      Yes, very important, my husband and I were looking at a home. A very nice lady started talking to us over the fence. As we were chatting, her little dog came yapping out (like more dogs). As we drove away, my husband who does not care for dogs, said let's cross that house off our list, nice lady but her dog is to talkative.

    You forgot: #1 Check the plumbing carefully. Does red water come out when you turn the faucet on? Rust in the pipes. #2 Check to see if the bathroom fans are properly vented or even if they do have vents? #3 Check to ensure that the kitchen has the appropriate amount of cabinet space and counter tops for all your utensils, pots and pans, etc. #4 Check the foundation, inside and out, carefully for water marks and water damage #5 Check all the flooring carefully for bad tiles, rugs that need to be replaced. #6 Does the basement have a sump pump, a humidifier, a water heater that works? #7 Check the gutters carefully, that the downspouts empty on to the lawn and not into a sewer, that the home does have the proper number of gutters and downspouts, front and back. #8 Make sure the home is not next to an airport or railroad track or ugly factory. #9 Make sure that all the appliances in the kitchen work properly. #10 Make sure your inspector does a radon test to ensure that the home is not polluted with radon gas, which is cancer causing. #11 Make sure the home property is not infested with rats or chipmunks.

      Sold my parents 50 year old home a year ago. Significant corrosion in the copper water pipes. Only became aware of it while preparing it for sale. Got my plumber to cut out a few obvious areas ($3,000 worth of labour) but in fact ideally the house needed re plumbing. Buyers should as part of a building inspection look at all the copper pipes for signs of corrosion in the form of green stuff forming on the pipes. Can’t see pipes in the walls but at least look at what can be seen. If it’s visible under the house or in the roof then it will also be going on in the walls.

      Great advice and anyone should check these things. I'd add I always look under area rugs and furniture because they can hide things.
      Foundation damage is a no go for me as well as seeing a dehumidifier or sump pump in basement.
      The rest can be fixed and used to negotiate a lower price for the home. Cabinet space is a consideration but easy work around.
      I'd add that the signs of rodents usually means that there's been damage to wiring and insulation. That's a total gut job to fix.
      Great advice on Radon test as many don't think about anymore.

      My late husband and I were interested in a house until the radon test came in at an astronomical level and we found out the seller’s wife died of cancer. We didn’t buy the house.

      Check for lead service lines. Check the wiring, check the foundation for cracks. Check the concrete next to the house for proper sloping away from the house. Check for gas leaks at the gas station next door. How old is the roof?

    For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

      Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    Add one more item to your list: TALK TO THE NEIGHBORS! When we was considering a house to buy, it seemed like a real bargain. Something did not seem right so the realtor suggested that we talk to the neighbors. One elderly gentleman we encountered, upon asking about the house told us it was in a flood plain. It had a walkout basement and behind the property line was a spring which flooded some years ago after a torrential rain storm. No wonder the basement never got finished. Told my realtor and he got the FEMA report and sure enough it was in a flood plain. We walked away from a deal.

    If possible before buying, take your shoes and socks off and walk around the kitchen. If you feel warm spots in the tile/vinyl flooring, there is a leaking pipe in the foundation.

    If have a shorter list:
    1) Get building and pest inspection.
    2) Try to know neighbours and the neighbourhood.
    3) Google the house and neighbouhood for crime reports, flood etc. Check flood map and elevation/distance from creek or rivers.

    I thought it was crazy to spend $500+ on a whole house inspection. House looked good to me. A very good friend from high school (real estate guy) said spend it or you could really sorry. I took his advice. Wow! $40000+ just to fix the electrical and plumbing. Just to bring it up to code. Yikes! Dodged a bullet

    Every buyer needs to understand there are two types of Title Insurance. Lenders title insurance and Buyers Title Insurance. If a problem arises Lenders insurance pays off only the remaining balance owed on the mortgage, Owners Insurance repays the original purchase price. Buy a $300,000 home with $50,000 down and a $250,000 loan. Years later a problem arises, title insurance will pay off the balance of the loan and the buyer loses their $50,000 down payment and whatever principal has been paid on the loan. Owners insurance pays $300,000. You lose out on any increase in home value, but at least you get your original amount back.

    As a home inspector I hate seeing the light in the buyers eyes go out as I explain all the problems I find with these type of houses. The "good deals" always have a major fix needed that nobody want's to deal with. A good realtor will figure that out prior to hiring a home inspector to tell them the obvious.

      We have been in our home for five years but had we been able to focus on the neighborhood a little, we would not have bought here. We bought because it could withstand hurricane winds up to 175 mph and needing to be near our children.
      About 600 homes have been built here since we came. They were built with toothpicks (it looked like.)

    I found out about hospitals! I moved from Staten Island NYC to Eastern PA. A couple of the places I looked were really out in the woods. Like 45 minutes to the nearest hospital! I am 74 and have heart issues, so that was unacceptable. I am now renting a house in Honesdale PA, a very small town, but it has Wayne Memorial Hospital in the town. While moving, my smallest cat bit me on the knuckle of my left index finger. I was busy moving. I washed it. Dumped some alcohol on it and ignored it. A few days later my hand was swollen, hurting and looking bad. I ending up spending 5 days on IV antibiotics at Wayne Memorial Hospital. And another week at home recovering on oral antibiotics. I am so glad I picked a small town with a good hospital near by! (And yes, Wayne Memorial Hospital is a good hospital!)

    In France we have a mandatory real estate Diagnostic where everything is checked and notified : flood and risque zoning , presence of termites, mold , noise, presence of lead , asbestos , electric installation diagnostic, energy /insulation criteria . Also a urban planning certificate can be demanded by the buyer ( the notary will demand it in many cases) to verify that everything is ok with the house or if a future urban project is underway. Also if the buyer finds hidden problems , depending if the previous owner was knowing or not, 2-5 years after , a transaction can be nullified.
    I bought my house very cheap because of various problems and I had to sign an acceptance agreement.
    The law is very protective with the buyers.

    Great video, Jerry. You touched upon this, but I would say to all buyers: trust your instincts. Sellers who have something to hide will use diversions to deflect your attn. This applies to every product, not just houses. When I was married, my ex and I were buying a 2nd car. We found a Cadillac Eldorado (this was back in the early 90s), and the seller was so warm and jovial - invited us in to his home. We test drove car and after he surprisingly invited us in for a drink - we thought he was just the coolest dude. Anyway, fast forward a few weeks, and the engine seized 🤣 What a lemon and no wonder the seller was so charming. I learned a good lesson w that experience. Watch the behavior of sellers.

    I feel the same with expensive homes… my parents just purchased one for over $500,000 in a gated neighborhood. They went inside another home being built & someone’s loser kids had broken in & were smoking weed. They are lucky the home sale assistant didn’t call the cops. Neighbor problems
    My sister in law purchased $300k+ new build her foundation is sinking & windows sealant area has an opening.
    I grew up on the gulf coast plenty of homes on stilts, they did this because of hurricanes. We never had flooding for regular rains. You can verify if you’re on a floodplain.
    It’s the horrible builders & bad locations. No home will be 100% perfect. You will have some type of issues. Do your research always know what you are getting into❤

    When I was shopping for homes before I bought my house, I stumbled upon a cheap home. It turned out the owner lied about having a new roof installed on the home, the inspector said the roof was 15 years old after a close and thorough examination. On top of that, it had a history of flooding even though it wasn't in a flood zone. None of that was disclosed. I walked away.

    I live in Tampa. I went looking for another house way back in 1990 and it took me until 1999 until I could find the right house. I went out almost every weekend and every house I looked at had a major problem. So ,Jerry, you are sooooo right about being careful about this stuff. Now my house is mortgage free and they will have to carry me out of here on a gurney...dead!!!

    All good pointers. Whatever you do, have yourself a good real estate agent and an INSPECTION! Even if it's brand new or being built from the ground up. I had my new house inspected while it was being built before the drywalling was put up. My inspector gave a laundry list of things that were off. It helped him catch things. Win win situation.

      Yeah, these days you DEFINITELY want a home inspection if the place is new. And make sure they are looking at more than just the house. I knew one guy that had a house built and there were a few issues inside but the major problem was that they didn't properly do the driveway. Thankfully it was pretty obvious and discovered right away. The whole driveway btw had to be ripped up and replaced.
      Similarly, I knew another guy where they didn't do the landscaping in the back yard properly and it all stared to wash away. Not sure if an inspection would have normally found that though.

      In Las Vegas, the entire north side has problems with foundations cracking. It used to be a landfill, and the land was very cheap. Builders moved in and prepared the land to build, but they failed to pack the soil properly. As a result I saw peoples’ homes that had a crack from one end of the home to the other. In some cases, sunlight came through. Some were lucky and builders repaired the homes initially without much cost to the owners. A majority of others were left holding the bag. They had to choose between paying tens of thousands of dollars for the repair (if repair was even possible), or trying to sell a home that was actively sinking into the ground. I was disgusted to see how many communities they continued to build and sell, KNOWING that this problem with the land had never been rectified at large. Sadly, North Las Vegas is known for being home to many “minorities”, lower income families, etc. So, naturally, they figured nobody would be able to hold them accountable. Real estate is full of vultures, and they take advantage of folks and their desire to own their own piece of the “dream”. And if there is an HOA, you must sign their CCNR “acknowledging “ that you waive your right to take them to court for any reason. You are instead forced to enter into mediation, which usually results in zero resolution for the homeowner.
      For such a huge investment, it is worth it to do the research not just on a specific property, but the entire area. I would even say to look into the history of an area. There are places I would never feel safe…not because of crime or traffic, but because of the “culture” of certain areas that can be incipiently dangerous for marginalized people of certain races, religions, lifestyles, etc. Due diligence is the first line of defense against greedy bottom feeders that are home builders. 🧘🏾‍♀️💆🏾‍♀️💅🏾✊🏾

      @@101perspective Absolutely. I even researched for a long time the ground where my house would be built. And I avoided areas where houses (even new ones) had known foundation problems due to too much clay in the area. There was a community of new houses where the clay was so bad, some houses were being torn in half! And I'm talking about brand new homes. It's tiring to do all that research and ask questions all over the place to locals and professionals, and to drive around all over the city (San Antonio in 2012), to look at the crime map, drive at night through the area to make sure that's where you want to live. Plus researching the school district. We did all that! And we came out with the best decision for us due to all that ground work. It's worth it! Location location location is the keyword when buying real estate.

      @@joseCalderon1976 Yeah, every house I've bought took me 30 days of looking for the right one. And that is about all I did all day every day. Usually one day of me researching various houses online and driving around and the next day going out with the realtor to the 1 or 2 houses that made the cut. Rinse and repeat.
      Btw, another thing to look for is whether neighbors have a radon mitigation system... they are pretty obvious usually. If radon is a concern... personally I think the data on it isn't that convincing. I would be more concerned though if I was younger or planned to raise kids in the house.

      Also, find out if the seller already performed an inspection on their own. Even if you have your own inspector come in it will only count as informational, and the first inspection will be the legal one of record. This means if you find something that the first inspector didn't flag you cannot use it as a contingency to back out of an offer. States may vary on this but the state I live in operates this way.

    RE: termites. We learned the hard way. Termites live in hot arid climates as well as hot humid climates.
    Things to look for when looking for termite damage;
    1.Small holes in the sheet rock, especially the ceiling. Lookup. Look all around at the ceilings and the walls. Termites love to eat the paper backing on sheet rock, leaving the chalky part to crumble on its own due to lack of structure. This shows up in the ceiling particularly well due to gravity causes the chalky material to fall when the paper is gone.
    2. Termite tunnels -- look at all structures, including small outdoor structures like sheds, stand-alone garages, outbuildings. If you have termites in one structure, there will be termites in all of the structure if not now, eventually.
    3. Funny looking lumpy walls on the front side (or viewing side) of both sheet rock and paneled walls. When termites eat the back side of either sheet rock or wood paneling on a wall, they leave a funny lumpy appearance on the front of the surface. My parent's house had a very tall, 20' wall in a room with a cathedral ceiling. One day, while sitting at their house and looking at nothing and gazing towards the wall, I noticed an odd texture to the paneling on the wall. The room didn't have much exterior light but the little light coming in at that time of day highlighted the problem. Upon closer inspection, the entire 20' wall had been chewed on the back side. Paneling and sheet rock had to be replaced and whole house receive termite treatment.

    In Finland the seller has to state all the conditions of the house, do an inspection report before selling the house. If there are serious conditions related to the house, the buyer can cancel the deal. There are also conditions that the seller is responsible for 3 years after the sale.
    You can sell it without these conditions and warranties, but then you actually just sell the lot.
    I would suggest that the state would would improve the legislation regarding sales of real estate.

      In US, the seller must disclose info, as well. However, some dont. Many claim that they didnt know about the problems b4 selling. Also, buyers are encouraged to have a home inspection. I had one and pulled out when foundational issues were found.

    In Florida, the termite inspectors and home inspectors have zero liability for missing things. Mine termite inspector told me 1. No evidence of termites 2. No evidence of past termite infestation or treatment. Had all three. I now have 2 termite detection dogs.

    I found a decent home listed in the Sumter, SC area. It checked all the boxes. Except it was close to Shaw Air Force Base. I was thinking I could get used to the jet noises, but then I found out the neighborhood is having contaminated water issues due to years of firefighting foam seeping into the ground.

    My dad was a geologist, he taught me to always look at flood maps before buying too. One of our houses growing up in particular was high and dry from the floods in Houston while even our nextdoor neighbors property flooded a lot

    I was lucky. I was a first-time homebuyer, saved up enough for a DP after working 86-hr weeks at the factory. This house, one of several I looked at, was relatively cheap, and recently renovated, with a new roof as well. Minor foundation damage, but nothing damning, and work had already been done to mitigate it. Not a flood zone, no mold or radon. The sewer was shot, but the sellers paid for replacement as part of the agreement. They wanted 74K, I offered 70k. It was appraised at 64.5k, and that's what I paid. My house isn't perfect, but it's stable and comfy, especially for a 112 yo MI home. Considering my lack of experience, I did a damn fine job getting it.

      My advice for a house that old is to make sure the electric system is upgraded to a modern one. It may still have knob and tube wiring, which is a fire hazard and not really suited for 21st century power needs. Also if a fire does break out the insurance company may be able to weasel their way out of covering it if you have old wiring.

    Your advice is almost perfect. From my own experience though, I'd say that it's important to check out the people who will be your neighbors. It was only after we moved to our new house, that we found out that a child molester lived directly across the street from us, and right next door was a criminal who was in and out of jail almost his entire life, and another guy who was a raging alcoholic who peed in his jeans constantly and hung his jeans out to dry on a clothes line without washing them first. During the summers there were many times that our children couldn't play out in the yard- the smell was that bad. Unfortunately, when my husband and I were looking for a home to buy, the houses and yards in the vicinity all looked fine and dandy. If only we had done an inspection on the people we'd be living next to!

      😂 I’ve done background check on all the potential neighbors, turned out EACH had some criminal record. Even the sweet old lady across the street had a 100k fraud on her record 😂 I passed on several houses, I think I need to stop doing these checks because otherwise I’ll never buy!

Of all the options I’d be more than happy if the house neighbored with cemetery, church or something like that vs. neighbors.

      @@rainacherienne1010 I don't mind having neighbors at all now. I've lived in a bunch of states and never had a problem before. It was just bad luck when we bought the house. If we ever move again though, I would definitely check out who my neighbors would be. Just don't get an HOA home. Good luck!

    BTW: parents cottage in New Hampshirite was left unused for two years after my father’s death, during those two years mildew grew on walls and floors throughout, where ever pictures hung and furniture sat, It was a huge mess requiring a thorough renovation. Never mind what would have happened to the house if it were in Florida.

      There should be rules regarding house flippers for greed ! Homeless people should have the rights 1st rather than mr money man making investments. Someone like me has no chance! Every house I wanted since April, that im approved for, ends up pending, under contract or something else. I lost 3, I guess some people needs 2 or 3 houses and has the cash to offer seller more than what I qualify for! Bragging about their Lamborghini! Canada owns many homes in our country! Something needs too be done. This is causing homelessness w all these disasters ! Let the homeless elderly have 1st chance, not the guy who can come behind you and offer seller cash plus some!!! Help. This is killing me

    Always look at home on a weekend, lots of things happen on weekends that you don't see during the week. Personally id never by a homebuilt on a old landfill, sooner or later the foundation will settle and not evenly.

    Thank you for mentioning distance in the country. I was a Medicare Advantage insurance plan agent and I had licenses in 30 states.
    I cannot remember how many times that senior citizens moving to rural areas to afford living, but found it was expensive.
    They usually had few health insurance plans available and they were more expensive. There were also fewer doctors and almost no specialists.
    I never could get over how it seemed so unfair that seniors moved to "affordable" areas but then get gipped with more expensive health care.

    My house is situated on a county road. The house is inside city limits. The backyard is in the county.
    When I call to arrange for garbage pick up, the city says to call the county and the county says to call the city.
    The city police refuse to serve any of the houses on the South side of the road, saying that the county road is the dividing line and the houses on the South side are not within city limits.
    And when I tell them that the city limit line runs through my back yard and my house is inside city limits, they just argue with me. 🤷‍♂️

    Excellent video, and yeah, check out your neighbors! Also, if you hire a home inspector (good), make sure you understand the limits of their inspection. What problems can you still have that the inspector will probably not find. People frequently feel the inspector will find ANY problem when in fact, their scope is fairly limited. Don’t sign anything at closing you cannot accurately and fully explain to someone else.

      Yeah, you would think that there would be a simple checklist for people. Personally, when I bought my first home I went out and bought a book and read a few of the key chapters on what to look for, etc. They are obvious things but in the moment you don't always think to do it. Something as simple as driving around the block first to get a feel for the area can be HUGE in deciding if you even want to live in that area. I've gone to several homes that I didn't even bother to get out of the car to look at the place. Nice place maybe but the neighborhood sucked.

    For the amount of people suing each other into courts in the states, it's surprising to see that it's not happening with bad house deals where a buyer is left out of key details like mold in the structures.
    Here in Finland not too long ago it made big news when a cabin was sold in full price to a new owner and turned out to have a mold problem, in the end the seller had to pay back the entire deal sum and some more back to the buyer.

    We owned a house with an easement through the backyard because of an old sewer line. Nobody in the neighborhood could expand their home into the backyard when updating. All the houses were forced to remain as little ranch starter homes despite the big lot sizes.

    Good Video. I remember when I was looking for something I could afford on my low budget. I ran into a lot of fixer upppers that where well beyond what I could put into them. And if I thought I found a deal there was always a reason it was priced low. Creeks that flowed thru the basement, Railroad tracks 100 yards away. The smell of the area landfill a half mile away that when the wind blew towards it you just drove away! And list goes on and on. I had a relative who inspects homes see a half inch copper pipe below the gas furnace and we latter found the old oil tank in the backyard which delayed the sale 6 months untill we settle on an agreement. So read up on buying a home as much as you can before you get taken. Because one you sign that contratct you will very likely not be able to get out of it!

    These are great tips! I'd add, if the property has a well or septic, make sure those work, and if it has a well, check to see if there are any environmental issues nearby. Lots of people can't drink their own well water because of contamination. Another is to find out what local issues there are with building types. Something that might be a good design in Florida may be terrible in the southwest or northeast. Learn the local problems.

    That water-damage hidden by the seller issue is no joke. We had the house for 6 months before it started to show black mold. It took us a year and about 300k to fix it, including diagnostics, exploration, remediation, and rebuilding. It was awful.

    They tried to hide issues way back in 1960s. Like that one episode of Andy Griffin were they were going to buy the house down the street. Andy had a a crack in the kitchen ceiling and the dream house they were going to buy had a crack in the furnace and a flooding basement everytime it rained. My story has no point other than I'm bored and don't have anything better to do lol.

    the last picture you showed with the pond in the background with concrete walkway to your right SCReems WARNING!!!
    When it really rains, pours you could easily be knee deep in water!!!... I remember several pieces of land with a creek running through it that was so obviously a total marsh floodplain! One such level grazing land at least 100 acres with house barn and etc was only a few feet above a River going through it! Screems floodplain to me!

    (Mrs. Mark) When my husband and I bought our very first house in 1980, we noticed a small area of what looked like water damage on the ceiling in one of the main rooms. The sweet little elderly, widowed lady who was selling the house told us there had been a problem, but her late husband had fixed it. We believed her! The first time we had a strong rain, water started dripping from the dining room chandelier, so my husband went up to the attic and found the ceiling/roof leaking in five different places! Needless to say, we had to invest in a new roof. You would think we would have learned our lesson from that experience but, years later, we bought a house with all kinds of problems (which were not discovered until after we owned it) because I was so blinded by how "adorable" it was. After owning it only a short time, I didn't find it nearly as adorable as I had initially!

    This was a great video! I haven't looked, but you could do one on the pitfalls of buying a new home. For example in our older home, we had very strong trusses and the inspector for the new buyers said they don't make them that way anymore. Here in Florida new homes are so very expensive and not all that well built. I see a lot of development going on where sinkholes are prevalent, and also on flood plains. And another video would be one comparing buying a new home vs an older one. Thanks!

    I'm planning to move to myrtle beach and this has been so helpful. You have really helped me prepare for a few things. I would add to this list right of way rights. Knew someone getting property in the middle of nowhere and the other land owner would add gates legally they would always produce keys but man the headache of just trying to go down the driveway.

    These are some big items I will keep in mind for my next purchase! I got a great deal on my first house and avoided all of these (except the middle of nowhere, something I desire) however the former owner was a roadwork superintendent and as such did a lot of his own work...resulting in my 100% replacement of all electrical and plumbing, plus the fact that the well and septic were not permitted/registered! Good thing I paid land value only!

    If you are in a hoa or deed restricted community you need to know where to park. I’m a manager and so often people buy more vehicles than the deed or documents allow. Then they come to me asking what to do. You knew how many places to park there are when you buy it. It’s not going to change just for you.

      And AGAIN a really good reason to STAY OUT OF HOA'S!!! just a way for your neighbors to butt into your life, have a crazy hoa manager, fines, fees, can't do this can't do that must get approval of what color to.paint YOUR OWN DAMN HOUSE!
      Some people just can't live totally on their own, they still needs rules and someone to tell them how to live. Not for me.

      @@tzarinaruths.2610 Hey, the manager isn’t crazy, it’s the people. The manager works for the board and many board members are crazy. I say things like, we must govern with compassion. I say I’m there to make their lives and community better not to cause problems. Because sometimes board members get thirsty for even more power. Sometimes they have demanded I do things and I say no. For example one of my worst trouble maker president and his crony demanding that I send someone a letter fining them. I said no, that’s not legal, you do not have a fining committee. He said I don’t care send it anyway and you probably just learned that from your boss. Grr, no I have a license to do this, a lifetime of experience. So vendors I had working for them kept quitting because they were such jerks. So they went to another management company and the people there contacted me to show me a letter the new manager sent. It was to a former board member and then fined her for having a bad attitude. There’s so much drama in some of these places, I could never live in one.

    This is actually quite practical list to keep my eye on. I have had to deal with mold issues since I was a child and living with parents. Knowing these tricks may be vital to make sure there are no costly issues that could end up from my wallet instead of the previous owner, aside bad side effects that could affect the residents.

    I think realtors should be held accountable to do the research ona house and expose these things to people . Such as floodplanes, flooding issues , a highway to be built , etc.

      When we bought our house I naively thought that this was what realtors were for. Turns out they do little more than unlock doors, talk to other realtors because buyers aren't allowed to, and then get paid. Ours didn't even bother to show up for the closing.

      Realtors love the money but don’t wanna work for it. They can be corrupt to, like working with another realtor to get you to sell lower which benefits the other realtor and his clients.

I tell them up front I expect them to advocate for me. But even with that , it's a crap shoot what all can happen when purchasing a home.

    Lots of really great points.
    The mold - learnt hard way.
    Had inspector seeing property. Written report. Mold is very minor. Will be only few hundreds to repair...
    Ok.
    I paid. I paid 8000$ remediation... But the smell never vent away anyway...
    Second time I made experience, learnt that inspectors stamp of approval is as good as my dogs pawprint...

    Hi Jerry, you are so right about easements and property lines. So Jerry, if I may add to your list, stay away from property with electric lines running through the property. The utility company that put those lines in has an easement and they can come unto your property whenever they want. Folks, before you are buy, go do a search on the deed to see if there are any easements on the property, especially if a utility company has any easements.

      Utility companies or others having an easement on your property does not mean they own that piece of your property only that you must let then have access to that piece of your property and they must respect your property by restoring it to the original condition after digging. I have easements on my property and that is the way it is! Is that clear enough!

      Next thing, no one has dug on my land. I made the comment because in my situation, I have power lines that go through my land. In addition, I have a second easement that allows my neighbors to go through my land so they have access to the main road. You mentioned that the land must be restored. That only works up to a point.

    In California the realtor/seller must disclose if someone died in the house during the last three years. Natural death or murder or suicide.

    Along with the termite certification, you might want to get the septic certified if there is no sewer connection.

    This list you have is VERY VERY good no matter what type of home you are buying...big ticket or dirt cheap. THANKS! My tip-hire a general (they do the roof, HVAC, electrical, etc.) home inspection, a plumbing inspection, a termite inspection, and septic (if you have a septic system) inspection. If the general inspection turns up possible electrical issues, hire a licensed electrician to sort it out. Use people your friends recommend...not the real estate agent. You might have an agent more interested in the sale rather than your long term piece of mind. It's not expensive to do all this and worth every penny. Also check the Zillow history. Some agents have ways of manipulating the MLS that Zillow (on & off the market-asking price , rental history) will show. I've purchased 5 homes and never had any nasty surprises :-)

      Excellent point. Realtors getting chummy with inspectors - possibly bad . No realtor wants their sale torpedoed by too many problems. Find out what inspector the agent recommends, and get a different one.

    You cant plan for everything. I bought a home in a rural area and 2 blocks away they built an almond factory and the dust made me have terrible asthma. I was surrounded by empty fields but they decided to plant the fields and my house was crop dusted daily with insecticide so I moved.

    As long as the house’s foundation is strong otherwise I rather have a run down house cheap than being homeless leaving in the street also if there’s no law telling me I must have to fix everything in order to live in it

      Not true. A house can be declared "uninhabitable" by the municipality and you will have to vacate. The bar is pretty high though.

    I've seen kids jumping in one of those blow-up houses that sits in their backyard. It sits next to the neighbor's house going kachunk, kachunk, kachunk, with every jump the kid does. Then, the next kid goes, or several at a time, especially during celebrations of some sort. Kids have a lot of energy and the kachunking could go on for a very long time.
