I retired to this beautiful city. I've a beach house up on stilts fairly new. I adore this section of Corpus Christi. I've never regretted moving here.
Great memories of Corpus Christi that’s where I started my 30 year airline career as a ramp agent with SWA I was there when the USS Lexington sailed in that day for its final home I was there when Selena was shot and killed I learned to fly there got my private pilot license in 1994 oh yeah and that’s where I met an 18 year old girl named Lynda Sue when I was 24 years old she is now 62 I’ll be 68 in March and we’re still together.
I took my kids (who weren’t even in school yet) to see the Lexington sail into Ingleside Home port. They are now in their 30’s. I’m still surprised that Corpus actually made it work. We don’t want to remember what happen to the Columbus ships 🤦🏼♀️. Lived there all my life until 3 years ago and moved up to San Antonio. Once you leave you realize how bad it really was

I love this city. I've lived thier once and in Aransas pass twice. I'm from Oregon and as a teenager I lived near port Aranass for a couple of years and it was truly the time of my life it must of been 1993-1995. I returned back to corpus to be homeless in 2017 I was in a bad headspace found myself going thru midlife mental breakdown. And for me it I lived in the fountain across from whataburger by the bay. I was able to get by with just my personality never had any trouble went fishing got a job. Meet a few good friends but most of all I found myself regained my confidence and found out why it's the body of christ. I've since moved back to Oregon have a great job now making 6 figures a years and it was all due to building my confidence back knowing I was strong enough to beat the streets of corpus. I can beat anything I will always have a special place in my soul for this beautiful city where you can learn that no matter who you are everybody in corpus has been down and out most know where the mission is and have stayed there
I am 65 and because of health problems I can not travel to these places, but somehow Nick makes me feels like I am there, I think I saw a Whataburger somewhere in my area and I will have to try.
Corpus has always struggled. But so have all the communities along the Gulf here in Texas, like Galveston as well as other smaller places along the coast. It's the hurricanes that keep them from reaching their full potential. I grew up near Galveston and left as soon as I finished college. Got tired of the hurricanes and tropical storms. Moved further inland in Texas. I go to Corpus a lot. It really does have a lot of potential. And it's not actually on the Gulf of Mexico like Galveston. It's actually on Corpus Christi Bay. The real ocean and beach along the Gulf of Mexico is about 10 miles further out to the east on the barrier islands of Padre Island and Mustang Island. Those beaches are much, much nicer. And yeah, just about everyone in Texas loves Buc-ee's!

I was born and raised in Corpus. Back in the ‘50s, 60s, and early ‘70s, it was a pretty good place to live. Time and circumstances have taken a sad toll. I left in 2006 and haven’t been back.
I have been in corpus for the past 20 years. It has gotten much better. Housing prices keep going up as well with new people moving in. That shows something.

Gangs, petty crime, low levels of education, terrible streets full of pot holes, polluted beaches. It will never get better because it's a dumping ground for polluting industries.
Corpus Christi is that one Texas city nobody talks about. Seems more quiet and tamed compared to the larger cities like Houston, Dallas, Austin, and San Antonio

I visited Corpus Christi twice. As a German, it was my first time in the USA. I loved it. The people were always helpful and friendly, the Texas State Aquarium, the USS Lexington and other places were fascinating, and the food was inexpensive and absolutely delicious.
I just moved from South Texas a few years ago after living there for 20 years. It’s a fabulous city with everything you want for a decent sized city- plus a beach. Plenty of jobs. We are a Tejano family, so we loved the mixed cultures :) I have no idea why you slammed Corpus as much as you did in this video. Every city this size has “a bad side of town.” Peoria Illinois is smaller and WAY more dangerous. Always had fun in Corpus!
I live on a ranch that is 40 minutes west of corpus. That place is a lifeline to a lot of the rural areas around here. Not the prettiest , but important to us.
I live east of Dallas and about 12 miles from a Buc-ees. The traffic getting to it, getting in and out of it, and finding parking is unreal and not for the faint of heart. Same thing for the one in Madisonville outside Houston. Sheesh. But we love Buc-ees and beaver nuggets.

The biggest Buc-ees (temporarily) is on I-40 near Sevierville Tennessee near where I live. My wife and I have been there twice and it is beyond colossal. Constant flow of humanity.
Nice video! You should have taken the ferry from Port A to SH361/Ingleside, and drive along SH35 north. Several interesting places (some not famous though) to show. As you mentioned, all the barrier islands receive the brunt of hurricanes. Port A was decimated during Harvey in 2017, but people have rebuilt it. Although they keep complaining about the insurance premiums going up every year! (people forget, but actuaries don’t 😊)

Corpus is where you wanna go if you want to live a quieter life with little in the way of big city life and/or entertainment. If you're coming here from Seattle, you may be disappointed. If you like more peace and/or quiet, it's pretty damn good. If you work in a refinery or an industrial capacity, it's a very reasonable place to live. Just outside of Corpus you can buy your own ranch. Don't care much for downtown, waste of money imho. Taxes are ridiculous too.
Yes coming FROM Seattle would be but I moved TO Seattle from CC via many other places. Left in '90. 1986 was very bad with oil crash. Worse than 2008/9!!! I visited in 2019 and the old CC is mostly gone at least the feel but I am older and coming as an outsider who once lived there changes perspective. This video is obviously done by an outsider. He could have interacted more with people on the street to geta better view of the place. Also, he needs to fact check there are some inaccuracies.

It is a dump. The problem is there is no real money here, no philanthropic, civic minded multimillionaire donors like in Houston, Austin, Dallas and Fort Worth and the refineries pay very little in city property taxes compared to their value because of longtime sweet heart agreements.
I'm glad I moved out in 2005. CC was great growing up. But compared to where I live now, in a large city in California, hah I'd move back in a heartbeat if I could.
As was most of the US.. In the 1950s there were basically no ghettos. Even the low income areas were safe. The whole country is going severely downhill.

I go to Corpus for vacation every year. It's nice when you're staying on the bay side, of course it has a bad area, too, but it's easy to avoid. USS Lexington and Port A are both cool for a beach vacation, and nearby.
@@bastet0140 I usually stay at Emerald Beach Hotel with a king bay view room, it is right on the water and you get a private balcony access for like $100/night. It is a little older though, if you want something more modern I have heard good things about the DoubleTree near the Lexington, it is also right on the water and around the same price, last time I was there construction was a nightmare near that area though. Anywhere you stay I would recommend driving to nearby Port A for the ocean, it's like 30min away, the bay is not as good. Never had any bug problems anywhere, as long as you're staying in something near the water you should be in a good area.

The first Whataburger was located at 2609 Ayers St. Edit: So later in the video you talk about this but that building didn't exist back when Whataburger opened their first location. I think it’s like that with all states. For years I also knocked my town because it’s chilled, quiet and boring at times but after what I’ve seen and heard about from other cities getting overcrowded with newcomers, I think now it’s a good thing.

I have drove through Corpus Christi many times, I know 2 people who moved there after retirement. But congrats on painting the area like a oil slick industrial dump😂😂😅I think this video created a harsh perception of the area. I never got that impression from driving through there or talking to people who lived there. I would live there. But if my only reference was this video,😅 I wouldn't go near it😂😂
I grew up in CC (although I left in 2005) and his video was complete garbage for what CC is/was. Its like, he drove down from SA on the interstate right into the downtown exit and north beach and was like, I guess this is CC. Should have gone down in March. Would have had a completely different experience.
I saw an article recently saying Corpus is considered to be a blue zone due to the amt of ppl who live to be 100 or older. I told my partner, who was born in Corpus, & he said "no f***ing way with all that pollution in the air, land, & water..." He said they don't just do water boil orders, that sometimes they just ban residents from using any water period, even if it's boiled & tell em nobody can take a bath, just a quick shower at their own discretion, & to preferably use bottled water & a bucket. & he said everybody who lives their has to have cancer... that there's no way that they don't... especially if they've been exposed to all the chemical smog & contaminated water for decades... 👀
I’m a big fan of Corpus, it’s better than SPI imo. It’s a real city unlike SPI and laid back. It has a beautiful waterfront and good fishing. The water in corpus almost always looks pretty unlike Galveston. North Padre Island (Corpus) and Mustang Island (Port A) are beautiful actual beaches unlike Downtown Corpus (bayside) surrounding areas like Rockport/Fulton are beautiful as well.
I grew up un corpus. Nice place to raise a family in the 70's 80's,, Certain "changes" happened in the mid 90's , and didn't last to much longer... miss the beach though.
BP destroyed the fishing. The city is ruled by greedy City Council members. The wages are low. I lived there 30 years. Taxes drove me out of business. If you have $ it's a nice place to live.
Lived in Corpus Christi for 18 years. My apartment was 3 blocks from the water. My neighbors were rich but my apartment complex was filled with drug sellers, and criminals. My rent was $800.00 a month which meant that I had to have a roommate to afford it. The landlord didn't maintain the property. My apartment was flooded during Hurricane Harvey. After walking on soaked carpet for a week I pulled it out myself. I was 65 years old at the time and this wasn't good for my health. Corpus Christi is closer to a 3rd world country the rich get richer and the middle class become poor. Thank God for the Covid 1400 stimulus check. I was able to move back to my home town of Wheeling, WV where my rent is based on my income and I don't need a roommate. Texas is a beautiful state in some areas but it is also Abad place to l I've when you are on a fixed income.
Lived there for the majority of my life. Left 3 years ago and went to San Antonio. It has really changed over the years. There is a local saying when something ghetto happens, “your Corpus is showing”. Corpus has a rough image. But there are some pockets of it that are still great. I really don’t miss the hurricanes.

Corpus will never live to its potential. City officials are too corrupt and don’t put money where it matters (contrary to what they’d want you to believe), the people here to far too careless and trashy, and the industry, while vital for the economy, ruins the natural beauty of the area. Algae and bacterial blooms abound, dirty beaches, and lackluster accommodations make up the majority of the beach experience at Corpus Christi, and it’s a mediocre town with mediocre ambitions.
Yours is THE most accurate statement on Corpus. Too much industry crammed in here will eventually kill what is naturally beautiful about it, Ingleside and Aransas Pass.
I am currently staying in the south side of Corpus, not as bad as how you portrayed the city. Yes, CC has homeless as a result plenty of garbage dumped everywhere. Some water fronts are gross and stinky but there are also some decent ones. I love the people here, very relaxed and friendly. Just like any cities with homeless problems, one must exercise caution and common sense but that doesn't mean the city is bad.
Most cities on the Gulf Coast are struggling because people are fleeing them getting away from the floods and hurricanes. The economy is mainly tied to the oil business and the economy is not diversified as you would have in the cities of Texas being further inland with higher elevations and greater weather , that's why.
Corpus has been on bad times for 40 years but anywhere on the coast can be fun. Had my 1st one night stand in Corpus back in the 80s after an evening on the town. Great memories. Sadly these refinery towns offer great jobs for a few, and low paying service jobs for everyone else. Urban decay and neighborhood blight is the norm.
I grew up and lived in Shreveport Louisiana/ East TX for 42 years and it is a Cancer hotspot. I don’t know any family that wasn’t affected by cancer. Not to far from 1M subs now Nick 🤘🤘🤘🤘🤘
I've always enjoyed my visits there. I never think of it as dumpy, just quiet. Probably helps that I stick to the hotel, restaurants, and the beach. I've also driven around and taken the ferry. Nice area.
I grew up my whole life there. My profile pic is me downtown. It’s not the biggest, best city in south Texas, but it’s big and urban enough to hold its own and also small and rural enough to avoid all the trashy negativity of some other areas.
I lived in Texas a few years but never made it to Corpus Christi! Seeing those refineries reminds Me if Midland/Odessa, smelly, but the smelliest place I ever went was Anniston Alabama!

My sister has lived there 3 years with a teenage son and never encountered any gang activity. I'm from Nashville and we do have gang activity, hear gunshots and car racing every night.

I moved to Corpus Christi when I was 20 yrs old from Fairhope, Alabama. I love living here, it's on the coast just like Fairhope. When I lived in Fairhope I walked 5 blocks to the bay & when I moved to Corpus Christi it's also 5 blocks from bay. I now live in NW Corpus Christi but still enjoy living here. As far as crime, you need to pay attention at night, esp. downtown. Most ppl are friendly & like tourists.✝️🙏🏽🙏🏼

Corpus has SUPERIOR tap water on the Gulf Coast, believe it or not. They revamped with a state of the art chlorine dioxide disinfecting system. Other cities are still using chloramine, a mixture of chlorine and ammonia.

Never been, I suspect a big part of the problem is that the Federal Gov is no longer subsidizing flood insurance in coastal areas. My brother own a house on Cape Cod-despite the fact that the house is half a mile from the ocean (and about 20' above sea level), his insurance carrier cancelled his policy.

I loved Corpus Christi when I lived there. I lived on the Island, and right on the bay with a boat dock. Absolutely one of the best times in my life.
I am 65 and because of health problems I can not travel to these places, but somehow Nick makes me
feels like I am there, I think I saw a Whataburger somewhere in my area and I will have to try.
Corpus has always struggled. But so have all the communities along the Gulf here in Texas, like Galveston as well as other smaller places along the coast. It's the hurricanes that keep them from reaching their full potential. I grew up near Galveston and left as soon as I finished college. Got tired of the hurricanes and tropical storms. Moved further inland in Texas. I go to Corpus a lot. It really does have a lot of potential. And it's not actually on the Gulf of Mexico like Galveston. It's actually on Corpus Christi Bay. The real ocean and beach along the Gulf of Mexico is about 10 miles further out to the east on the barrier islands of Padre Island and Mustang Island. Those beaches are much, much nicer. And yeah, just about everyone in Texas loves Buc-ee's!
How often do hurricanes occur?
@@amberdonnelly3410not too often. Last hurricane we had was Harvey in 2017. Hurricanes are not a major struggle. They’re barely even a struggle. We don’t get hurricanes in the gulf because the water is too warm and it pushes the hurricanes away or something? Idk. Science.
We do have quite a few tropical storms during the hurricane season, but we don’t have actual hurricanes

Buccees sucks
I was born and raised in Corpus. Back in the ‘50s, 60s, and early ‘70s, it was a pretty good place to live. Time and circumstances have taken a sad toll. I left in 2006 and haven’t been back.
It was a great city back in those days but so was the rest of the state. To many non native Texans moving in and changing things.

I have been in corpus for the past 20 years. It has gotten much better. Housing prices keep going up as well with new people moving in. That shows something.

Gangs, petty crime, low levels of education, terrible streets full of pot holes, polluted beaches. It will never get better because it's a dumping ground for polluting industries.

I visited Corpus Christi twice. As a German, it was my first time in the USA. I loved it. The people were always helpful and friendly, the Texas State Aquarium, the USS Lexington and other places were fascinating, and the food was inexpensive and absolutely delicious.
I just moved from South Texas a few years ago after living there for 20 years. It’s a fabulous city with everything you want for a decent sized city- plus a beach. Plenty of jobs. We are a Tejano family, so we loved the mixed cultures :) I have no idea why you slammed Corpus as much as you did in this video. Every city this size has “a bad side of town.” Peoria Illinois is smaller and WAY more dangerous. Always had fun in Corpus!

I live on a ranch that is 40 minutes west of corpus. That place is a lifeline to a lot of the rural areas around here. Not the prettiest , but important to us.

I live east of Dallas and about 12 miles from a Buc-ees. The traffic getting to it, getting in and out of it, and finding parking is unreal and not for the faint of heart. Same thing for the one in Madisonville outside Houston. Sheesh. But we love Buc-ees and beaver nuggets.
I lived in the south for a while and miss the BBQ and those huge Brisket Sandwiches.
My favorite is the Bucees in Wharton. When you're on your way to South Texas you're finally out of Houston 😂

The biggest Buc-ees (temporarily) is on I-40 near Sevierville Tennessee near where I live. My wife and I have been there twice and it is beyond colossal. Constant flow of humanity.

Nice video! You should have taken the ferry from Port A to SH361/Ingleside, and drive along SH35 north. Several interesting places (some not famous though) to show.
As you mentioned, all the barrier islands receive the brunt of hurricanes. Port A was decimated during Harvey in 2017, but people have rebuilt it. Although they keep complaining about the insurance premiums going up every year! (people forget, but actuaries don’t 😊)
The fishing on the coast there is AWESOME.
Did some crabbing there out on the stone jetty in Port A. Filled up two large coolers in an hour with a couple of chicken legs on a string.

Corpus is where you wanna go if you want to live a quieter life with little in the way of big city life and/or entertainment. If you're coming here from Seattle, you may be disappointed. If you like more peace and/or quiet, it's pretty damn good. If you work in a refinery or an industrial capacity, it's a very reasonable place to live. Just outside of Corpus you can buy your own ranch.
Don't care much for downtown, waste of money imho. Taxes are ridiculous too.
Yes coming FROM Seattle would be but I moved TO Seattle from CC via many other places. Left in '90. 1986 was very bad with oil crash. Worse than 2008/9!!!
I visited in 2019 and the old CC is mostly gone at least the feel but I am older and coming as an outsider who once lived there changes perspective. This video is obviously done by an outsider. He could have interacted more with people on the street to geta better view of the place. Also, he needs to fact check there are some inaccuracies.

It is a dump. The problem is there is no real money here, no philanthropic, civic minded multimillionaire donors like in Houston, Austin, Dallas and Fort Worth and the refineries pay very little in city property taxes compared to their value because of longtime sweet heart agreements.
Sounds about right. Not to mention corporates are willing to hire exploitation in the citizens who live in the city.

We spent a lot of time in Corpus in those days. Kept a boat in the marina.
As was most of the US.. In the 1950s there were basically no ghettos. Even the low income areas were safe. The whole country is going severely downhill.

I go to Corpus for vacation every year. It's nice when you're staying on the bay side, of course it has a bad area, too, but it's easy to avoid. USS Lexington and Port A are both cool for a beach vacation, and nearby.

@@bastet0140 I usually stay at Emerald Beach Hotel with a king bay view room, it is right on the water and you get a private balcony access for like $100/night. It is a little older though, if you want something more modern I have heard good things about the DoubleTree near the Lexington, it is also right on the water and around the same price, last time I was there construction was a nightmare near that area though. Anywhere you stay I would recommend driving to nearby Port A for the ocean, it's like 30min away, the bay is not as good. Never had any bug problems anywhere, as long as you're staying in something near the water you should be in a good area.

I think it’s like that with all states. For years I also knocked my town because it’s chilled, quiet and boring at times but after what I’ve seen and heard about from other cities getting overcrowded with newcomers, I think now it’s a good thing.

I have drove through Corpus Christi many times, I know 2 people who moved there after retirement. But congrats on painting the area like a oil slick industrial dump😂😂😅I think this video created a harsh perception of the area. I never got that impression from driving through there or talking to people who lived there. I would live there. But if my only reference was this video,😅 I wouldn't go near it😂😂
I grew up in CC (although I left in 2005) and his video was complete garbage for what CC is/was. Its like, he drove down from SA on the interstate right into the downtown exit and north beach and was like, I guess this is CC.

I'm surprised this place isn't being turned into a great beach town. All the other coasts are beginning to get too crowded and pricey.
With the right planning, Corpus could easily have been the Miami of Texas.

I saw an article recently saying Corpus is considered to be a blue zone due to the amt of ppl who live to be 100 or older. I told my partner, who was born in Corpus, & he said "no f***ing way with all that pollution in the air, land, & water..." He said they don't just do water boil orders, that sometimes they just ban residents from using any water period, even if it's boiled & tell em nobody can take a bath, just a quick shower at their own discretion, & to preferably use bottled water & a bucket. & he said everybody who lives their has to have cancer... that there's no way that they don't... especially if they've been exposed to all the chemical smog & contaminated water for decades... 👀

I’m a big fan of Corpus, it’s better than SPI imo. It’s a real city unlike SPI and laid back. It has a beautiful waterfront and good fishing. The water in corpus almost always looks pretty unlike Galveston. North Padre Island (Corpus) and Mustang Island (Port A) are beautiful actual beaches unlike Downtown Corpus (bayside) surrounding areas like Rockport/Fulton are beautiful as well.
I grew up un corpus. Nice place to raise a family in the 70's 80's,, Certain "changes" happened in the mid 90's , and didn't last to much longer... miss the beach though.

BP destroyed the fishing. The city is ruled by greedy City Council members. The wages are low. I lived there 30 years. Taxes drove me out of business. If you have $ it's a nice place to live.
Lived in Corpus Christi for 18 years. My apartment was 3 blocks from the water. My neighbors were rich but my apartment complex was filled with drug sellers, and criminals. My rent was $800.00 a month which meant that I had to have a roommate to afford it. The landlord didn't maintain the property. My apartment was flooded during Hurricane Harvey. After walking on soaked carpet for a week I pulled it out myself. I was 65 years old at the time and this wasn't good for my health. Corpus Christi is closer to a 3rd world country the rich get richer and the middle class become poor. Thank God for the Covid 1400 stimulus check. I was able to move back to my home town of Wheeling, WV where my rent is based on my income and I don't need a roommate. Texas is a beautiful state in some areas but it is also Abad place to l I've when you are on a fixed income.

Corpus will never live to its potential. City officials are too corrupt and don’t put money where it matters (contrary to what they’d want you to believe), the people here to far too careless and trashy, and the industry, while vital for the economy, ruins the natural beauty of the area. Algae and bacterial blooms abound, dirty beaches, and lackluster accommodations make up the majority of the beach experience at Corpus Christi, and it’s a mediocre town with mediocre ambitions.
Yours is THE most accurate statement on Corpus. Too much industry crammed in here will eventually kill what is naturally beautiful about it, Ingleside and Aransas Pass.
I lived in corpus for about ten years..this was a pretty accurate video..surprised you didn’t stop at the Selena statue like everyone does.
I am currently staying in the south side of Corpus, not as bad as how you portrayed the city. Yes, CC has homeless as a result plenty of garbage dumped everywhere. Some water fronts are gross and stinky but there are also some decent ones. I love the people here, very relaxed and friendly. Just like any cities with homeless problems, one must exercise caution and common sense but that doesn't mean the city is bad.
After watching a lot of these videos I've come to the conclusion that most places are ugly, impoverished and really suck. Be happy where you are. 😊

Most cities on the Gulf Coast are struggling because people are fleeing them getting away from the floods and hurricanes. The economy is mainly tied to the oil business and the economy is not diversified as you would have in the cities of Texas being further inland with higher elevations and greater weather , that's why.
I stayed on the Lexington ship for a weekend when I was in boy scouts back in the early 2000's. Glad to see the old girl doing well.
Corpus has been on bad times for 40 years but anywhere on the coast can be fun. Had my 1st one night stand in Corpus back in the 80s after an evening on the town. Great memories. Sadly these refinery towns offer great jobs for a few, and low paying service jobs for everyone else. Urban decay and neighborhood blight is the norm.
I grew up and lived in Shreveport Louisiana/ East TX for 42 years and it is a Cancer hotspot. I don’t know any family that wasn’t affected by cancer.

I've always enjoyed my visits there. I never think of it as dumpy, just quiet. Probably helps that I stick to the hotel, restaurants, and the beach. I've also driven around and taken the ferry. Nice area.

I grew up my whole life there. My profile pic is me downtown. It’s not the biggest, best city in south Texas, but it’s big and urban enough to hold its own and also small and rural enough to avoid all the trashy negativity of some other areas.

My sister has lived there 3 years with a teenage son and never encountered any gang activity. I'm from Nashville and we do have gang activity, hear gunshots and car racing every night.

I moved to Corpus Christi when I was 20 yrs old from Fairhope, Alabama. I love living here, it's on the coast just like Fairhope. When I lived in Fairhope I walked 5 blocks to the bay & when I moved to Corpus Christi it's also 5 blocks from bay. I now live in NW Corpus Christi but still enjoy living here. As far as crime, you need to pay attention at night, esp. downtown. Most ppl are friendly & like tourists.✝️🙏🏽🙏🏼
I enjoy watching your videos. You give a mostly unbiased look at the good and the bad in various state and cities you have visited. I agree that it is more and more difficult to afford even a modest life in the US nowadays. Sadly I don't have much hope for the future.

Corpus has SUPERIOR tap water on the Gulf Coast, believe it or not. They revamped with a state of the art chlorine dioxide disinfecting system. Other cities are still using chloramine, a mixture of chlorine and ammonia.
And anyone who has had mountain spring water will not drink that toxic shit.

In Galwaston there are absolutely lovely areas tacked in between highways and lagunas. If you love semi industrial areas. Don't know why but I love the coast area there in rural areas.

@@btetschner No cup of sugar, but we walked the same route to school and exchanged pleasant hello's. She dated 'him' first, she was older than me, and I dated him a few years later. He was the one that got away, my fault entirely. But yeah, Farrah was always beautiful and as I said, kind and friendly.
Never been, I suspect a big part of the problem is that the Federal Gov is no longer subsidizing flood insurance in coastal areas. My brother own a house on Cape Cod-despite the fact that the house is half a mile from the ocean (and about 20' above sea level), his insurance carrier cancelled his policy.
