We bought our home in Phoenix back in 1997. 2200 sq ft mortgage payment of less than 800.00. Almost paid off. That lot rent is insane, how folks do it? Lucky to be a boomer.
I live in a Park in a ghetto neighborhood with a homeless camp behind it in the PNW. We currently are at $857, goes up every six months. The rise in mobile prices isn’t stopping when the average home is $550,000. I’d live in the Park he’s showing; it’s twice as nice as mine.
my CA park was a little nicer but the rent was higher more in the $1000 range. And yes the homes are about 10' away from each other. But that home was probably bought many years ago and paid off, so they only had to pay the space rent plus utilities. When you get in that situation, it's about as cheap as you are going to find to live in 1300sq ft. The main issue is tha tthe space rent is $700 this year, next year it will be $800 and so on and so forth. Before you know it the rent will be over $1000 with the same shit hole park and pool. I'd send photos of that pool to the owners. Part of your rent is that there is a pool available. You are not getting that at this park.
That park does not deserve that amount for lot rent, no way! The only thing that was nice about that house was the kitchen, that's it!!! But that park need the board of health called on them, period!!!
Kitchen very nice, would brighten it up some, remove the wood paneled walls and see if the ceilings can be opened. Didn't see any vents for A/C, most likely a person needs window unit A/C.

Our mobile home park had one maintanance man for 120 home sites. It would have been his job to pick up that dead animal and he would have done it. The park allowance was what caused me to take over 9 months to sell mine. I had numerous cash offers but none of them met the park's various requirements for residency. This is a very decent older mobile home for sale. It's had some good updating. We ran into same issues with the pool and hot tub. Most of the tome the hot tub was not available. I always got BS from manager about why it was not repaired. And lots of "the health dept, wants X, Y Z". It seems fairly priced to me. However, the entire park is run down and allowed to fall in dis repair considering the nearly $1000 space rent.

If someone reports that pool and hot tub to the city of Glendale they will get a warring to clean it or they going to have to close it and drain it or have to pay a fee.. get a ticket.
The worst investment you can ever make. Nothing depreciates than something that can be moved on wheels. You'll do better buying a truck. You can't sell them and you gain no value/equity. Don't take my word, take the risk.
I don’t like mobile home parks where the residents don’t have even a tiny piece of land to put a flower garden. The homes are jam packed almost on top of each other. The pool is nasty!! I like the home overall and the price is okay.

Absolutely Criminal to treat people who need homes like this. Clean up the park, fix the landscaping. Hell you know they can afford to do it. This home has been updated cheaply. But they asking too much for it. What is up with all those stairs and low ceilings inside? Sorry, this one is a 2. It could be good if someone showed it more love. But no…. Not feeling this. 😕

The thing that get's me is that you are stuck in the park with that home the only way to move is SELL or rent it out.
Some of these places do not allow you to rent it out.
