can BBQ and grill a steak and some salmon indoors -if they have to! (The windows need to be cut in half, double pane insulated, it so they're not hanging down to the floor making it harder for theft), these kind of homes need to R50 barrier -so the radiation of the cold and heat can't come to the floor walls or ceiling! The front porches need to be bigger and the overhang stick it out farther front and back For Energy Efficiency the wood stove is a far better option

We toured one a week or so ago that had enough room for possibly two freezers. We constantly watch for that now since so many are looking. I know the manufacturers watch our videos and read the comments.

Those are nice to have for sure. Very easy upgrade for a handy man. Also you may check with the dealers and they could likely add that for you.
