I read somewhere that quoting general cost of building is like asking how much a bag of groceries cost. Well, it all depends on what you put in it! Thanks for giving us a ballpark figure, with some specific details. Nice work, and love your videos!
It's still possible to give an average based off statistics of previous customers if you know how to do math. However I will say that is an excellent analogy and it's just in my nature to argue haha.
so, for a house the size I live in, plus a 2400sq ft garage, im paying less than the mortage on the house i'm living in.... AND i get to be outside of city limits? I need to start saving. time to start looking at land.
My wife and I have sold our house and are looking in to a barndo. So grateful for this video. Very helpful. Will be contacting yall soon after I show my wife this video. Thank you again
THANK YOU!!! You are absolutely correct that builders HATE to give out estimates like this. And with the wide ranges of pricing I understand. With that said, Thank you for this video amd atleast giving us a ball park to start playing around with so we know what to expect and plan accordingly, bcuz I had no idea if it would be $50k, 150k or $250k to build a Barndominiom. I really appreciate the video and putting me in the right ball park.

Thank You so much for stepping up and having the where with all to throw out a ballpark price per square foot with "average" finishes. It does give a great starting point to plan and see if a barndominium is right and economical vs a custom stick built conventional home. Appreciate it. My sister lives in Tioga, Tx. and just bought 20 acres and is in the market for a barndo with an unattached horse barn that matches for her "little ranch". I'll pass your info on to her as you guys seem to be honest good folks. The world needs more people like you and your company.
I want a large garage/studio space with 20ft ceilings, and about 800sqft of nicely finished living space on the other side in a modern loft style with floor to ceilings windows on the top floor..
I appreciate your candid response to a seemingly "loaded" question I see on your videos a lot. "How much per sq ft can you build a home?" There's so many variables. Real hardwood floors, or laminate? Real tile or fake? A basic ikea kitchen or a custom crafted kitchen with a 12 foot long island with real marble countertops? A kitchen can be 5 grand to 100 grand. Painted drywall throughout or shiplap? Lights? What kind and style and how many? If you want 30 lights in a house or you want 50. That could be a difference of 4 grand or more. You have to consult a builder about what you want, what your budget is, and what's realistic for you. Not badger them on TH-cam videos. These videos are showcasing what their company can accomplish for their customers and their needs.
a ballpark is still an acceptable response though. they have client builds and square footage and cost. they could easily say "our clients tend to spend about xxx amount per square foot for a customized house.". but i know it wouldn't appease everyone.
Matthew Crockett lol. I think the last video was boiling point. 😁🤪 maybe 200 comments of How much. I just can’t bring myself to blabbering to everyone what an individual spent in the home. Anyhow. Hope this helps for now!
We seen these all over the US & always look for one when considering a Recreational home base between RV trips where we can recharge and hunker down during pandemics. I like the ability to pull in the RV into the shop area so rural neighbors can't easily tell if we are parked or not. Having a place to work on the RV and to bring family over for some ATV fun would be priceless, thanks for all of the inspiring ideas and now I can compare various brands to see how the technology has evolved. Now can look for land also where the recreational version may be allowed over just a house version, etc.
Thanks Josh for putting this video together. It really helps me understand costs and also help me figure out my construction budget. I know this was done 4 years ago but I can adjust the pricing by 20-25% to stay current.
I would’ve never considered living in one of these until I started watching your videos and seeing all the customs you can add on. We have 13.25 acres and want to build in the next few years but with the price of wood we may have to reconsider and build a barn.
An honest assessment of building a metal building of any type. I built a 2400 sq ft shop and his comments are right on the money! When we built our home and separate shop I wish there had been a barndominium builder in this area.
It is so refreshing to see an architectural aesthetic originating from big-box-store design. Shed roof, shed walls,......... man, that is slick. Truly the best that Texas has to offer. I can park my combine out in front and it looks like that is where IT lives.
In Florida they meat the “hurricane codes”, meaning they resist up to 140mph winds, I have never been exposed to a tornado so I can’t say much about that but for the most part I would say it would hold up pretty well
The only thing that wins against an F5 is a bomb shelter. F5 has been known to pull up common city street pavement, trees and grass leaving a brown swath of nothing on the ground where the funnel touched down and all of the debris scattered for miles. A common "stick built" house might withstand F2. 140 mph wind rating is in lower F3. I've seen wind ratings of 115 mph to 150 mph for steel buildings with R panel sidings and roof, before adding the internal bracing that the wall framing and spray foam adds. I've seen an older technology steel tractor shed (appx 60 X 90 with 20 ft sidewall) survive a direct hit that snapped an oak tree with 2 ft dia trunk. That was probably a F2.
Nothing you can do when it comes to a tornado! Engineers can’t really predict how a structure will really preform because of the way the winds are in a tornado. Not like straight line wind in a hurricane or thunderstorm.
Is the building made of metal or steel? What company provides the metal? With the monolithic slab, do you have to have a crawl space? Can you get a tankless water heater? What do you think about ductless hvac units (per room)? What comes in your basic package? For instance do you get a certain amount of windows & doors? & then extra if you go above that? Thank you, you & Mrs Helms are awesome!
Great job explaining and giving “general” costs. People want hard numbers about building something without giving specifics. It’s like someone saying “I want to buy a vehicle, and I want to know exactly how much it will cost.” All while not telling you if they’re buying new or used, a Kia vs a Ferrari, a car or a diesel dually. Specific pricing requires very specific info to get hard numbers. Keep up the great videos! Subbed.

Been looking at building a barndo and was going to call you but after seeing this video it answered the questions I was going to ask. Thanks a bunch for posting it.
Yes, a barndo garage with a master suite and a chef's kitchen and dining area is all we need on one level. Garage to be large while the living area to be integrated within the garage.
Yes thank you. I love your channel and your builds. This has been my dream style home in the country before people really were talking about barndominiums. And this at least gives me an idea of cost. Thanks so much
I don't know how I got here but I like this guy. Reminds me of the boys back home in Hawaii just chillin hehe..... I need him in Utah and las vegas for some projects I want to do....... thanks for the video
I wish I'd known about builder grade garbage before I bought my home. I would've paid 200k extra, or whatever it cost, to have a real house that heats and cools efficiently and isn't going to constantly leak and fall apart in other ways.
Subscribed. I wish you guys were in New England......wanted to do this for the last 4 months but can't find the right builder that has the portfolio to show they can actually build something like this. Thanks for the information. If you have someone in your network in the MA area.....heylp!!
@@TexasBestBarndominium Thank you for the advice and reply. Going through some of your previous uploads to better educate myself. I am leaning towards that GC myself and subcontract out to get the right finished project mindset. It all just feels so overwhelming haha
How does the metal roof stand up to hail storms? Here hail storms BATTER roofs which never fails after a serious hail storm here come the roofers to replace the tiles.
Thank you for being straight forward with your price. Who knows maybe within the next few years ya'll might even get a call from us if you can build in Arkansas.
Wow 🤩 Thank you for the transparency on pricing. I love your concept. You do things in your homes that someone who worked in the trades would do if they were building a home for themselves (2x6 sprayed insulation)👏👏
@@mmabagain Don't judge all Californian's by the idiot blue-voters clogging our big cities. Quite a few of the rest of us are decent, red-voting conservatives.
With "best" in the name, "should last generations", and "somewhat of an upgrade" (mentioned multiple times), how long do you think would be the expected Warranty from this touted builder? You know, with All this excitement and "quality"? Notice how that subject wasn't proudly mentioned?
Glad you explained prices - I am considering a future move and this caught my attention as we have an RV in storage and this solution would put it all under one roof. So if I understood you correctly the "home" part of a 2400 sq. ft. would essentially be $120 per sq. ft. and the garage part would be $40 per sq. ft.? My "back of the envelope" math says I'm looking at around $200K - then adding extra for patio/porch overhang and surprises - so $250K is still an attractive number. My other question would be your A/C and sewer/water costs, are most DFW area sites Septic/Well or city services? A/C or Heat pump supplied and what tonnage due to excessive heat in TX? (I'm in FL and NEED a 4 ton unit for 1900 sq. ft. manufactured home) Also is drainage possible in garage area for RV cleaning?
@@TexasBestBarndominium When we get back from Australia (my motherland), we are looking to move from FL to TX and will be building a house. I have shown my wife and daughter your videos and they love your work as much as I do...maybe more so, lol. My daughter wants secret pasaages leading to a play room, which I kinda want for myself. lol again. We'll likely be in touch in the next year or so. Take care of yourself and you family in these weird times mate. Thank yourself lucky you are there, where we have actual constitutional rights, because here, we are not so lucky. One of the main reasons we love the USA so much and are so grateful that we were gifted our citezenship. We were here before the outbreak and are essentially prisoners in our home. It would be great if our home was as good as so many of the homes I have seen you produce. You should be proud. Happy Easter and may God bless you all.
How has the pricing changed in the past year, and does $40 per square foot estimate hold for shop areas which will actually be used as barns? Have you done wash pits before, or is that a task for someone else? If you can do it, how might it impact price?
I've been wanting to do something like this on some land I own in Oklahoma, I'm not quite ready to build yet but it does give me an idea what kind of budget I need for what I want.
Super reasonable guidance (and pricing!), appreciated as always. These videos are fun to watch, but I definitely know who I'm going to if/when the time comes to get a barndo built.
It seems the R panel exposed screw fasteners back out over time. Just expansion and contraction and the screws start to back out, and then develop a leak where the screw has withdrawn. Is there a method you have that prevents or mitigates that?
What would be a rough estimate it was a 2 story structure? Say 2600sqft living upstairs and a 2600 shop on the lower level? I know you save on the foundation, but need more wall . I assume the finished area would still be around 110-120/sqft but would the shop space drop?
@@TexasBestBarndominium One thing I forgot to ask, I see you use 2x6 walls and foam insulation. How does that compare cost wise to ICF? I like the idea of ICF for storm protection.
i like the ballpark figures. if i wanted an actual specific number then i know i'd call and get something engineered. but i'm not like everyone. what are the average electrical cost after one is built? could you contact previous clients and ask if they could share that with you? just an average amount per square foot, is fine.
Finally someone gave a base price! Hallelujah! Thank you so much for your video, it was simple into the point and gave me an idea of where to start. In comparison to a traditional home, would you be able to build a house this large out of traditional materials and still be at the same price?
Its common to need a "repeater." ($130 to $1500) This may be due to distance from cell towers when building a barndo miles from a city limits. www.verizon.com/solutions-and-services/accessories/register-signal-booster/
I question I have for you is. I'm a mechanic and want to have a 2 bay shop for side work and my own cars. I can buy land anywhere. What should I be looking for when I buy land to avoid conflicts with municipal rules?
I'm from the a different region of the U.S.A and I have been in the skilled trades for decades and I see the quality of structure work and the detail that can be achieved at the design level on the interior anything is possible what caught me was the efficiency of the seaming and sealing of the building which mean very little money is lost in consumer energy and in fact can increase savings over the years. So truly amazing and being in the steel building trades for a few its nice to see the adaption to the timbers be solved and looks incredible. As I am looking to address some building needs for myself in the future I think I will be in touch to learn more about the excellent building skills you are using to accomplish the perfect home to live and play out of as one person posted archery range and I thought that's what's been on my mind for a year now. Plus a place to store the cars and keep them close and safe. Stay blessed and keep building those American dreams.

These videos are well made and the bardominiums look incredible inside and out! Best wishes texas best!
Thank you and to you and yours as well! JH
After all this virus crap is out my family will be contacting you guys to build our dream home! Awesome video!
Great! Thanks looking forward to hearing from you. JH
I wish I'd known about builder grade garbage before I bought my home. I would've paid 200k extra, or whatever it cost, to have a real house that heats and cools efficiently and isn't going to constantly leak and fall apart in other ways.
I understand that feeling. Thank you for sharing! JH
I am from the North East, but still love to watch TBC Barndomaniums! Awesome video! Thank you Josh for sharing the information!
Subscribed. I wish you guys were in New England......wanted to do this for the last 4 months but can't find the right builder that has the portfolio to show they can actually build something like this. Thanks for the information. If you have someone in your network in the MA area.....heylp!!
That is important. You might have to divide up the work load but get a game plan and strategize how each contractor can contribute to your main goal.
@@TexasBestBarndominium Thank you for the advice and reply. Going through some of your previous uploads to better educate myself. I am leaning towards that GC myself and subcontract out to get the right finished project mindset. It all just feels so overwhelming haha
Thank you for sharing. I saw some of your projects on your website, they look great!
How does the metal roof stand up to hail storms? Here hail storms BATTER roofs which never fails after a serious hail storm here come the roofers to replace the tiles.
Does well. Much better than shingles.
Thank you!
This is my dream how I can’t wait to build in a couple years
Screw a McMansion I want this. Might have to move to Texas.
Come on!
Just remember why Texas is the way it is, electing the right representatives is a very serious matter.
You're not from California are you? LOL. Just kidding. Sort of.
@@mmabagain Don't judge all Californian's by the idiot blue-voters clogging our big cities. Quite a few of the rest of us are decent, red-voting conservatives.
@@MaxineAnne77 Very welcome here then. Come on down!
Great video! Could you do this again with updated pricing?
Wow this builder is beast, I will be reaching out when I’m ready to build.
Thank you Cameron! Give us a shout! JH
Great video. The houses you guys build look like the should last generations.
Thank you 🙏
With "best" in the name, "should last generations", and "somewhat of an upgrade" (mentioned multiple times), how long do you think would be the expected Warranty from this touted builder?
My math has you at 288,000 for a 2400 sq ft. area at 120.00 dollars a sq ft.
Wow! You do some amazing work guys. I really like what I see.
Thank you Max! Appreciate that! JH
Max Wilder thank you sir. Happy Easter to you guys as well. Pray that all hoes well in the upcoming weeks do you guys can return. God Bless JH
good presentation. Thought the slab was done funny I would do RibRaft kind of setup with piles for the portals?
How has the pricing changed in the past year, and does $40 per square foot estimate hold for shop areas which will actually be used as barns? Have you done wash pits before, or is that a task for someone else? If you can do it, how might it impact price?
How resistant is this versus wind ? Is it safer or less safe than a traditionally built home
Wow! I love this & I'm in Texas. 🙌🏾 I will keep your company in mind. Thanks for being transparent about base pricing.
Your welcome thank you.
I've been wanting to do something like this on some land I own in Oklahoma, I'm not quite ready to build yet but it does give me an idea what kind of budget I need for what I want.
Thank you JH
Very interesting and informative video. We are exploring many options to get out of Commiefornia. Thanks!
Super reasonable guidance (and pricing!), appreciated as always. These videos are fun to watch, but I definitely know who I'm going to if/when the time comes to get a barndo built.
Subscribed just based off the transparency. Much appreciated and hope to do business with you in the near future!
OMG I am in love with these barndominiums
Love these
They certainly are beautiful homes. Makes me wish I lived in Texas.
Do your prices include a septic field? Great building.
Thank you so much! I needed this. I’m in Michigan and I want one of these! We want one of these lol!
Not cheap but I like the attitude. Not junk and good quality construction will always be better than cheap and rubbish.
Thank you, JH
It seems the R panel exposed screw fasteners back out over time. Just expansion and contraction and the screws start to back out, and then develop a leak where the screw has withdrawn. Is there a method you have that prevents or mitigates that?
No. Haven’t experienced that. Also our wall system uses a different screw made for wood because we use the zip sheathing for a substrate.
Lots of people think the cost includes the property. It does not. Thanks for the video...👍😎😁👌✌
Correct
This is exactly my dream home in regards to materials and function. That costing budget makes it seem more realistic for me now.
Thank you. Great video, I have been curious on costs, and this helps as we are looking to build one in the future.
Great! JH
Loved the video. $110-120 sqft is pretty fair pricing for the nice upgrades you do!
What would be a rough estimate it was a 2 story structure? Say 2600sqft living upstairs and a 2600 shop on the lower level? I know you save on the foundation, but need more wall .
I assume the finished area would still be around 110-120/sqft but would the shop space drop?
Well with interstitial space between and the joist and subfloor system it still will be close to the same parameters on cost for living and shop area.
@@TexasBestBarndominium One thing I forgot to ask, I see you use 2x6 walls and foam insulation. How does that compare cost wise to ICF? I like the idea of ICF for storm protection.
We don’t have comparative prices with those products. Currently we haven’t had a client wish to use ICF.
Thanks for the great videos. I want to start a 30x80 in a couple weeks,
i like the ballpark figures. if i wanted an actual specific number then i know i'd call and get something engineered. but i'm not like everyone.
what are the average electrical cost after one is built? could you contact previous clients and ask if they could share that with you? just an average amount per square foot, is fine.
Thank you for the numbers and what's included/not included. The info is very helpful.
Chip and Johanna are wondering where is the shiplap and the pergola.
Dont forget the crown molding
Finally someone gave a base price! Hallelujah! Thank you so much for your video, it was simple into the point and gave me an idea of where to start. In comparison to a traditional home, would you be able to build a house this large out of traditional materials and still be at the same price?
Can you all build one with a walkout basement?
This guy looks like Bjorn Ironside's brother. Also, he seems like a straight forward dude. I appreciates that about him. Nice job, Mr. Viking.
what is cell reception and wifi like inside that shell and steel beams?
Its common to need a "repeater." ($130 to $1500) This may be due to distance from cell towers when building a barndo miles from a city limits.

I question I have for you is. I'm a mechanic and want to have a 2 bay shop for side work and my own cars. I can buy land anywhere. What should I be looking for when I buy land to avoid conflicts with municipal rules?
County land outside of the city. Or commercial zoned land but would be pricey.
When my AMC stocks 🚀🌝, I’m giving you a call. I want one of these.
JUST HODL
HODL
Das right!
Word. Same same. Stay holding
Holding for you 👍
So, do y’all build in nooooorthern norther Texas, also known as South Dakota, or not so much?
Excellent video. Thanks for taking the time, and sharing so much. Do yall build in the houston area? I'm in Montgomery county.
Great presentation, we will definitely consider you when we get started.
Thank you!
Thank you so much!! We are planning on building and a cost point to strive for is VERY helpful 💯👍
Your welcome
I’m your #1 fan! Great video!
Affordability with space and storage.
I live in Lithuania 🇱🇹- but am 🇺🇸.
I would like to do this out in the country - this psi suggestion is a 👍 tip!
