Saudi Arabia’s PIF will build Newcastle United a new Stadium & Sports City & I think I know where!

  • In this video I look at the inevitability of Saudi Arabia building Newcastle United a new stadium and training facilities.
I link their motivation in doing this to their wider economic plan called Vision 2030 and why a new stadium is important to stimulate economic growth in Saudi Arabia.
I also look at previous plans to build a new stadium, why extensions to St James Park are a none starter but also stress and evidence why their motivation isn’t primarily driven by a need for a larger capacity.
My video is heavily researched with supporting evidence. However, I do see transport difficulties around the site I do discuss but believe they can be overcome.
What I’m not doing in this video is stating exactly what is going to happen. Through my research, I hope to stimulate intelligent dialogue about the future of our club, but also to dispel some common myths.
I hope you enjoy the video.

    *** PLEASE READ ***
I have read today the article in the Athletic after an interview with Amanda Stavely snd Mehrdad Ghoudussi. I wish they could have said this in October or a few days ago! 😅
It appears that I’ve got this one wrong about a new stadium, along with thousands of others of course. Just to reiterate as well, the Benton Park idea was a theory based on what seemed like the ‘ducks lining up’.
I’m reassured that there don’t be a new stadium, as I’ve stated three or four times now (including in this video) that I want to stay.
Things could change of course as there are still significant obstacles in extending SJP that Sir John Hall couldn’t resolve and they are even more difficult now. So we’ll just have to see.
I of course haven’t set out to mislead anyone, or just come up with half baked ideas for views, my opinions are well researched and the videos are well meaning and informative as possible.
Having said that, I stand fully behind my opinion that the purchase of a Premier League club is linked to Saudi Arabia’s Vision 2030 wider economic plans.
Please feel free to watch the video as I hope you’ll gain a wider understanding of Saudi Arabia and the difficulties facing any expansion ideas.
Many thanks for your patience and understanding 🙏🏻

Looking at Newcastle's attencance figures, if there were to be a larger stadium built, it would 100% be filled to the brim. The only thing holding Newcastle back from having the highest attendances in England is that ~54000 capacity. Can't wait to see where this goes, while I do love tradition, I do also love progression (and I'm not only saying that cause I'll probably be contracted to do some work on the new stadium haha). Would be great to see some details on the new stadium similar to that of the Arena AufSchalke's tunnel, give the stadium something uniquely Geordie, rather than just being a cookie cutter big stadium.

It's ironic that we always get on well with Norwich fans here or there. Yet the football journalist whos spite and bile started all the media hate towards Newcastle was a Norwich fan. Mick Dennis. Proved wrong in every prediction of our relegation year of 2009, he started all the "deluded" spite ("deluded" ??? For thinking a team with 4th highest average shouldn't be in a relegation battle EVERY SEASON ? Yet Everton fans constantly believe they are one of the "Big Six" and they AREN'T ?) Dennis's quotes were on pee stained bed sheets when Aston Villa fans created a nasty atmosphere between our clubs that hadn't been there before, and is still here now. Villa fans believed the spite and created a hysterical celebration on our celebration. More so than one of the derby opposition being relegated
Yet, there is another football journalist who is the opposite of Dennis. Jake Humphrey has sprung to the defence of Newcastle and its fans - can see what the Guardianista types refuse to

IMO one of the main reasons why SJP is so popular is its city centre location, allowing fans easy access into the ground. It brings a uniqueness that not many other cities have. If you take that away and move it on the outskirts it’ll just be like any other stadium in England. Super league fans say Newcastle is the best city for the magic weekend because SJP is perfectly located. 10 minute walk from the train station, plenty of bars, pubs restaurants hotels etc on your doorstep. That’s why they keep coming back. I think things like that show it is a valuable asset for keeping it where it is.

Very interesting theory Eddy. I have friends in HMRC and the dates being mentioned are around 2027 for all HMRC to be on Pilgrim Street so ties in nicely with a new stadium development. I had always assumed the site would become a giant housing estate but with the Reuben connection I can see how a deal could have been struck for HMRC to go one way and Reubens acquire the old site. Seems a great option. Will be interesting to watch this back in 10 years time and see if it did actually play out this way.

I don’t see Newcastle moving in the short term, but once they establish themselves as an elite European powerhouse with the trophies to back it up, I do see Newcastle moving to a new stadium. I just don’t think it’s feasible for Newcastle to stay at a 54000 seater stadium when, even right now, they fill it up way too easily. Personally, I think Newcastle could build the largest stadium in the country and still manage to fill it up each week. Right now, I think those new owners want to play it a little bit safe with the fan base and earn their trust before doing anything that would divide them. That being said, Newcastle will have the biggest and best training ground in the world I have no doubt about that. It will set the standards for future generations of football club owners as to what a world class training facility will look like

I think you could redevelop St James' park.
    Although it wouldn't be cheap.
1st I would develop Kingston Park into a 55,000 stadium that Newcastle could ground share for x amount of seasons, with a view to reducing the capacity once back at St James.
As for St James' I would build over the inbound lane of Barrack Road, similar to What Villa did on their Trinity Road stand, (but bigger) if you have a look on Google maps the Piles and RSJs take up surprisingly little space and could be done to fit into the central reservation.
The 2nd thing I would do is dig down (Similar to what Barcelona did to add a tier on Camp nou when going all seater; again this would be a far bigger operation than what they did at Barca.
Then it would be a question of the correct pitch placement to get the maximum capacity out of each stand, my guess is it would be moved slightly away from Leazes, slightly up from Strawberry place and twisted slightly towards barrack road so taking up some of the car parking space.
Would also make provision for the bottom tier of the new stadium to have safe standing 1 seat : 2 standing.
Or indeed just redevelop the whole Leazes stand to 1:2 seating to standing.
Blimey, I bored myself reading that back!!

    • @TynesideLife
      @TynesideLife  2 ปีที่แล้ว +1

      Haha! Cheers Jimmy!
The only thing with digging down, when you think of basic trigonometry, you have to spread the whole stadium outwards which leaves significant problems around the Gallowgate and East Stand.
The building over Barrack Rd is possible in theory like you say.
In regards to safe standing, the capacity doesn’t increase. It’s still one seat space, one standing space.
I think about this whole expansion problem alot! I even have a couple of experts in their field contact me who fill in my rudimentary knowledge on this subject.
I suspect they may either have to move stadium in a few years time, or knock it all down and start again by moving 20m West towards Barrack Rd. Then they could increase Kingston Park or GatesheadStadium with temporary stands.
      Great message Jimmy 👍🏻

    • @jhvoojh
      @jhvoojh 2 ปีที่แล้ว

@@TynesideLife Yeah, I think to redevelop effectively it would call for St James' being completely levelled and start again with a blank canvas; even then, I would say it would need to have room for 80,000+ expansion.
Wouldn't be the same in Newcastle with the ground not being there.
Re Safe Standing, In Germany they have an extra step behind the rail seat so they can get more in, (Dortmund seating only for European matches is 65,800, whilst domestic games seats and stands it increases to 81, 500), so what I mean is i would configure the safe standing areas of St James' to the German model from now, with a view in the future the German model may be introduced over here.

    • @TynesideLife
      @TynesideLife  2 ปีที่แล้ว

@@jhvoojh yeah lots of possibilities! Even with a rebuild, I suspect we won’t have the space to expand past 70k.
From the news I’ve seen on the safe standing in this country, those that are being trialled have had to design safe standing to facilitate the same amount of fans 🤷🏻‍♂️
What I do suspect though, is probably nothing happening in terms of expansion. When you look at the topic through the lens of Saudi Arabia’s reason for buying a Premier League club, being part of their Vision 2030 economic plans, adding an extra 10-15,000 seats to our ground is neither here nor there. After all, Chelsea are a top European side but have a capacity smaller than ours

Another thoughtful and well presented piece, for the club to evolve into what we all wish and believe it can come, we will have to go walkabout to a new stadium. It makes perfect business sense and this is a business first and foremost. Whilst it would be sad to leave the Cathedral on the Hill for the club to fulfil its full potential it has to go. I accept that some fans will not agree and be unhappy that is to be expected. Also the worry that the atmosphere would not be the same at a new stadium whilst certain clubs have struggled to replicate the old Highbury, the Boylen and Maine Road at their new homes, 2 out of 3 should look at their fanbase and the Hammers are renting an athletic stadium with a running track around it, it does not even look like a football ground. I have no worries about the atmosphere at a new " St James " build it and they come and sing 65,000 + Geordies together what's not to like, unless your a Mackem. Keep up the excellent content, exciting times, reminds me of the KK and Sir Bobby era, you can feel the excitement building even down here, even the football is now worth watching under Eddie and the boys..

I would hate to leave St. James’ Park… I understand the probable future necessity to upgrade and move, but there’s something deep, deep inside of me that would HATE it. There’s so much of a connection to that ground for our club. It would feel like ripping the soul away I think.
Personally, I’d much rather they fully upgraded SJP and gave it the facelift you mentioned, and then built a brand new training/academy/women’s team complex.
However, if your Longbenton theory did prove to be true down the line, I would hope they would look to improve the roads and traffic flow around there, because it’s horrific at peak times even now. 50,000-80,000 people would be HORRIFIC.

Great report, I've been living in KSA for the last 6 years and when the announcement of the takeover was made all my Saudi colleagues were really excited about it. Vision 2030 is a big thing here and as you say there are lots of impressive big money projects happening all over KSA. I love the walk from the train station up to the ground and seeing it sat on the hill as you turn the corner from China town so it would be a shame to see it move but if it gets better and the city can benefit from it then it has got to be good thing. If expanding the gallowgate to mirror the leazes end which would increase capacity to roughly 65,000 isn’t enough and the toon feel it necessary to build new, then forget Longbenton, the toon need to stay in the city and the best location would be the arena site ! Then afterwards st James can be redeveloped and rebuilt into a new arena !

    • @TynesideLife

The Gallowgate can’t be expanded due to developments behind the stand and due to the Metro tunnel under the South West corner preventing pilings. The East Stand can’t be heightened due to the Listed buildings behind.

Showstoppers aside - I just wonder if it's ever been considered before and that is to build a new stadium in Leazes Park, but then in exchange give the old St James Park land to the council so that they can extend the remaining Leazes Park into this new space. The new space could then be so designed similar to Kensington Palace Gardens in London, this would unblock and enhance the classical grandeur of the Leazes Georgian Terrace and being that much closer to city centre will encourage more public use - can you just picture this, pimms and brown ale in the summer!

As a Chelsea fan, I used to love West Ham away at Upton Park. It was scary, electric, supercharged atmosphere. The new stadium at Westfield, Stratford by comparison is a dull corporate day out. The polar opposite of the Boleyn ground. The magic, the atmosphere and ethos is gone. My wife and daughter want to come nowadays, so they can go shopping whilst the game is on.
St James is a very special place. Away to Newcastle has always been similar. Brilliant atmosphere. Awesome.
Be careful what you wish for.
I feel very sorry for the new generation of West Ham fans who will have never experienced the Upton Park experience. It would be horrible if that happens to Newcastle. What you say makes sense but who knows what will happen. There is no room to expand St. James. I suppose they could tear the entire thing down and go for a new ultra-modern stadium on the same site but that still leaves the same problem. As big as St James is, new stadiums with 60000+ capacity have a much larger footprint so they will still be limited to not much more than what they have now. The new ownership seems to have large ambitions and the idea of them building a showpiece stadium seems in line with other Saudi projects. One thing I wonder is would they really leave St James standing or would the land be sold or developed into something. Bear in mind the real estate developers referenced in the video rarely do things out of the good of their heart and if they have the rights to the land where a potential stadium could be built why build a stadium on it when it's more profitable to build something else unless they have an agreement in place to get a choice piece of land in the downtown. Just like the area, St James is built on. Just a thought.

There is currently planning permission for a housing development for the site, but I am sure this could be resolved with some finance and negotiation. The site in question is the old lead works down on the Tyne next door to the old Newcastle arena which is very shortly closing.
Imagine that site with a huge stadium right on the banks of Tyne with great access to the City and the Central Station...
It would be an amazing site

Only problem building in Benton, is the transport links.
The metro is not fit for purpose and the roads of the A1 are small to cope with extra influx.
The metro would have to run like the London underground.
I.e. one every 4 minutes or so, also the lack of pubs 3 at the four lane ends about a mile away, 2 at South gosforth.
Also it's in the middle of houses .

Either level off St james to the same height which is difficult, or build a huge one near the airport. The one problem about the town is actually getting there. Either bus or a taxi isn't great I'd rather drive to a stadium with a huge carpark since I'm not fussed about alcohol.

Hello Eddie, I think you have an interesting theory there about any new stadium development location. I was convinced at the beginning when I heard that the Reuben bothers (and Jamie) were involved, that they would be the property people/experts, and that they had some plans. The HRMC deal was publicized a while back and it makes sense to move workers into the city centre.
The three sets of partners seem to have a good synergy between them that cover all aspects of running a 21st century football club: Amanda Staveley as the face of the club, and PIF the big money investors, and the Reubens infrastructure/property.
As a kid, I made many visits to that big ugly building on Pilgrim St, just opposite Hood Street, the one that articulates over the road, where my father used to work. I'd be very happy to see that monstrosity disappear.
    BTW now subbed.
/edit/ oops, I should have read your pinned post before I wrote this. Never mind.

Any new stadium development is not driven solely by capacity. There are far more significant economic factors for Saudi Arabia to build a super stadium.
This video explains why and I discuss a possible location.

Hey Eddie, I’ve been following your vlogs for a few months now and hats off to you on the content very balanced and a great showcase for the region and the club along with the way you engage with the local businesses and community.
This is a long one so stick with me.
Now the potential new stadium. I think your 100% right that the new owners will want to build a new stadium and sporting complex for NUFC. Saudi Arabia in all there ventures make statements to the rest of the world about how they do things. Look at the building and infrastructure which you featured in your Vlog. NUFC will be no different they want the club to be the biggest and best, and that will include stadium and associated facilities where we will go and spend money.
I am a life long fan and love my pilgrimage to SJP for every home game and more recently now with my son. However I want to see us become the very best we can be and that will mean we need to move ground the cost to renovate and expand SJP will be eye watering due to the complexity. And the PIF will be looking for good return on investment which will not be fully achieved at SJP, to some this may be controversial but, however it is about economies of scale. In this day and age a new stadium complex is likely to cost between £1 & £2 billion capital expenditure. If PIF are going to invest that sort of cash, they want something which will reflect that investment.
This is where you start to look at the hybrid super stadium villages which incorporate not only the stadium but training medical and other offshoots of the club such as the winners team, the reserves and juniors etc all playing in 10k seater sister stadium. Along with that they will also add hospitality and even leisure and shopping potentially. A good example is NEOM which is being constructed for VISION 2030. A smaller version in Newcastle would be awesome for the region and the city. Also look at the recruitment of Dan Ashworth is not a coincidence, he is being brought in to shape this sporting complex, similar to St.George’s park. As well as all player recruitment and creating a NUFC DNA.
So the site, the idea of the ministry land is very interesting and one which I had not considered. However the location does have issues with road transport links in all directions and the surrounding housing belt. It has the size potential to house a sporting complex but I’m not convinced it would get the support.
But, I do agree it may have a part to play in a potential site which may have buildings on it which could be used and the ministry site is used as a barging offer to other developers for prime residential housing to allow another site to be made available. I initially thought next to the race course, but looking further into that I’m not sure if that has the scope, although I’m no expert.
My hunch would be that they look at a potential redevelopment opportunity an a large scale in an area of Newcastle or surrounding which they would look to transform over a longer term plan. Similar to how Man City developed there training village and then surrounding area. It depends on where this could be. Barring the area you already mentioned could the Byker riverside area become part of a larger scale project? Could they look at the royal quays area in North Shields.
To sum up Eddie, I’m on your wave of thinking and agree a stadium move is likely and needed but where is the Billion dollar question. Keep up the good work and hope to meet you on a match day some time 🏴🏳️👍🏻

Great message Lee and thanks for taking the time to send it.
I agree the road network is an issue but I wouldn’t see that as the main way to get to the stadium. I’d see increased public transport and park n ride mainly.
I of course am not stating that I’m 100% convinced about the site but it ticks s lot of boxes and with the RB connection to pilgrims Quarter, it opens a lot of doors for development.
I’ll have a look at the other places you mention Lee and thank you for being balanced with your views 👍🏻

I always think a team loses part of its identity when they move grounds (Sunderland and Middlesbrough spring to mind) but much as I hate to admit it SJP can't be developed any further so the time has come to move. Such a pity that the Arena site has gone, that would have been great. Longbenton never even occured to me but now you've mentioned it things do make sense. I see in the comments that someone has mentioned moving up by the race course. Seems like another possibility but Longbenton looks like a better bet. Interesting times!

Very interesting - but I would not want to see a move from SJP under any circumstances. It is the entire history of the club. It is bad enough to have foreign ownership - whichever country is concerned. But if it is another ground then it just becomes a different club for me.

@@TynesideLife typical but watch this space i bet they announce it that they are gonna build one in the near future . I agree they cant extend as is . Beacause of certain space issues . But its high time they had a new greenfield site stadium one with enough parking and facilities to meet the modern era . Plus bein able to be used for many purposes like a truly modern stadium should be . This is just my humble oppinion and i know the wrench of moving from the site from which . Theyve bn for many years . But commerially and goin forward in time regarding develpments and traffic etc a move outside the city as some other scottish teams are in the process of planning etc would make total sence . I mind years ago for instance st johnstone in perth moved to a brand new stadium on the outskirts of perth when they did a deal with asda to build a totally new stadium in return for the old site . It redovelepoed the whole area where they once were and it caused much better traffic flow people stayin locally didnt worry about crouds milling around etc etc it just made the area much more free on match days. Plus in newcastles case it could still be called st james arena maybe or something similar . .

I do believe you could well be right!!! But hang on a minute. 68,000 fans is our record attendance. The stadium now dwarfs the old one. Surely the answer is safe standing on all lower tiers. Or just standing and less of the safe.
